We were on the top floor facing the reception area, the window didnt close properly and the was a constant loud noise (possibly something like an air conditioning unit). The curtains weren't fit for purpose as the walls sloped in. The shower wasn't very powerful. To me it felt like the reception area had been modernised but as soon as you walked through the door the accommodation that had been forgotten about, the lifts were tatty on missing buttons amd the rooms were poorly finished off.

No internet and the breakfast was horrendous. Staff knew how torun the coffee machine but were indifferent to client's request to make it work in a timely manner. Also, no internet!!!!

We had lovely big clean rooms with very comfy beds. No cleaning of the rooms/clean towels unless you stay more than 4 days. No food was served in the evening despite the website saying there was. A beautiful walk from outside the hotel along the waterway but the hotels outside seating areas were not very clean.

Location was convenient. No internet in room which is thoroughly unacceptable. Worse than a 3rd world country hotel. Washroom door lock broken. Water floor in washbasin and shower very very poor. Shower head broken, water leaking all the while. Was not in a position to use shower which is totally unacceptable for we had a 4 night stay. Receptionist at time of booking in was not courteous. Her customer service needs improvement. Hope improvements would be implemented so that the future customers would not encounter these inconveniences.

Good parking available for £7.50 for 24 hours, for Edinburgh I suppose is ok. Staff friendly. Three lifts to above ground levels. Room ok looked clean and tidy but there were various marked around the walls and skirtings, bath panel coming off and flooring in bathroom coming away from the walls. With this all said it was ok for a one night stay and yes I would stay again for a night if I needed to.

The place advertises an old façade and yet it's a cruddy new build. The rooms felt shabby and post Soviet. The shower was terrible. It's also not near a single thing. Even though the listing says it's downtown. Not a store, not a bar, not a restaurant, nothing. But the big piece is that they actually have no Wi-Fi in the rooms? I mean, it's 2024. Give me a break. The place was dismal and I'll never go there again and I'm angry that hotels.com lets things advertise the way they do.

We were told there was parking, not limited parking and it was £7.50 per day. The boiler was noisy effecting sleep. Room was cold, dovet wast the right size for the bed. Rooms were clean. At breakfast the trays wernt replenished enough, coffe machine was out of order..the hot water was cold. Staff seemed disinterested. We just expected more for the money we paid.

No housekeeping in the rooms . We stayed for two nights and had to ask for towels , toilet roll etc. Rooms in need of redecorating and bed was very uncomfortable. For the amount we paid we were expecting a lot better. Very poor on Britania Hotels.

Bedroom with no window we were told on arrival.On a boiling hot day !!!! Toilet seat hinges,filthy.Bathroom bin lid missing,bath panel filthy Black mould on bath tiles.Bathroom light switch nowhere near the bathroom,other side of the room !!! Lift walls,filthy Entrance to hotel totally neglected. Won't stay here,again. Do not recommend this place

Perhaps just unlucky with our room but, room was pretty small. Bedding was clean and fresh only one pillow each, which I hate. The skirtings were filthy, the bathroom was not good. Shower curtain which was too short, black mould on the grout. Had to fill the kettle with a cup as couldn't get into tiny sink. Boiled it and the water turned orange, so didn't get a hot drink. The laundry trolleys were outside hotel just beside our window and at 5.20 am on a Sunday morning we were woken up by them being collected. Was £226 for a night but no doubt more expensive because of concert. Location is great, the staff were lovely but our room fell below what we expected.

Hotel needs renovating. The lifts had broken buttons with tape. We stepped out onto the top floor to be met with an area of no carpet. Carpet runner still down around the edges. No sign warning or apologising for inconvenience. Bed hard and uncomfortable. Toilet was not cleaned after the last guest. We chose to not eat there, afraid of the cleanliness of the kitchen. We seriously considered moving for our 2nd night in the city. No room service. Only positive, the river walk beside the hotel was lovely.

Disgusting hotel. Service fine enough. Conditions are actually so horrendous it is insulting to any traveller. There are midges (biting insect for those who don’t know) INSIDE the building, swarming under the light in the hallway. But don’t worry … they are ALSO in your room. I slept over the sheets, my girlfriend slept under… both of us trying to avoid bugs if you know what I mean. Public hair in the bathtub. The bathroom smells of human feces (yes, it really does). I didn’t dare eat there. This place is nasty. No one should book it. The building is old and should be properly cared for and shown some respect. So should the guests. Just a complete joke- the value of this hotel is horrible. It is BY FAR the worst hotel I have stayed in in my life. Motel 6 in USA is actually finer in many ways. HAHA. my room was not cleaned. there was hair in the bathtub, pee on the bottom of the toilet, i found pills and empty zin packages under my bed, handprints on the wall, dirty shower curtain, etc. staff was nice but overall, i felt disgusted in my room. don’t stay here.

It’s a budget hotel. Beds are comfortable and room was clean. I slept well. Some wear and tear, but not shabby. Avoid basement rooms and ask for a room upstairs facing the river if you want quiet.

It's an older building, our room was next to supply room, so the stuff was walking, talking, moving things all the time, and we could hear every sound. Walking to the citi center, the Castle and the Royal Mile - at least 30 minutes, or even longer. (Definitely not 19 minutes, as they advertise) On a positive side - everyone we interacted with, was nice, friendly, and helpful. There is a path, just steps from the main entrance, on the other side of the parking lot, that leads to a nice little creek, and you can go for a lovely walk along the water, surrounded by greenery, away from the cars.

Room was a front of hotel, lot of continuous from ducting/equipment. Toilet seat broken, could be cleaner long hair on shower wall. Tired decoration. Expensive for what it is.

This is a basic hotel, clean and tidy. OK for a couple of nights. No food options other than breakfast which we didn't have so can't comment on that. The room was spacious and clean but no frills, ie no towel rails,toilet roll holder or wardrobe. Beds were very comfy however. This place is a bit out of the way but in a nice area about 15mins walk to the tram stop to get into the centre.

The room was spacious, bed way too firm for my liking. Bathroom was fine, flushing the toilet was a bit of a roulette. Didn't get be towels for the whole stay. Lights were very bright and uncomfortable to use for a prolonged time.

We walked to hotel from Waverley Rail station was 30 min walk. Get a taxi if got cases and bags. Lovely walk otherwise to Princes street. Can walk to town centre by side of river through Leith Gardens. Lovely walk. Hotel staff were quick to book us in. room was lovely, big, clean, tea coffee milk biscuits. Shower, hair and soap in bathroom. Shower curtain was spotlessly clean. Lovely big soft towels. We were overlooking the river which was nice. We had a very pretty lounge next to our room. Staff were very friendly and on hand for any questions or replenishment of room stuff. Didn’t have breakfast so cannot comment on that but smelt lovely when walking through main lobby. We were in town for a wedding which started at 13:30. I arrived at the hotel early roughly 12:30 to leave bags and potentially get an early check in as I had been advised to do by the hotel on the day before the event. The woman at the front desk informed us that they couldn't offer an early check in but she would leave a note at the front desk saying we would be back late. This either didnt happen or the message was lost because when we arrived back after the event had finished we were told that they had given our room away. This was around 02.00 on a bank holiday Sunday and we were told "I dont know what you want me to do" after standing about arguing with the front desk for about 10 minutes we were offered an out of service room that had no lights. Obviously we took it as it was either that or nothing but the situation itself was shocking to say the least. How can you pay money for something up front and then not be provided the thing you paid for. Pure greed on the part of the hotel. I felt sorry for the guy on the front desk who i genuinely believe hadn't been informed about us coming and he did give us a complimentary breakfast however I didnt feel like this was enough. I would recommend staying elsewhere.

I arrived at the hotel early roughly 12:30 to leave bags and potentially get an early check in as I had been advised to do by the hotel on the day before the event. The woman at the front desk informed us that they couldn't offer an early check in but she would leave a note at the front desk saying we would be back late. This either didnt happen or the message was lost because when we arrived back after the event had finished we were told that they had given our room away. This was around 02.00 on a bank holiday Sunday and we were told "I dont know what you want me to do" after standing about arguing with the front desk for about 10 minutes we were offered an out of service room that had no lights. Obviously we took it as it was either that or nothing but the situation itself was shocking to say the least. How can you pay money for something up front and then not be provided the thing you paid for. Pure greed on the part of the hotel. I felt sorry for the guy on the front desk who i genuinely believe hadn't been informed about us coming and he did give us a complimentary breakfast however I didnt feel like this was enough. I would recommend staying elsewhere.

The check in was terrible it took nearly three hours . The hotel is very over priced we paid £399 for a double room for one night .There was a kettle but it doesn’t fit under the tap to fill it . Not enough staff on the bar and it looks very run down outside. But the room was spotlessly clean. We cannot comment on food as we did not book breakfast but I assume it would be along wait as it didn’t look like they would cope with the amount of residents staying . The staff were very nice but need to check people in as they arrive rather than waiting until 3pm and then checking in all 170 rooms that is just impossible, there would be some rooms available as you cannot clean all the rooms at the same time. We won’t go there again but I will say it is in a perfect location for the stadium, a brisk walk along by the river and you miss all the crowds. It was worth the trouble to see ACDC and all their lovely fans.

Good enough hotel and short uber trip into the main centre but service was bad, when we walked in to check in no one was there, too busy chatting at the bar and no one to even say they would be with us in a minute etc. When someone finally came these other two people just completely jumped the queue after us waiting 10 mins as the front of house didn’t say “who’s next” etc when we got checked in service was friendly. Key card didn’t work on the first night so we were locked out and again a little but of a wait at the desk. On our last day we wanted to leave our luggage and the guy working wasn’t able to unlock the door for storage for about 10-15 mins and our uber drive off this meant we missed our guided tour as had to take the next uber, so very disappointed.

For me, it’s all about the staff. I thought all of the team were very polite and eager to please. The hotel was very clean and comfortable given what they had to work with which was also reflected in the price of the rooms. Great value for money. Overall, a positive experience. Although check in was slow and our room was not ready, we were accommodated nicely with a very quiet room, thank you to the man on reception who calmly sorted this. It was not nice or professional to hear him being told off for how he dealt with an issue with an other guest.

The staff on reception in the day from 9 were really great , the two young lads that we’re working on reception couldn’t be more helpful. It’s a nice hotel but definitely needs updating like some of the others have already been in the Britannia chain. I had breakfast on the first morning but was disappointed so did not on the second, the room was basic, comfortable but didn’t have a plug for the bath so had to use the soap and the room looked tired and in need of a paint job. The two reception staff saved this review really as they were lovely and friendly

We walked to hotel from Waverley Rail station was 30 min walk. Get a taxi if got cases and bags. Lovely walk otherwise to Princes street. Can walk to town centre by side of river through Leith Gardens. Lovely walk. Hotel staff were quick to book us in. room was lovely, big, clean, tea coffee milk biscuits. Shower, hair and soap in bathroom. Shower curtain was spotlessly clean. Lovely big soft towels. We were overlooking the river which was nice. We had a very pretty lounge next to our room. Staff were very friendly and on hand for any questions or replenishment of room stuff. Didn’t have breakfast so cannot comment on that but smelt lovely when walking through main lobby. Would recommend this hotel, if able to walk okay but if unsteady on feet you would need to get a taxi ( plenty about) as hotel is down a very steep curvy road from main road to hotel at side of river.

It's an older building, our room was next to supply room, so the stuff was walking, talking, moving things all the time, and we could hear every sound. Walking to the citi center, the Castle and the Royal Mile - at least 30 minutes, or even longer. (Definitely not 19 minutes, as they advertise) On a positive side - everyone we interacted with, was nice, friendly, and helpful. There is a path, just steps from the main entrance, on the other side of the parking lot, that leads to a nice little creek, and you can go for a lovely walk along the water, surrounded by greenery, away from the cars.

Service was not so good as we expect. Value for money doesn’t work at all. We were disappointed about cleaning service, they forgot to make the room. we came back to the room after 10pm and it was impossible to ask them to clean the room. The location is moderate, around 30 min to the city Center, however it is close to Dean village.

First room did not have double bed which we specified. No bother we were given a different room with double bed. Much better room with a nice view as well. Staff accommodating and friendly. Did not use WiFi or dining room as we wanted to look around Edinburgh in the two days we had. Great location and will be booking again when we get the chance. Loads to see!

The property was clean, but it needs a bit of an uplift: some doors won't close properly, etc. It was a good stay in general, but the bar was mostly empty with what looked like no barman at the bar. Coffee machines broken, was there for 6 days and not one repaired, juices were almost always empty. Found that when bus tour groups were in need to have more staff. Felt bad for the staff in the dining area as they really worked hard to keep up. Hotel a little off the main streets but got used to it pretty quick.

The double room was a good size but the beds definitely need the mattresses changed. Huge dip right down the middle. Staff was very nice but unless you buy the full breakfast couldn’t just get a cup of coffee in the morning.
