Really like the size of the room and that it had a clothes washer/dryer.

I really enjoyed my stay, it was almost a new building with full facilities. It is a quietest place I’ve ever stayed . The only downside I’ve noticed was it might not be a good choice for people with disabilities or elderly, since to get to our room using stairs was inevitable. They might have other rooms to accommodate people with disabilities, so make sure you check with them in advance if you have issue with climbing the stairs.

It is excellent place for a family toncook wash clothes dishes etc. Also front office staff are ever obliging in giving as much refills for coffee powder, sugar, milk, cookies, detergents etc. Kitchen has all accessories for a family to cook, eat and enjoy the stay. There is an ironing pad, iron, hair dryer, clothes stand for drying xlothes despite washing machine and a dryer. Will stay again in the same property in my next stay.

Studio room was was equipped/supplied. I was able to do laundry with the supplies soap. Room was so nice I wish I could move in!

New property opened May this year, all amenities are very new and clean, apartment is spacious, we stayed in 2 bedrooms unit. Staffs were super helpful. Property location close to shopping mall, tourist attractions and location transportation, very convenient.

Wonderful property! Spacious apartment with great amenities, including a fully stocked kitchen. Very clean and comfortable. A/C and heat. The location is perfect—tucked down a quiet street but within a five minute walk to downtown. Friendly staff. Would definitely return!

The staff was really wonderful. Everyone was so friendly and having the kitchenette was very convenient. The only things I would change-- the water wasn't very hot in the shower; I took showers at the hottest setting possible everyday and still wish it was hotter. I also wish they had dead bolts on the room just for additional safety. I thought it was odd that they didnt have one installed. Otherwise great location and it was quiet. I would stay here again.

We loved this property such a new feel. Complete kitchen, washer/dryer and cooking facility just amazing amenities. The bed was comfortable and ample room!!! Definitely will return here

The are was excellent for getting around and the station was only a 10 minute walk. Nice independent restaurants nearby. Very helpful and friendly Reception Staff. The studio apartment was clean and tidy and we loved having a small kitchen area , we eat out each night but had our breakfast there. Good communication when we booked .

Just had a brilliant stay. Studio was spotlessly clean, extremely comfortable and very well equipped. Everything we needed for a short stay. Really well situated with easy access to central Edinburgh, walking distance to major fringe venues and Waverley station. Can’t fault it at all!

Excellent accommodation, spotlessly clean and good staff, easy fast check in and comfortable bed. Only downside was apartment windows were facing a busy laneway with a pub almost directly across the lane so was quite noisy at night. My recommendation would be to ask for an apartment facing the rear of the property, making it a very good choice.

Very clean and well maintained apartment in great location for Edinburgh. Reception team all very helpful and positive. The apartment had everything needed and to a high standard.

This accommodation exceeded our expectations and we have already booked to stay again in February. Every single thing you could possibly need was provided in the apartment. So beautifully thought out and the bed was very comfortable with lovely good quality bed linen. Great location for The Playhouse where we went to see a show and two minutes away from lovely bars and restaurants. Nice, helpful staff on reception desk. The apartment had an awesome view of Edinburgh and The Forth. I especially loved that the accommodation was silent, didn’t hear any noise at all, all night. Would highly recommend!

I selected this hotel because it was a) close to the shopping district in Edinburgh b) it was well priced relative to other hotels 3) it was an apartment style hotel which gave allowed us to be more comfortable for a longer stay. What we liked about the hotel: - The staff were super helpful and friendly - The room was actually a 1 bedroom apartment, which allowed us to have a space for sleeping that was separate from the bathroom/kitchen/living space (great for people handling jet lag) - There was a washer in the room, and a rack to hang clothes to dry (so helpful!). There were also instructions on how to use all the appliances: dishwasher, coffee machine, etc. - The location was close to everything we needed, but tucked away from the fray. What could have been better: - The safe wouldn't lock and the black out blind buttons weren't responding. I'm sure that I could have asked those to be fixed, but we were always on the go so never got around to it - The lobby is tiny, and there wasn't a place for meeting hanging out as you enter. - There were what seemed a hundred fire doors from the lobby to our room, which made it hard to navigate with luggage. That said, the negatives were pretty small relative to the value. I recommend this place, and I would stay there again in the future.

Great place to stay all-around - incredibly friendly and helpful front desk, welcome was very warm in nature. Apartments were in great shape and had some simple amenities to help avoid basic grocery shopping. Location was central, close to everything and walkable - not a long way to haul suitcases from parking or transit.

Terrible bed and pillows

Excellent location 3 minute walk to tram stop and grocery store. Walkable distance to royal mile. Spotless apartment with tea, coffee, water , milk provided. Only negatives were that milk expired during our 2 night stay and pillows are very bulky of you like a flat pillow. Other than that perfect.

Very helpful and friendly staff, clean and new hotel. Special thanks to David for his helpfulness and friendliness. The location is very central. The only negative point is that the music from the bar across the street can be quite loud in the evening for the rooms facing the entrance, but it stops around 11–11:30 p.m. If I come again, it is a hotel I would choose to stay at.

My experience at Forth House was outstanding from start to finish. The location is ideal—close to Edinburgh’s main attractions yet quiet enough for real comfort. Stepping outside, I could easily reach cafés, shops, and transport, which made exploring effortless. The room was spotless and modern. Housekeeping maintained everything perfectly: crisp linens, a clean bathroom, and a refreshed atmosphere every day. The facilities felt stylish and up-to-date, adding to the sense of quality. What truly set this hotel apart, however, were the staff. Every interaction was warm, genuine, and thoughtful. Their friendliness made me feel welcome and comfortable throughout my stay. After checking out, I realized I had left my Barbour jacket behind. The staff immediately confirmed it was found and guided me through the process of arranging international shipping. Although the hotel doesn’t provide shipping directly, they packaged it securely and coordinated with the courier, ensuring I received it safely. This level of care went far beyond expectations and left me deeply impressed. It turned what could have been a stressful situation into a heartwarming memory. For anyone visiting Edinburgh, I strongly recommend Forth House. Clean rooms, a perfect location, and above all, exceptional staff make it one of the best hotels I’ve stayed in. I will happily return on my next trip.

Loved the staff. Room was clean and had so many amenities. Really appreciated the location. So easy to walk to many different points of interest, and trains and tram nearby. Def will stay again!

Really central location, great value and clean rooms, friendly staff and an overall very pleasant stay. Everything feels new and well-kitted out. The only two drawbacks: 1) The location isn’t currently on Google maps and finding it was a bit tricky, particularly with luggage 2) Some rooms will get some noise later at night with a bar across the road, but we were in one of these and had no problem with it at all.

It's hidden away in a smaller alley which is nice for being away from the crowds.

Absolutely perfect. Pricey but worth it for the location. No need for taxis or Ubers. Everything in walking distance and some amazing bars and restaurants right on the doorstep.

This was a great place to stay. It is a very new building, all the rooms are super clean. Highly recommend this place. The only part is that it was a little bit confusing to find the entrance, but besides that I have no complaints at all

My wife and I stayed for 5 nights from Aug 2nd to 7th for vacation and we loved this hotel! The kitchen made our stay even better with a microwave oven and a cook top because it allowed us to prepare meals whenever needed. The staff were friendly and always there, which made us feel safe. The location was great too. Major attractions like Calton hill, Royal Mile, St James Square, etc are all within walking distance. A supermarket, Tesco Express, was in the same block, which also made our stay more convenient. The price was a bit high but understandable because it was the festival season. If I visit Edinburgh again, I will come back to this hotel for sure!
