This hotel puts many others to shame. Excellent service in every aspect. The lovely receptionist upgraded my room close to their garden as my dog was staying with me - dog bed and bowl ready for us in the room. Perfect car parking - right in front of the hotel with a very polite and helpful doorman. I even misplaced one of my debit cards, I didn’t even realise I had lost it. I received a prompt phone call to say it had been found, and it was delivered to my room moments later. Bar staff very attentive and welcoming. I have just found my perfect London hotel, and me and my dog will be regulars now. Thank you

One of the nicer old hotels in the Paddington area, has been renovated nicely. Rather small room though (typical of these older hotels). Guest services were excellent. Air-conditioning and a lift, which most hotels in the area do not have. Would stay there again.

Very nice hotel and service. The lift door was jammed and did only open 50%. The room was very nice but very warm although I turned the heating to minimum.

Easy to find from Paddington Station. Has ac, which is a plus. Television did not work properly and the picture was too pixelated to be watchable. The lift is also being renovated so you have to use the stairs, but staff is happy to assist you with your bags.

Our suite was well appointed. The bed was so tall I nearly needed a step stool! The in house restaurant and bar are not to be missed. We had an exquisite dinner and drinks.

Fast check in with friendly staff. Upgraded to room with a balcony! Easy walk (4 minutes) to Paddington tube/train station - will be our base for all future London trips. Lovely bar and delicious breakfast.

I booked two rooms at this property based on the excellent reviews. Arrived around 9 PM. I had booked two King rooms. One of the rooms was a king room and the other room was two twin beds pushed together and what would be their twin room, which was in considerably worse shape. When I went down to the lobby to say I had booked a king room not two twin beds pushed together with a topper. The gentleman at the front desk told me that that’s just how rooms are in London however, my daughters who were in the other room had the king bed that we booked. I was exhausted from the flight and we were only there two nights so did not feel like arguing the point, especially since this is supposed to be a five star hotel. The room hadan extremely large stain on the window, shade and the curtain, and the gray carpet was stained with dirt.

Our stay was marred by several unacceptable issues. The presence of mold in the bathroom was deeply concerning, and the subpar breakfast, notably the undercooked eggs, fell short of expectations. Additionally, the refusal to reimburse for an unsatisfactory breakfast service was disappointing, especially for a hotel purporting to be of four-star caliber, a rating that, in our experience, seems overstated. While the staff and the location were excellent, the hotel is tired. The carpeting looked worn and dirty, both in the hallways as well as in the rooms. The hair dryer could not be plugged in the bathroom and an outlet by the bed had to be used. Generally speaking, the hotel needs a refresh.

It's a beautiful property in a great location. But disappointingly, the internet did not work my second day there and that made it very difficult to do what I needed to do. The mattress kind of had an indentation in the middle but it was clean and nice and the coffee machine made good coffee, the shower was good. Overall a very good stay but no internet was a big disappointment.

Convenient location very close to Paddington station, which is great if you're coming from Heathrow. The staff are friendly and efficient but ultimately couldn't help with the fridge in our room. It was either broken or barely working, and all the staff said that's just how it is, the fridges don't get very cold. It seemed like they got this question / complaint a lot. Maybe that's a sign the hotel should buy fridges that work better. We were hoping to use the fridge for milk and formula for our young son but it's unsuitable for that. There was also a Chromecast in the room but it didn't work, it needed to be registered or set up or something. Which is too bad because it's always nice to be able to stream whatever you want instead of whatever happens to be on local TV.

Pros - wonderful Russian- and Polish-speaking staff. For example, when I complained about the noise coming from the room above, I was upgraded to a much bigger room. Cons - barely warm water on Friday night and spotty WiFi.

This property, close to Paddington Station, advertises “sound proof” rooms. They are not. And that is why I am leaving a review, because we relied on that in choosing this hotel. We had trouble sleeping because we could hear the guy next door speaking - he was not shouting but just a normal voice - we clearly heard him sneezing as well. When the person in the room above us walked, we heard every step and an occasional boom that sounded like he was dropping a bowling ball. (My wife theorized he was just dropping the toilet seat lid.) The plumbing system is medieval - turning on the cold water tap created an incredible screeching sound, comparable only to the screech heard when turning it off. The staff was quite pleasant, but that didn’t make up for the false advertising.

They gave us the Garden view room, it was at the basement the worst room without view I don’t understand why they name the room the Garden view. A lot of noise. You can hear all the noise. First day we woke up at 6am with the noise of the mowing machine and the noise of the steps. I will not recommend it.

Excellent location. Close enough to Paddington to be convenient; distant enough to be a quiet area. Beautiful older building that’s been modernized. Very clean. The included breakfast offerings were varied and generally well prepared. Must reserve a table though as the dining area has just 10 tables. Very tiny sleeping room; limited space for luggage. A tight squeeze for 2 adults. Bathroom was more spacious. Friendly and helpful staff.

This was the second time we stayed here in the last 2 weeks. The room we have is ok but not large. (Not on the same par as the last stay) It had a window that is small so it feels claustrophobic. It’s an executive king room. There is no lift to the floor so we had to carry our luggage up a flight of stairs.

Walls are thin, had a group of loud people in the room next me making it difficult to sleep. At night I kept hearing a loud click click noise that sounds like plates in a restaurant, this went on into the early hours . The following day I had 9 hours in planes and airports and needed a decent night's sleep but only slept maybe 4 interrupted hours. The next morning I went to the lobby and asked about the click click noise they looked at me as if they knew nothing about it It may have been the elevator.

The staff at Roseate House were all very friendly and did everything they could to make our stay enjoyable and stress free. The whole ambience was far from that of a large corporate and impersonal hotel. Can’t wait to return!

I stay in Paddington when I come to London because it is convenient for the Heathrow Express. This was my first stay at Roseate House and it will be the only place I stay in the future. The hotel itself is lovely. Great sitting area and bar - comfortable with quiet elegance. Wine menu is excellent. Food menu and food itself also excellent. The room was great. Has everything you need, exceptionally clean, very comfortable bed. But what makes this hotel is its staff - the reception, management, doorman, restaurant and bar service - each and every person made this home for me. I stayed 19-21 December 2024 and the owners should know how fortunate they are to have collected such an incredible group of individuals to represent them. I thank them the most for my stay and look forward to hopefully seeing them again soon upon my return. I highly recommend this hotel.

Wonderful front desk staff. I also loved the classical music that is heard in the lobby and the fact that the Roseate House is so convenient to Paddington Station and a multitude of restaurants and cafes. But the staff went out of their way to make sure we were comfortable and happy with our stay. Excellent!

The staff was over the top excellent, they couldn’t do enough to help me out, from downloading an app for me, and helping with public transport, to letting me change in a room because I was early and my room was not ready yet. They couldn’t do enough to make you feel welcome. And the goodbye chocolates were the best!
The staff was over the top excellent, they couldn’t do enough to help me out, from downloading an app for me, and helping with public transport, to letting me change in a room because I was early and my room was not ready yet. They couldn’t do enough to make you feel welcome. And the goodbye chocolates were the best!

my wife and I stayed for 2 nights recently and expected this hotel to be of good quality and value. Unfortunately we experienced no hot water in our room (reported as a faulty heater). Whewn I enquired of the Manager as to status after we returned to our room in the evening he refused to discuss the matter and rudely went through and shut his office door. For what we paid for our stay was not good value and poor management. They made no effort to offer a reimbursment of our price already paid and have not heard from them since we returned home. I would never recommend this hotel to anyone. We chose it for its location which was good for what we wanted to do but their attitude spoilt our stay. Not good enough.

Great location, clean and comfortable. The staff are outstanding. One gentleman working the night shift at reception (unfortunately forgot his name) helped with our luggage to Paddington, about 2 blocks away. And then refused to accept any tip money. Truly over the top customer service. We will be back!

No hot water for a shower first morning of our stay. We were planning to leave around 8:30 but there was no hot water for a shower. I was told they would send someone to the room. No one came. Then after some time I went to reception and after some probing questions to the manager I was told the boiler had to heat up again. We were 1.5 hours late getting out and that impacted our plans for the day! Upon check out I was asked if I wanted to give two gratuities and I declined as I was unhappy about the service and lying about the hot water situation.

Excellent boutique hotel five minutes walk from both Paddington and Lancaster Gate stations, so really convenient to Heathrow and anywhere in London, by tube. Also Hyde Park is across the road from Lancaster Gate.

This hotel is a fabulous little gem just 5-minute’s walk from both Paddington Station and beautiful Hyde Park. Excellent location. The rooms are elegant and charming. Staff is super friendly and personally attentive to our every need. We LOVED this hotel and will most certainly go back the next time we’re in London.

This is a wonderful hotel not too far from Paddington Station but, not in the thick of the commercial commotion. It is on a quiet street, treed and just nice. The staff here are wonderful, very eager to ensure you are happy with your stay. I would suggest that guests aim for the Junior Suites as ooposed to Executive King, or stay on floors 1, 2, or 3, The 5 th floor floors are very squeeky and if you stay on the 4th floor, you will hear them. We stayed at this hotel off and on over the course of two weeks. We would stay again on future visits to London.

Our stay was marred by several unacceptable issues. The presence of mold in the bathroom was deeply concerning, and the subpar breakfast, notably the undercooked eggs, fell short of expectations. Excellent location. Close enough to Paddington to be convenient; distant enough to be a quiet area. Beautiful older building that’s been modernized. Very clean. The included breakfast offerings were varied and generally well prepared. Must reserve a table though as the dining area has just 10 tables. Very tiny sleeping room; limited space for luggage. We were looking for a hotel convenient to Paddington station for ease of transfers. We weren't sure what to expect with the Roseate Hotel, but we didn't expect it to be as lovely as it was. The room was large, clean, and comfortable. The breakfast was fantastic, the service efficient, and the breakfast room itself was charming!

Fast check in with friendly staff. Upgraded to room with a balcony! Easy walk (4 minutes) to Paddington tube/train station - will be our base for all future London trips. Lovely bar and delicious breakfast.

The old world charm is lost in a dark room and (with a barely functioning AC during a heatwave) feels downright disappointing. The property also lacks basic exercise facilities which could have been overlooked had the rooms been brighter and nicer. The staff were lovely, but unfortunately couldn't make up for the most important thing - the room.
