Nice place, large rooms, plenty of space. Large bathroom and shower. Fridge is a bonus. Close to Edinburgh city centre. Everywhere was walkable. Parking was close but the hotel discount was for only one 24hr period so if you are staying longer you will end up paying full price.

Very nice place, very friendly and professional staff. Overall was not overly impressed with the breakfast but the automatic pancake maker with maple syrup made up for it. The main reason i ding them is there was no parking available and that was the reason i even considered staying there was because we were driving a rental. So when they say limited onsite parking, VERY LIMITED. Otherwise, beautiful hotel and great location.

The hotel itself is located on a street where there is not much going on aside from part of a medical school (I think) but it is a short walk to get to a fairly main street with shops and restaurants on it. It was quiet and well maintained with a very friendly and accommodating staff...especially at the front desk. The room was comfortable. They should consider upgrading the "coolers" inside of the rooms to actual mini fridges so that folks can keep beverages and/or medications cold if necessary. I would have enjoyed a better appointed gym that wasn't freezing cold and tucked away in a dark corner in the lower level of the hotel. I was legitimately creeped out going down there and only used it once during my stay for that reason.

Our room was small but very clean, quiet, and comfortable. Nice bed and pillows. Climate control and lighting were very good. Breakfast in the on-site restaurant was excellent. Staff were very pleasant and helpful. Location was very convenient while being in a fairly quiet neighborhood. Parking was available another corner for an extra charge, but was reasonable and safe. Would definitely recommend this hotel.

Nicely situated to the main area, tucked away. Very clean, polite staff and very comfortable beds. Tea and coffee facilities, fridge and iron in the room. Breakfast, hot and cold, buffet style Im very fussy but would return Only complaint was the noisy air conditioning which is used to warm the room too Edinburgh is hilly and lots of steps if you have mobility problems and book restaurants ahead of travel

The hotel isn’t bad in and of itself, but for the price we paid, I was incredibly underwhelmed. I will start out by saying that the staff was excellent. We did have several issues, but they made sure to offer what they could to fix the situation. So that’s what kept it at a 3 star stay. To start we were assigned a handicap room that we did not request. When asked, the staff could only say that it was what was available (though we booked it over a year in advance.) They offered to move us to another room the next day, but we had already unpacked everything and didn’t want the hassle. One day our room was not cleaned well. The bedding (which was supposed have been changed) had stains on it and the bed was haphazardly made up. There was a big ball of hair left in the bathroom. Again, the staff was highly apologetic and the head of housekeeping came in to clean personally. They also compensated us with a free breakfast. (Though it was not noted and we had to explain during checkout why we shouldn’t have been charged for it.) Lastly, there was a planned outage so service could be done on the lighting system (or something.) This was known about in advance but no warning was given. So my mother, who stayed at the hotel while I went to a conference) was without lights for six hours. So while the hotel is fine and the staff are great, I expected a lot more for the price we paid for the room. It was not a luxury/boutique experience.

This hotel was amazing! Booked for a few days away with my boyfriend and wouldn’t change a thing. The staff were very friendly, rooms are very modern, spacious and clean. The location of the hotel is idea, 5 min walk to the royal mile with a lot of shops just around the corner.

I had a nicely decorated room but it was quite small (supposedly a twin room, there was no walking room on one side of bed). Given the focus on sustainability, the lack of local food options at breakfast was disappointing (especially given the cost). It is conventions for the main university buildings and a short walk to Waverley. There are two good vegan/vegetarian restaurants a few minutes walk away. Also, you can walk into the King’s Park in a few minutes too.

Overall nice hotel. Two negatives. One is the listing of the room having a king bed which is unusual to find in Europe so I upgraded to the Superior room for the bed. Apparently a European King is more like an American Queen. The room was lovely and fairly spacious except for the size of the bed. Also be aware that the hotel is in 2 old buildings that are adjacent and it was an unusually long walk from the front desk to our room - at the opposite end of the building - which was inconvenient for a person with mobility issues. Breakfast was good the first day but for a vegetarian there were very limited options on day 2 of our stay - out of all fresh fruit, yogurt, cheese and pastries. Waited 40 minutes for fresh porridge. And there is a good diner around the corner where I could have had a much better breakfast for £12. Also the maitre d’ was annoyed when we sat ourselves although there was no one there to seat us nor sign to wait to be seated. The front desk was understanding and removed the charges for our meals for the inconvenience.

Stayed here for 2 nights. Location of hotel in good location, close to all major attractions in Edinburgh, but still away from the main road which meant very quiet. Check in efficient. Lots of eco friendly touches which I appreciated. Breakfast buffet good, but service slow, asked for coffee twice on one morning and just left it because didn’t want to ask again. My main issue was the room in which I was allocated, at a cost of £300 per night (£600 in total). It was tiny. Thankfully just myself as there would be NO way two people could comfortably stay in that room as advertised. Advertised as king bed, it’s a queen bed at best, a king bed could NOT fit in that space. If cases left on floor, no room to walk around room. I could touch most walls and door comfortably from bed as so cramped. A very oddly placed chair and table at bottom of bed, when sitting on this knees were lodged against cabinet, beyond uncomfortable. Not sure where the other person is supposed to sit in this “double” room, perhaps in the bathroom? When I enquired, I was told that the correct room had been allocated. Feel completely cheated for such a costly stay. Whilst others seem to have had a much better experience from looking at the reviews.

Just home from a really lovely stay at the Ten Hill place hotel in Edinburgh. The hotel it's self is great, the rooms , the facilities and the location but the best thing about our stay at this hotel was the staff. They were professional, friendly, helpful, prompt but easy going and all round a good team. Thank you for a very special stay in Edinburgh.

Service at reception was poor, first girl head down oblivious to us waiting to check in. As soon as I also felt we got minimum service it was like sign this here is your key, and for the price of the room you would think shampoo etc would be in the room. Thought it looked so unprofessional offering at desk and they issue it to you. This hotel is catering for wealthy American tourists. I noticed a service level change when an American couple checked in behind us. Nice size of room and close to the theatre. Room was dusty, service was average, not somewhere I would go back to.

Second stay and just as good. Lovely room. Bit near the left so busy at times. Staff so helpful. Only downside was Bar staff. Service slow and not great so needs managing. Didn't have breakfast this time but had coffees and drinks. Shame no outside space for the warm weather but otherwise a great find!

A fabulous stay, mainly down to the staff. It's a lovely hotel, with good food and their own gin, but the staff are so friendly and welcoming that it sets this hotel apart from others. We had a slight noise issue, which was resolved immediately by the night time reception team. The bar team served us quickly, whether it was wine or cocktails and the dining staff couldnt do enough for us. Checking in and out was perfect - everything explained and treated as friends. Love this hotel and will stay again.

Robert at the Check in desk was phenomenal. It was the best check in experiance I've ever had in a hotel in over 40 years. Robert even printed out directions for me to ensure I made it ontime for my tour pf the Highlands.

Great location - within walking distance of everything I wanted to be close by. Property was clean - I appreciated the eco friendliness of it. Breakfast was so-so - not sure if it was worth the extra charge. Most staff was helpful except for the initial employee who checked me in. She seemed preoccupied and never acknowledged my gold member status. I had to inform her about it but she quickly said no upgrades and didn’t offer anything else.

The hotel was very clean, staff was friendly and professional. We saw staff continually cleaning common areas. The one negative was breakfast buffet. Skip it and spend your money in a local restaurant. Hotel should send the chef to eat buffet at 8am. I’d stay again.
