Automated check in and lovely facility. Little bit older but very comfortable. Nice shared space with a fridge and microwave available. Super close to the bus stops. Highly recommended!

Parking was not on-site had to walk 1/2 mile once a free street parking spot was found. The free breakfast might be free but wasn't there, when a staff member came out of his hiding place he said there was no staff and it was free, but nothing was there. Breakfast available from 8am to 10am We left at 9:40 without breakfast.

No one there to check us in. We didn’t know there was no elevator and we were on the 3rd floor

Rooms were great. Other rooms had issues with theft while there but I had no security problems. Great checkin process. Very limited parking in the area(due to construction) but great transit and walking distance to the Murray Field rugby stadium.

The front door locking system, was a nightmare to use, took us 20 minutes to get in, the key collection pods are good. A grand house..not a hotel. No staff around, no on site parking even though it was advertised as having it. The video that you watch is out of date..there is now a cycle lane outside the property, so you cant park there. You have to pay for parking if your there during the week. Or free parking is about 300 meters away behind the houses opposite. No good for disabled people. If it had been advertised correctly..i would never have booked it. As I'm disabled and needed on site parking.

Okay so my experience with this hotel was not particularly wonderful. The property is run down. The room was bare bones, basic furniture. The water situation was a nightmare: two out of our four nights we didn’t have hot water in the morning. The first time we were told to leave the water running and… 45 minutes and my husband going to find someone who worked there… again.. they sent two guys to our room who said it was a timer issue. On morning #1, my husband went to the laundromat for a load of laundry while I was in the bathtub. A staff member not only came into the room while the water was running, and while my phone had audio playing, but he barged into the bathroom where I was completely naked. Last but not least, this listing came up in the Free Parking search category in Expedia.. that’s not true. There is Zero parking near the building, they refer you to adjacent apartment complexes with tenant parking or nearby hotels. We had to pay 55 pounds to park in a nearby hotel lot. There is absolutely no way they didn’t realize I was in there. Will never stay at this property again. Contacted Expedia for a complaint.

Nice place and close to the city center. It says free street parking but not very feasible and difficult to navigate. We parked at a car park and Uber to the hotel.

This clean and roomy accomodation is about a 20-minute walk from the heart of Edinburgh, even faster by bus, tram or train, all of which you can catch nearby. It's even closer to Murrayfield Stadium. There is some on-street parking nearby with numerous restaurant options in walking distance. It was a great choice for a few days in town.

Unfortunately we did not have any hot water in our bathroom and although management initially responded to our inquiry and attempted to fix the problem we continued to have problems, i.e. no hot water.

It was really simple to find the car park space, and get into the hotel and ger the key! The hotel was spotless, clean towels, hot water, clean bedding and floor! Made it very cosy!!

I liked that the area is quiet, however the cleanliness needs improvement in bathrooms and underbeds, also cobwebs on lights and dusty cupboards.

The check in has been tedious. It was remote, we had to fill out a form which would have given us access to the property and our room. The form was blank, we had to call and eventually we could get in. The bathroom cleanliness condition was deplorable. The WC had blood and feces stains. We actually have to clean it ourselves. Hair were found in the sink and bathtub. Some on our pillows. Morale: we were there, the room was not fit for renting, and nobody was there.

There were food crumbs everywhere and the table was wiped down, but not clean. Whatever needed to be cleaned off was just smeared across. The hallway smelled of old cigarette smoke. The pillows were super flat.

Had a great stay here. Spotless clean soacious would book here again

Shower didn’t work, pillows stank of sweat, dirty towels left from previous lodgers. We left the property a day early and found accommodation elsewhere it was that poor. Avoid at all costs.

Price is only for location, room was small and of poor quality. Bathroom door was broken and had to be slammed to shut. Toilet flush was very poor, took several attempts to flush just a tissue. Not all is bad, easy and convenient check in and out. Great location, local to the city centre with bus route right outside the door. Best thing about this room was the shower, powerful and good temperature. Bedding and towels were clean and comfortable. Beds were comfortable. I would recommend fans in the rooms, it go warm but luckily not unbearable. For the price I was expecting better.

This was overall a great place to stay, if needing a little TLC. The beds were comfy and there was ample room to unpack your luggage. We had the suite with a lovely mountain view. The only odd thing was the room with windows facting the mountain had the smaller bed, while the back room (with no windows/views) had the larger bed. The glass panel in the shower was missing a bottom gasket so it was impossible to shower without a large amount of water leaking onto the floor. We appreciated the in-room espresso and water bottles. We did not partake in breakfast, which was very grab-and-go with plastic-wrapped pastries. Staff was not seen at all, but must have been on site somewhere; this wasn't an issue for us, but some might want to know before staying here. Overall, a nice stay and great location, somewhat away from all the downtown hubbub.

No 6 West Coates is not really what i would consider a hotel, it's more like an airbnb. We recived our room key via emailed instructions, and we never saw any staff the entire time we were there. This hotel was was bearable for the two nights we spent there, but if we had been staying in Edinburgh longer, I would have found other accommodations. The building is old and in need of renovations for the prices they charge. The room was ok, but not the cleanest. The bed was also not comfortable. I like a firm mattress, but even I found it too hard. There's no air con, which we expected, but the windows only opened about six inches and we had to find something to put in them to keep them propped up so air could get in. There was no fan in the room, so I wouldn't recommend staying here in warm weather. The bathroom was fine, but again, had to prop open the window to let steam out. The room did not have any lamps or fixtures with USB ports, so make sure you have a plug adapter if you're traveling from outside the UK. We had to go to the Tesco Express down the street, and luckily they had one. No mini-fridge in the room, but there was a refrigerator in the common room on the ground floor. The location is pretty good. The tram and train station is about a 10 minute walk, and the main part of town is about 20 minutes. Might not be convenient for someone with mobility issues. Overall, for 300£ for 2 nights, I would not stay here again. There are nicer options for the price.

Great we went to watch a concert at murrayfield, the location was spot on, no hassle. The room was spacious and comfortable.

The staff were friendly, and there were nice touches, like the complementary refreshments. The room was too hot, though, and there was nothing we could do about it.

Room was nice and spacious and presented good value for money, given how close to the city centre it was.

We appreciated the hotel's location, just 30 minutes from the airport with a bus stop right outside and the greenbelt nearby. The kitchen facilities were a pleasant surprise. The staff were friendly and attentive to our requests. We experienced a few issues in the bathroom, but these were promptly resolved after we contacted the hotel. Overall, it was a very enjoyable stay.

When we arrived we had not recieved the door key or room key codes. It took us almost an hour to get ahold of someone through a google chat to retrieve these. There was only breakfast served one of our three mornings from what we could see although it was listed to be served between 8-10. The bed was comfortable with clean sheet although the rest of the room felt rundown and worn. Chipping paint in the bathroom for example. The breakfast that was served was prepackaged baked goods(strawberry croissant and so on) and some cereals. It was fairly close to city center. All in all not terrible but not worth the price either. We payed 7600sek for 3 nights for two people.

Apart from the initial hiccup on arrival, the visit was one of the best I have spent in Edinburgh, I do visit the town regularly & I will indeed be spending time there again. The friendliness of the staff, attention to detail, the neatness & most of all the closeness to the town centre a definite plus. THANK YOU!

No check in desk or personnel on the property. No answer when you press the smart doorbell. Service phone to call to speak to someone doesn’t work. After calling the hotel phone number had to go through the hoops to get my key from an automated machine. Turns out they didn’t send me an email that was supposed to give me these details. For the amount you have to pay in Edinburgh for hotels this one takes the cake for being way too overpriced for what it is.

One member of staff was specifically very rude and unprofessional. While breakfast is stated to be served 8-10AM, he removed all breakfast items from the table as soon as we arrived in the dining lounge at 9:45 and when we mentioned the time is still not 10, he rudely replied it is free anyway and we are doing you a favour, as if we are staying there for free!! The room service ONLY includes change of towels! No new bedsheet, water bottles, etc. The water takes randomly 5-10 minutes to get warm! The property is located in a nice neighbourhood with good public transport access (mainly buses).

Avoid this place at all costs! My stay here was a complete nightmare. There was no hot water, the air conditioning didn’t work, and the entire place had a disgusting musty smell. There’s no front desk or staff, just a mailbox where you pick up the key — super sketchy. When I tried to get help or fix the situation, there was zero communication. No one answered. I honestly feel like I was scammed — you pay for a “hotel” but what you get is unlivable. They basically stole my money. Do yourself a favor and stay somewhere else. This place doesn’t even deserve one star.

There is no front staff service. You receive an email with a code for the front door (that you will always use every time you need to enter) and a code to receive your key. This wasn't inconvenient, just something people tended to not notice when trying to enter the building. They do not come in to clean the rooms or change the sheets. They only come into the room to take trash and to replenish towels if needed. If you're staying for a long period of time, make sure to find a laundromat--we washed our clothes in the tub. We also became incredibly I'll and had to sleep in the same sheets consistently. So be aware of that as well. The staff were nice and there is a kitchen area where they serve coffee and a small assortment of packaged breakfast foods for a few hours in the morning.

Simply the worst hotel experience we’ve had in years. There’s no staff, therefore no service. It’s at best a self service hostel, which is fine if that’s what you want, but not if you’re paying hotel prices for hostel service. We didn’t get sent any information on how to access the hotel so we had to wait for another guest to open the door and then we managed to speak to someone on the unmanned reception phone who eventually gave us the code to access our room key. We couldn’t work out how to use the digital lock on the front door of the hotel so I had to climb through an open window twice to get in and open the door from the inside. We spoke to two other guests and they had exactly the same experience as us and also had to climb through the window. The housekeeping is ridiculous as our beds weren’t made and towels weren’t changed despite our bin being emptied, so someone had been. It was really hot as well and there was no fan and obviously no one to ask if we could borrow one. If you stay here and have a poor experience….don’t say you haven’t been warned!!!

Great location for going into Edinburgh city. Lots of nice local restaurants. Walk away from trams. If you are a rugby fan great location for Murrayfield games too. Basic room but great for the price so no complaints. Thanks 🙏

If you are on a budget, than this is a perfectly reasonable place to stay. 10-15 minutes walk to Haymarket Station, on a good bus route. The breakfasts offered are free and adequate. Cereal, coffee, pastries etc. Located close to Murrayfield, and the Water O Leith Walkway. There is no front of house staff, so I cannot comment on their service. My bins were cleaned daily, but i'm not sure what other cleaning my room experienced during my stay. The one downside was the noise from the road at night. Even with wearing earplugs, the traffic and nearby trains do make a racket. Partly, this is because my window was terribly old and couldn't keep any excess noise out. If you are on a budget, and don't feel the need for a cooked breakfast every morning, this is a decent place to stay.

Complimentary breakfast pastry & cereal was nice touch. Room was basic, beds could have benefitted from toppers on the mattress so would be bit more comfortable. Shower good & clean room. But good transport links to main shopping & tours area & also to/from airport.

Loved this place. The location was perfect, out of the city but not far and bus stops right outside. Restaurants very close. The room was a great size.

The room was clean and oke. There was supposed to be breakfast but this was only cornflakes and prewrapped croissants. It would have bin better to have a clear idea what to expect before booking. The fridges we’re not clean. Towels etc we’re not automatically changed but can be taken from some closet downstairs.

Not too far to walk from Haymarket station and set back off the busy main road. Entry is via a system I had not previously encountered, so took me a while to become accustomed to it. A free 'grab and go' breakfast was included. A pleasant surpirse.

A comfortable stay but really lacking on cleanliness! On arrival the towels were stained and general lack of cleanliness. I didnt feel comfortable with using towels and cups and such! The bed was comfortable and the interior was pleasant. I liked the check in process and the foyer was welcoming. We stayed for four days and expected our room to be cleaned atleast once but no. We only got a room change. The wifi was fast and easy to connect. The hotel was easy to get around and had good transport link. For breakfast there was cereal and pastries but I expected more of a variety of pastries considering that was the main thing and also some pastries were stale and old. I wouldnt stay at the hotel again but it was fine for a short stay.

Had everything we needed but some things were stained / dated. Also, room layout could do with rethinking as there were no plug sockets to side of bed and only one bedside cabinet. Very limited on choice of available TV channels - not even free view. However, plenty of hot water, decent wifi and clean towels and sheets and a grab and go breakfast of pre-packaged pastries and cereals. Also location good for catching buses into city centre (approx 10 mins on no 26 or 31 bus to Princes Street) and good for airport link bus 100 as stops off at the Wester Coates bus stop which is literally a minutes walk and the same stop for city buses. Overall, you get what you pay for. Edinburgh accommodation is so expensive that if you’re after something basic/no frills and a reasonable price this place might work for you. Just don’t go expecting 5 star luxury for 3 star prices.

Excellent location, 25 minutes walking and 10 minutes by bus to the main atractions in the city centre. Bus stop to city centre and to Airport 2 minutes far away. Well cleaned, good supply of food in the breakfast, pastry, 4 options of coffee (Latte, Cappuccino, Expresso and Americano), cereals and orange juice. Very good price. We reccommend it and will back there.

Overall, the room was fine. Large and spacious and clean. The bathroom was also nice and big. However, the breakfast provided was very limited. It did not have any fresh fruits, only one kind of pastry and only a few choices for cereal. I knew it would be basic, but I thought there would be more variety. The biggest concern was the fact that my shower only poured out hot water. Didn’t matter what I did it was only scolding hot water, and it was forced to take a bath, which I don’t feel comfortable with in hotels. Made it harder to wash your hair and whatnot. Location was pretty convenient next to public transit that ran frequently. It was almost impossible to speak to anyone who worked there, however, which was a challenge. We often couldn’t find a staff when we needed to talk to them and the email address provided when we got confirmation did not work. There was also no phone number provided. Even though this place had some good features, i don’t think we could stay there again.
