Hotel is being refurbished so only part available. From the outside you wouldn't know it was a hotel as all covered up with scaffolding. However the location to everything is superb and the staff are very welcoming. Our room was on first floor with sea view so quite close to everybody passing. Room had everything we needed and bed was clean plus shower functioned well. It can be quite noisy with traffic and people passing but earplugs are provided if needed. There is no air conditioning which will probably become a must but there are ceiling fans in most rooms I believe which was really helpful. At the moment everywhere is “tired” but imagine refurb will improve. Unfortunately the hotel toilets were not clean at all this would put us off eating anything. It is Brightons oldest hotel hopefully the refurb will improve everything. For our purposes of just wanting somewhere to sleep we will definitely go back as hopefully things can only improve.

This is a lovely hotel right in the front at Brighton. Booked last minute but got a nice room with a ceiling fan. The common parts were a little tired but the room itself had been re-done . The bar was practically non existent which is such a shame as there are some lovely seating areas on the ground floor
