The apartment was exceptional however one detail could improve the experience vastly; ice cubes in the freezer. It must be noted that the apartment is in a Georgian building and there is no lift and many stairs. Therefore, this accommodation could never strictly be given five stars.

Wonderfully appointed room, very spacious. Great location for shopping and sight seeing. Parking is around 10mins away. But can be had for a discounted rate. Overall excellent and would stay again

Nice one night stay at the Rutland, the staff were all very pleasant and helpful. We were put into an executive room which was lovely and we had a great view of Princes St. Breakfast was very good and great value.

Close to the Edinburgh castle, and transportation to airport. Staffs are friendly and helpful. Elevator does not reach the 3rd floor, a wee annoying but not a problem for us.

Booked a room, but allocated a one bed apartment… fabulous. Luxurious, spacious, a huge bath tub. Very comfortable bed. The breakfast was the best. Both the full English & the fruit chia pudding. Excellent, friendly service in both the bar & reception.

We have a perfect stay at The Rutland Hotel & Apartments. The staff is so friendly and attentive. Our room has a view of the Castle and it is just gorgeous at night when the lights lit up the Castle. Even though we are on the second floor with a view of the streets, the room is very quiet. Bed and shower are very comfortable. The room is really clean. Even though the elevator does not reach the 3rd floor, staff can deliver luggage to the room. It's about a 15 minute walk from the Old Town which is an easy walk without the noise and crowd that one experiences in the Old Town. We truly enjoy our stay.

We really loved our stay at The Rutland. We had a 2 bed-room apartment in the basement with kitchen facilities. The place was very spacious & clean. As the location is excellent, with many places to eat around it, we didn’t use the cooking facilities at all. The staff were also extremely helpful with our luggage - there are no lifts in the apartment so we had to lug everything down a flight of stairs but we had help from the staff who were all very strong ladies. I would definitely choose to stay here again next visit. The location is also very convenient for sightseeing, being just off Princes Street.

A luxury apartment this was not. We arrived and the en suite smelled like sewer. The bath needed some explaining and the apartment had no guide just a qr code for an app that didn’t exist. The pans in the kitchen didn’t work with the hob and the coffee supplied was the weakest and worst of the espresso collection. Housekeeping (if they did visit) always came at 4pm which was extremely unhelpful for a family with young kids who tried to stay out for the morning and early afternoon. The heating didn’t work in one of the rooms and needed to be sorted and everything was in various levels of disrepair. While some things did get sorted after we mentioned it, the sewer smell never went away (something they almost certainly know about with the amount of scent diffusers placed in that room. The bed in the en-suite was horribly uncomfortable and had a footboard?! It has been a long time since I’ve been in a hotel or accommodation with a footboard. The bed was essentially too short for my husband. We wouldn’t recommend it to friends and won’t be returning but unfortunately have had to learn the hard way that this was not ‘luxury apartment’.

PLS DO NOT STAY HERE! * read pls I have experienced theft during my stay. We stayed at 2bedroom. It was my second day of staying. We told front reception person that we don’t want cleaning service& only new towels in our bathroom. Bathroom was right at the front door, no need to enter two bedroom. But when we came back, rooms were cleaned and our $100 bill was stolen from an envelope that had total $700 and 100pounds. We contacted the property immediately. After manager told me they did investigation, nothing can be help for us to have the stolen money back. please please don’t stay here. It ruined our scotland trip and also rooms were overall not cleaned as well.

Lovely warm spacious apartment. Very comfy bed. Wardrobe lacked hanging space for long clothes, some coat hooks would be useful on the back of the door. The bath lacked any space to put soap/shampoo/razor; a rack would be a practical solution. Staff very helpful, breakfast delicious. Ceilings so high the spider didn’t bother me in the bathroom but the dusty towel rail did ( interesting fact: majority of dust found in bathrooms consists of other peoples dead skin cells). Having worked as a chambermaid I appreciate the hard work involved and it was very clean. One of the chandeliers in the lounge didn’t work, the kitchen bin mechanism is broken and I couldn’t get any reception on the bedroom radio but everything else was a treat. Thank you for a lovely stay. I would recommend to others and stay again.

My friend and I stayed in a two bedroom apartment. It was amazing! It was beautiful and had everything we needed. It was in “new town “ Edinburgh. We walked everywhere. The location was perfect. I would definitely stay there again.

Great Boutique hotel in Edinburgh! We did not get a bigger family sized room, which they do have, but they brought a cot for us and it fit my daughter really well! They had a fridge, coffee maker, hairdryer, stocked bar, water etc. Location was fantastic super central in the old town with views of the castle! Staff was friendly and helpful.

Amazing hotel. Fantastic staff and absolutely beautiful apartment with lots of extra touches. We arrived early and left our luggage. When we returned our luggage had been already been delivered to our room. Those extra touches make the difference.

My friend and I stayed in a two bedroom apartment. It was amazing! It was beautiful and had everything we needed. It was in “new town “ Edinburgh. We walked everywhere. The location was perfect. I would definitely stay there again.

Great Boutique hotel in Edinburgh! We did not get a bigger family sized room, which they do have, but they brought a cot for us and it fit my daughter really well! They had a fridge, coffee maker, hairdryer, stocked bar, water etc. Location was fantastic super central in the old town with views of the castle! Staff was friendly and helpful.

This property is an an excellent location. It is a couple blocks from Waverley train station. Allows for easy access to Old Town attractions and New Town shopping. Staff was friendly and helpful. The attached restaurant is excellent and served delicious breakfast and dinner.

We have a perfect stay at The Rutland Hotel & Apartments. The staff is so friendly and attentive. Our room has a view of the Castle and it is just gorgeous at night when the lights lit up the Castle. Even though we are on the second floor with a view of the streets, the room is very quiet. Bed and shower are very comfortable. The room is really clean. Even though the elevator does not reach the 3rd floor, staff can deliver luggage to the room. It's about a 15 minute walk from the Old Town which is an easy walk without the noise and crowd that one experiences in the Old Town. We truly enjoy our stay.

Nice hotel in Edinburgh, near old town, walkable to main attractions, spacious room, nice amenities and complimentary items (water and chocolate). A little bit pricey but i guess the weekend was busy. Close to restaurants and transportation.

A luxury apartment this was not. We arrived and the en suite smelled like sewer. The bath needed some explaining and the apartment had no guide just a qr code for an app that didn’t exist. The pans in the kitchen didn’t work with the hob and the coffee supplied was the weakest and worst of the espresso collection. Housekeeping (if they did visit) always came at 4pm which was extremely unhelpful for a family with young kids who tried to stay out for the morning and early afternoon. The heating didn’t work in one of the rooms and needed to be sorted and everything was in various levels of disrepair. While some things did get sorted after we mentioned it, the sewer smell never went away (something they almost certainly know about with the amount of scent diffusers placed in that room. The bed in the en-suite was horribly uncomfortable and had a footboard?! It has been a long time since I’ve been in a hotel or accommodation with a footboard. The bed was essentially too short for my husband. We wouldn’t recommend it to friends and won’t be returning but unfortunately have had to learn the hard way that this was not ‘luxury apartment’.

Nice one night stay at the Rutland, the staff were all very pleasant and helpful. We were put into an executive room which was lovely and we had a great view of Princes St. Breakfast was very good and great value.

Booked a room, but allocated a one bed apartment… fabulous. Luxurious, spacious, a huge bath tub. Very comfortable bed. The breakfast was the best. Both the full English & the fruit chia pudding. Excellent, friendly service in both the bar & reception.

Lovely warm spacious apartment. Very comfy bed. Wardrobe lacked hanging space for long clothes, some coat hooks would be useful on the back of the door. The bath lacked any space to put soap/shampoo/razor; a rack would be a practical solution. Staff very helpful, breakfast delicious. Ceilings so high the spider didn’t bother me in the bathroom but the dusty towel rail did ( interesting fact: majority of dust found in bathrooms consists of other peoples dead skin cells). Having worked as a chambermaid I appreciate the hard work involved and it was very clean. One of the chandeliers in the lounge didn’t work, the kitchen bin mechanism is broken and I couldn’t get any reception on the bedroom radio but everything else was a treat. Thank you for a lovely stay. I would recommend to others and stay again.

OMG-my stay was absolutely fabulous! The staff, the apartment room-I literally could not have had a better stay! The room looked like something out of a magazine, unreal. I will definitely stay here again, highly recommend! The location was perfection as well, thanks for a perfect visit!!
