Right off the Royal Mile a great location and very nice staff. There was a minor construction project in the lobby but it caused no issues.

Highly recommend for exploring the busy Royal Mile area of Edinburgh. Busy, noisy area yet very quiet at night so great for sleeping. We walked everywhere and lugged our suitcases uphill to get there from the airport tram drop off, so arrange a taxi for that if you need to. Free laundry and detergent which was great to leave for the next leg of our trip with clean clothes!

We were pleasantly surprised with the Edinburgh Fraser suites. We had an upscale apartment with plenty of room. Location was great—walked right outside to hear bagpipes and could walk to all the historic buildings from there. The only downside was there is no parking on site so we parked at a parking ramp about 6 minute walk away. It was easy.

Check in was late. We sat in the lobby with little communication. We had to keep asking for updates. We are older and they gave us a room on the 7th floor and the elevator goes to 6 so we had to carry our own luggage up a flight of stairs no offer of help

Clean room, high ceilings, great amenities (laundry, rental umbrellas, etc) Staff was friendly though largely international over the weekends so only met the local staff on our last day who both had the best recommendations! WALKERS SHORTBREAD EVERY NIGHT! Such a great touch!

The hotel is in a great location and is close to many attractions. Breakfast is not included and is spartan at best. There is NO parking, no valet, and the closest parking lot is very expensive and half a mile away. The staff was pleasant but not very engaged. The suite configuration was just right for our party of 3 that included a teenager. Overall we would stay here again with lower expectations and no car.

Great hotel. Rooms are beautiful and the staff is friendly and helpful. There is a laundry room for guest use, which comes in handy (but be prepared to spend several hours as many other guest may also use this amenity). Perfect location to visit Edinburgh Castle, St. Giles, and the Royal Mile.

The sink in the bathroom drained so slowly as to be almost completely plugged. The shower glass needed replacing so that water went on the floor when showering leading to missing grout and moving floor tiles. The refrigerator was faulty. Food had ice and water was also leaking into the bottom of the fridge. The walls were scuffed and dinged. The pictures provided by the property suggested a higher level of cleanliness and attention to detail. I wouldn’t stay here again.

Apartment was clean and tidy. Small kitchenette was handy as you can prepare a snack or breakfast here. This location is superb. We were around the corner from the Royal Mile and minutes away from the station, Edinburgh Castle, The University and Princes Street. After check out, the hotel kept our luggage in a secure place until it was time to depart. Would without doubt stay here again.

The bed was very hard and uncomfortable, the bathroom had mold in the grout, the AC did not work and I requested via a call and in person for maintenance to fix it and it was never done. The room was small and stuffy the whole time we were there. We slept with the window open but the street was busy and noisy. Needless to say our sleep was not good quality. The car park was a great distance away which was not advertised.

Fraser has an amazing location - and the views are gorgeous. But for a 4 star hotel I found it otherwise unfortunately quite lacking. For whatever reason, whenever you use the plumbing, extremely loud sounds come out of the bathroom. This can be very disruptive to sleep. At 3 am a vent fell out of the ceiling scaring me to death by waking me up (it was LOUD). I couldn't go back to sleep. Plaster is all over the floor. When I told management they said sorry but nothing else. Would have been nice for a comped breakfast or something since I desperately needed coffee after my 3 am heart attack. The coffee bar was restocked with the milk that had been left in the sink, which would have been spoiled if not refrigerated. Not sure why new one wasn't provided. No early check in is available by the way. Bathrooms on premises to use before your room is ready is a utilitarian bathroom with permanently stained toilet. Fraser is beautiful, but I don't know if these drawbacks can truly justify the cost. My partner actually had to go back to his place as he couldn't deal with the extremely noisy air conditioning unit.

We had an Exec studio, which was in fact more like a one bedroom apartment. The lounge area was great for our bags.The bed was really comfortable, and the bathroom spacious. The room had air conditioning, which we have found not often in the UK. A real bonus was being able to open the windows. The lane the complex is on leads straight up to the Royal Mile, so close to everything. Behind it, sets of steepish stairs ran down to Waverley train station. Good for walking to Cockburn St restaurants, but not bag drags. Staff were helpful, qnd the lobby area lovely. You can get breakfast there. We had sometimg simple in rhe cafe next door.

The location is spectacular but thats about it. Staff not very friendly. The rooms are expensive yet very small. The hotel is noisy at all hours. This is the 2nd time we have stayed here and will not choose it for a 3rd time.

I was very disappointed in my stay this time at Fraser Suites in Edinburgh. I have stayed there previously a few times. This time I was put in a room in the basement - next to the laundry -- even though I had booked in early March. The hallways were surrounded with giant bags of laundry. I paid a premium to stay there in August and did not feel that the management was very helpful. My friend and I were told that we were put in the basement to accommodate other people to be together. It was very disappointing given how much I paid. Not only that but the night desk clerk was verbally abusive to us which caused anxiety as he was swearing at us because we had trouble with the door access, and we were uncomfortable. Not the best experience at Fraser Suites. I'm not sure I would stay there again even though the location is very good.

Great location. Bang in the middle of town, on the royal mile. 5 min walk to tbe castle. Less than 7 min walk to princes street and 10 min st james quarter mall. Spacious, clean appartment with l'occitane products. Had a fully equipped kitchenette with dishwasher and microwave. Kettle and nespresso machine too. Huge bathroom and shower. Great views from the 7th floor overlooking all of Princes st and the monument. Waverly train station is a few minutes walk, was a bit noisy but didnt notice it much later on. Matress was a bit tired. Sofa bed could've been more comfy. Lovely staff! 10/10 overall

The hotel was not the cleanest, our towel rack in the bathroom was broken ask several times to get it fixed, said they would send someone ,only came one time, to try to fix it .when house keeping came to clean up the room they never replenished tea or milk & on one occasion had to ask for toilet paper because they did not replenish the rolls.The service was terrible. On the day we were leaving we checked our bags until it was time for us to caught our train, when we came back to get them they only give us two of the three that we checked, so we had to tell them that there was other bag. We had to wait about 15 minutes until they find it. It almost made us miss our train.

Best part is the location in the city excellent . It is a heritage building so lots of steps to navigate with luggage . Not very silent either as floor creak as old heritage building . Also noisy , rooms are comfortable staff is good as well .

Apartment was clean and tidy. Small kitchenette was handy as you can prepare a snack or breakfast here. This location is superb. We were around the corner from the Royal Mile and minutes away from the station, Edinburgh Castle, The University and Princes Street. After check out, the hotel kept our luggage in a secure place until it was time to depart. Would without doubt stay here again.

Such a convenient location and a beautiful building right off the royal mile. It was the perfect base camp for exploring Edinburgh in August during Fringe AND the Tattoo. I'll absolutely stay here again. Some of the winding hallways will have you feeling like you're in Harry Potter with the moving staircases though, but it was just the standard character that all the older buildings there have and is in no way a drawback, just a fun experience we weren't expecting.

Fabulous place to stay. Near by the train station and a few minutes walk to the castle. Amenities are great and they even let you leave your suitcases after check out for a little while which is great if you want to go grab something to eat while waiting for transport etc. lots of stairs about in Edinburgh which you need to take for the short cut to this hotel from the station. This is where I’ll be booking next time I go to Edinburgh.

Great location on a quiet street right off the Royal Mile. Steps away from St Giles Cathedral and very close to Grassmarket. Easy walk to Waverley station. Would advise using a cab to the hotel if you have large bags as uphill walk can be tough. Much easier to go downhill. Rooms were great and comfortable. Would definitely stay here again.

Best location! Most tours pick up right across the street by the cathedral. It's right in the middle of The Royal Mile so you can either start by going up or down!

Great location. Bang in the middle of town, on the royal mile. 5 min walk to tbe castle. Less than 7 min walk to princes street and 10 min st james quarter mall. Spacious, clean appartment with l'occitane products. Had a fully equipped kitchenette with dishwasher and microwave. Kettle and nespresso machine too. Huge bathroom and shower. Great views from the 7th floor overlooking all of Princes st and the monument. Waverly train station is a few minutes walk, was a bit noisy but didnt notice it much later on. Matress was a bit tired. Sofa bed could've been more comfy. Lovely staff! 10/10 overall

We stayed at The Fraser Suites 2 times on the same trip and they stored our bags when we took a tour of Skye! The rooms were so spacious and nice! The breakfast was simple but hit the spot before we went out for a day of sightseeing!

The location of the hotel is ideal for visiting the attractions and the hotel was comfortable and clean. The staff were helpful and pleasant. The main downside was the continental breakfast which often ran out of items on the menu. The staff did their best but the lack of options was disappointing.

Fantastic place to stay as right at the heart of Edinburgh city. Transport to and from hotel/ airport very easy. Hotel staff friendly and helpful. The breakfast was ok but lacked variety. However, definitely would stay here again and recommend to others.

Very central half a block from the Royal Mile. Really close to National Galleries & Princess Gardens. Lots of restaurants to choose from in the area. A little disappointing that there was no restaurant in the property or room service. Room was small but comfortable. A little expensive for the offering.

The hotel is in a great location and is close to many attractions. Breakfast is not included and is spartan at best. There is NO parking, no valet, and the closest parking lot is very expensive and half a mile away. The staff was pleasant but not very engaged. The suite configuration was just right for our party of 3 that included a teenager. Overall we would stay here again with lower expectations and no car.

The hotel is comfortable and incredibly convenient. Just off the Royal Mile. Very walkable to either the castle or the palace. The staff was very friendly and helpful. Our room was comfortable and clean. Just a note, our room was down a few steps from the rest of the floor, so although there is an elevator, I had to manage about 5 steps with heavy luggage. Small inconvenience for such a wonderful hotel. I would book again.
