The hotel over all was okay, the food is rally not up to standard by any means and a member of staff said to me he recommends guests to eat in town . Staff feel the hotel has gone down hill a LOT since changing hands recently which makes them very sad and not an enjoyable place to work because of this. The hotel/ spar didn’t state that the spa facility would not be available during the weekend that I stayed there which was one of the main reasons I booked the hotel in the first instance for a mini break, which I very rarely get the chance to do as I have 2 children who are autistic. The pool was lovely as were the steam room and sauna so totally recommend people wishing to be become members to use these. I feel the staff at reception were on the whole Very helpful once I was there, however communication over the phone was very poor. The room was lovely and very clean and enjoyable to stay in .

Excellent leisure facilities, nice pool, sauna and steam room. The buffet breakfast was delicious with lots of choices and variety. Bus stop right outside the hotel so easy commute into Edinburgh and walking distance of Portobello beach. Room had everything needed for our short stay. I would definitely use this hotel again.

We stayed just the night. The room was quite spacious for a king sized bed and a twin in the same room. The biggest let down was the cleanliness. Husband went into the shower the next morning and used the bath gel, which was a home to the most foul smelling mold concoction. The room smelled like burning sulphur and made it difficult to breathe. Called the reception that sent someone over immediately who only poured out the previous content and just replaced it with the new soap mix. They did nothing to address the sulphur smell and said nothing else but "that's so weird" we have not had it before. The reception also just noted it down without really offering an apology or an alternative room. We checked out super early around 6-7 am. Such a shame, the hotel should do better around hospitality and cleanliness.

On holiday and chose this hotel for our stay. A very good experience with an excellent and helpful staff. The rooms and hotel were very clean with comfortable beds and onsite parking for a fee of £8. Will definitely consider this again for future visits.

The hotel was a lovely place to stay. There were some issues with cleanliness in our room, hair in the bathroom, old food packaging under the bed. All issues that are easily resolved. We would stay at the hotel again. The staff were lovely and would do anything to assist you. There is a train station not far that takes you straight into the City centre and takes around 7 minutes.

Lovely hotel and friendly attentive staff. The room was very spacious and very clean. It bit cold at first but the beds were very comfy. Breakfast was really good. The swimming pool and spa were really good and very clean. Overall had a lovely stay.

I had high hopes for this hotel after reading the reviews. Unfortunately it did not live up to expectations. We arrived to a very lacklusture welcome, no real hospitality shown. Our room was fine, but it was disappointing to see how many holes/rips were in our duvet cover. The bed in fairness though was extremely comfortable. On day 3 of our 5 day stay, i put the sign on the door for our room to be serviced. When we returned, there was still a large area of the floor covered in crumbs, which clearly had not been hoovered. Towels which had been left on the floor to be replaced, had been hung back on the rack. On Day 4, I again put out the sign for our room to be serviced. When we returned after 5pm, no one had been in. Certain staff said hello or acknowledged us, but a lot of others didn't even raise their heads as were were coming and going. We ate in the restaurant a lot and there was one nice, friendly guy there, i think he was Eastern European. The fitness centre and pool was a nice addition which my little boy loved. The guy on the front desk there was friendly too. The hotel has potential, it's a lovely old style building in a nice area, not too far from the city. But it needs some more hospitable staff and better cleaning standards.

Hotel could do with a revamp to be honest, everything looks dated and worn. Bed very comfy and huge! Bathroom had not been cleaned properly there was still hair from the last person who had shaved left around the sink.

This is a comfortable hotel, we stayed only one night while we were on a 5000 mile round trip across the UK and Europe. There are only a few niggles: loose floorboards in the public areas, some carpets need replacing, but other than that it was a good stay

The areas is convince, it's near to the train station. The facilities is complete sets however not too modern and the room are not soundproof especially we cann hear all thw footsteps from infront of the rooms or upstairs. The room are quite small and not too spacious

We were extremely disappointed with our one-night stay at Best Western. The Wi-Fi was terrible, did not work for more than 1 minute, which was a major inconvenience. The room itself was very hot and felt extremely cramped and congested. For the price we paid for just one night, the value was simply not there. We expected better standards from a brand like Best Western. Definitely not worth the money at all.

They asked me to leave a review and give them a rating of 10. Here is why they don’t deserve a rating of 10: 1. They had plenty of parking on site yet charge customers for the use of the car parking. It was subsidised but not sure why we need to pay for additional parking when they have their own 2. The hotel was dates, carpets looked loose in places and like they needed a good scrub 3. The rooms were small and the bathrooms tiny 4. We requested our rooms to be cleaned and changed, none of that happened

Easy to find, great location, swift check in and out. Really pleased with the great size room and super comfortable. Slightly married down as bathroom a little dated, could do with better shower curtains, a tidy/clean around floors especially behind bathroom door.

In this day and age, there was no wifi in our room. And when we asked why we got the lame excuses that oh it’s because of your phone carrier or your phone. Restart your phone and you will get it. But then why didn’t the laptop have WiFi. Again was informed that oh we are rebooting our system and you’ll get it, but nothing. It’s a run down facility not worthy of even being on Expedia period

Very easy to go to the city center of Edinburgh. The bus stop is just in front of the hotel and there is a bus every 10 minutes. The decoration is old but it was clean. The main problem of this hotel is that you can hear everything from the room next to you. I could follow all the conversation of my neighbors and I heard that person snoring the entire night! The hotel should modernise the rooms for that reason I don’t think I would come back in this hotel or maybe with earplugs…

Everything good except that the housekeeping still went in our even though we hang the sign not to clean the room. And im fine them cleaning the room and changed fhe sheets, its just that they throw out our food and we ended up not having dinner but when i inform the staff they are very nice to give us chicken burgers. But they left the garbage on the night stand. But other wise its good

Returned late, around midnight and waited almost 10 minutes for the door to be opened. Bell ring many times and in the end shouted through a half open window. The person answering told us it was not her job to open the door. An attempt to get an explanation resulted in the staff member tutting us and walking away whilst we were speaking. Incredibly rude.

Jonathan at reception was the friendly face that greeted me. I was pretty stressed as just found a crack in my windscreen from a stone chip earlier that day. He totally put me at ease, asking about my dog, giving the information I needed for the windscreen company to find my location and he offered to assist in carrying my bags. The room was spotless, very comfy bed and lovely bath with shower over. I slept really well and so did my dog. Again next more the reception staff were lovely and friendly, a gentleman from India. Parking was fine too. Thank you and I look forward to staying again next time I'm passing through that way.

Property on the outskirts of Edinburgh. I picked it to avoid stratospheric prices in city centre over the weekend. The bus stop is across the road and you can normally get to the city centre in about half an hour but in traffic this can stretch. Check-in a bit chaotic. The hotel feels a little tired but generally ok. I wouldn't discourage people from staying here, but I wouldn't particularly encourage them either..

Very nice property in a quiet area. 15 minute walk from Brunstane station. Friendly staff. The room we stayed in was very spacious by UK, Europe standards. Nearest market and restaurants about a mile from the property. The beach is just half a mile away.

Lovely reasonably priced hotel accessible to the city centre and nice beach about 10 minutes away. Well kept property, staff lovely, breakfast very good and the spa and swimming pool free for guest to use. Definitely worth it and looking forward to using it for my next trip to Edinburgh.

Great hotel. Really nice and friendly staff. Short train (8min) or bus (30min) ride into the city. Nice pool area with water at 29oC which feels a little chilly when you get in but is for for some decent exercise. Been twice, would go again.

We were very pleased with the Best Western Kings Manor Hotel. First the front desk staff that greeted us were so friendly and accomodating we immediately felt welcomed and happy to haven chosen this hotel. The room was large and clean. We loved the restaraunt with its great choices in local favorites and Indian dishes that were delicious. I would highly recommend this hotel.

Overall a great stay, breakfast was poor on the cooked breakfast side. Standard breakfast for 3 stars. Lunch was overpriced but again its edinburgh! Reception gent was very friendly on arrival but lady on leaving didnt say a word or ask how our stay was which was poor service. Location is ideal for a more scenic quiet stay. 7 mins on train into the centre and 5 mins via car to beautful portabello beach. Room was comfortable huge bed, but bathroom was tired (sink tap wobbled to each side) but again for what we paid i would recommend this hotel. Pool area was great for a morning swim and not too busy. More adult only sessions is what i would prefer but just my opinion.

Just back from a 2 day stay at hotel,the hotel.was ok,rooms were very tired looking with no.fridge in them which was a big let down for cold drinks etc,as room was very warm,beds were not the comfiest either. Restaraunt is very overpriced. Was there with 3 people and 3 of us never finished the meal,steak pie was very oversalted,macaroni was tasteless....fish and chips i must admit was very good. Upon leaving young girl on reception just took our room card off of us and never even asked if we enjoyed our stay..... Hence why have given it 2 stars. Dont think i will be returning any time soon.

On arrival we discovered that our booking had been cancelled by the new hotel system. As I suffer from anxiety/panic dosorder this triggered me. The female receptionist oassed the buck to the on duty manager thank goodness as he was extremely calming and reassuring and sorted us a room fairly quickly! An asset indeed to the hotel. Dinner in the bar took a long 50 minutes to be served after ordering, despite us being the only people in there eating.
