11 Stafford Street Town house was all it promised to be. A boutique hotel very close to the centre. Everything you could need for a weekend break. Easy access to building and to room. You can leave your cases in a nearby shop so you are able to walk around the city before check in and again on day of check out. I would definitely 100% recommend this hotel/room to all looking to stay in Edinburgh.

This is my review for staying in the room, CLARENDON. I booked the hotel specifically to stay in this room. It looks just like the photos. It's got a grand feel, spacious, light filled, good size bathroom, and has their signature cozy robes. The two disappointments were: - large stains on the carpet - not much hanging space (there's a few hangers and hooks on wall, no closet) The bed was very comfortable. Good water pressure in shower too. The location is great. There's a terrific clothing shop across the street and a lovely wine/liquor store on the little cross street as well with some simple snacks. The walkability from the hotel is easy and lots of public transport within a block or two away. Note: there's no one on site as they state in the description, which means there's no help with carrying luggage when you arrive or depart. The stairs are steep and if you're on the top floor, be fairly warned.

Great location, comfortable bed. Very small bathroom, no elevator, top floor. Cute room, but unable to open the window very far, which made the room very stuffy. This would not be a good place in the middle of a hot summer day. The rest of the year I’m sure it’s fine.

We stayed in the Palmerston room, it was lovely and a very good size but it is up two fairly steep flights of stairs. Found it good that we could replenish coffee pods etc ourselves and you could get ice and an ice bucket. Close to the west end tram stop so very good when getting out and about.

Perfect location for 2 day visit to Edinburgh. Literally 2 min walk from West End Tram stop to hotel. Off site Luggage storage not any further away if arriving early, complementary. 10 min walk to Old town, 5-8 min to lots of great restaurants in New Town. Don’t miss Water of Leith 30 min walk to Botanical Gardens. No front desk attendant but off site staff response was excellent.

Great location, convenient for getting around to the highlights of Edinburgh and shopping on Princess Street. The only downfall is lack of parking close to the hotel. It can be costly in the parking. We would stay there again, only if we didn't have a car!

Our room was beautiful, though very small. Excelling bath amenities. Our room was on the lower level, and, with no lift we had to carry our luggage up and down a very tight staircase. Great location...close to the airport tram.

The hotel is in a great location, but we were overall unimpressed and would not recommend it. We were in the Regent room which is below ground and has a window to the street. Because there were no privacy sheers or frosting on the glass, we needed to keep the blackout shade and curtains shut to prevent passersby from seeing into the room. This made the room stuffy as there was no air movement (they did provide a floor fan which we used). The room is carpeted and, despite our efforts to remove our shoes on entry, dirt and mud from the wet streets were tracked in the room which was not vacuumed during our stay.

This is a review for the room REGENT. I only booked this room because the other room I wanted wasn't available for the first night of my trip. As described, this room IS on the lower level of the townhouse. It's darker, bathroom on the smaller side, and has a city wastebin right outside the window, which made for an unpleasant view. There's no privacy when the curtains are open if that's important to you, even with the sheers drawn closed. It has a bit of being in a fishbowl feel. That said, the street is not a busy one, though there is regular foot traffic. The decor of the room and the little details are lovely, like the robes and tea set. But, with premium prices, I was surprised to see a sizable stain on the bed coverlet. It's a charming, homey feeling place. Great location. DO note, as they state, there is no staff on site. That was tough carrying bags up and down the steep staircases. Giving a gold star for the manager, who arranged to have the cleaning staff move my luggage to the next room I booked while I was out sight-seeing.

Me and my mum stayed on the ground floor in the room Grosvenor and Belford, the rooms are immaculate and spotless. There is no reception, but we didn’t find this an issue as there is plenty of information about check in and I managed to leave my bag with a local company free of charge. There was a issue overnight with our heating but this was quickly resolved and compensated. Fantastic hotel, would return! Love the choccies and tote bag!

The property itself is nice and tastefully decorated. Stayed in the Belford room, and it was nicely presented but SMALL. There was nowhere to put luggage, no storage, and only 4 hangers. I was travelling from Canada so had a large suitcase that I had to leave on the floor and live out of. I shared the room with my sister and we were constantly falling over each other. The bathroom was tiny and I have no idea how a larger built person would even fit in there. The room was also very noisy. Every time someone flushed the toilet in the room above, it was so loud that it made me jump (and woke me up with a start in the middle of the night). Also…seagulls (which the property has no control over) were extremely noisy outside. The windows are single pane glass. I had two pretty sleepless nights. We had a stunning view of dumpsters lol. On a positive note, the property is in a good location and easy to get to. It might be nicer to stay in one of the larger rooms, but I would only recommend the small room if you are travelling solo with no luggage!

Room was not cleaned during our stay although it was mentioned it will be at 11am daily. We came home at 3:30pm and nothing was done. Also the Wifi did not work Friday afternoon for several hours. Location is great but overall to me an overrated and overpriced accommodation.

this place was very charming! the only issue we had was how hot the room was… there’s no HVAC unit for the rooms so it got pretty toasty. also, be careful booking this one through expedia- you’re supposed to receive your 4-digit code before your stay to get access to the hotel but we never got ours. we called and the staff said they’ve had issues when booked through expedia

Absolutely stunning property. Much better experience than staying at a traditional hotel. The room was beautifully appointed and freely cozy. We did stay during an unusually warm April. But they had a fan in the room and it did the trick to keep the room comfortable. However, if going on a hot time of year, I would certainly miss an AC. That is the only reason I would reconsider. Otherwise, it was a fantastic stay.

Room was clean but very small. Location was good. Was booked for 3 nights, but after the first night had to book another hotel due to the noise within the building from other guests. The walls are very thin, I could hear everything from the room above us (when they walked, talked, sneezed and coughed) this caused a severe lack of sleep, when they used the toilet and shower it sounded like the water was running down into our room. The corridor was very noisy. We stayed in the Belford room which is on the ground floor. If you are staying on the top floor or are a heavy sleeper you may not have the issues we had.

What a fantastic stay. We had the most thoughtful and attentive customer service (thank you, Amanda!), the housekeeping staff were great and our room was stunning with both beautiful furniture and top notch bedding. There is an arrangement with a nearby tech shop so luggage can be stored securely pre and post check in / out. I cannot recommend No 11 highly enough. Our stay was perfect. Thank you.

Loved our weekend stay at Eleven Stafford! The location was amazing and in close walking distance to everything in the city. There’s a bus stop right by the townhouse making it easy to get around and back to the airport. The rooms are beautifully decorated, and we loved the tea station. Will definitely return for another stay in Edi!

This townhouse is perfectly situated at the West End of Edinburgh! It's near a lot of public transportation, which is also easily accessible (ie trams, shuttles, buses, etc.). Super clean and in a cute part of town as well. This might have just been the cutest hotel room that I've ever stayed in. I felt super safe as a solo traveler staying here.

This is an excellent little hotel right in the middle of where we wanted to be, close to everything. Whatever you do, do not bring a car into Edinburgh. It is a nightmare to find parks and very expensive. Public transport is excellent.

We loved staying at Eleven Stafford in the West End. Taking the tram from EDI was easy (even with many bags) and we found the location to be perfect for walking anywhere in Edinburgh. We had heavy bags because our daughter is moving here from the US and it was quite an exercise getting them up to the top floor so would probably request a lower level room next time. All in all, this was a perfect perch to explore Edinburgh!
