Edinburgh House Hotel

The Hotel is good for the price. You can park on street for free between 5.30pm until 8.30am next day. After that, you need to pay (max 4 hours) or move the car. I went to old town using the car and park in QPark during daytime. The Hotel staff is friendly. There are some convenience stores a walk distance. In general, ia a good option to get a place for sleep and shower (private bathroom). I would stay again there.

I stayed at Edinburghhouse hotel as a bed for the night following completion of my walking holiday from Glasgow. My check-in was smooth and my room was basic, but clean and comfortable. The shower had clearly been replaced recently and was modern. The WiFi did not work, but this may have been due to my iPad not liking the security setting of the router. The local area of Leith Walk has a massive array of pubs, cafes and restaurants to explore; important as there are no catering facilities in the building. For the ~14 hrs I spent here, this was much cheaper than staying in more "luxury" in the centre.

The location was excellent and we had what we needed. However the wifi was nearly worthless, we were only given a single room key, and half of the electric outlets in the room didn't function, the shower door only opened halfway due to the way it was retrofitted making it impossible for a large (not huge, just plain large) person to use. Unforgivable were the intentionally deceptive photos used to advertise the property. I booked a quad room, there are photos of several beautiful rooms posted; none of these represented the dingy underground room I was given.

The location is good but the house leaves a lot to be desired. It smells of mold and one can hear people from other rooms very clearly. There is also no reception and the connection to the wifi is really bad (which also makes the TV unusable).

The manager was friendly and helpful. The room was very clean and in good condition. We stayed in a room with a double bed which was very comfortable. The only issues we had really was a basin that may have had a partial blockage as it was a bit slow to empty, and thr curtain was a bit difficult to open and close. Apart from that we really enjoyed our stay. The hotel is a quick walk to Leith St and lots of takeaway places or express type supermarket shops. Some people whine about no breakfast, but the place states that it isnt offered. There was a private ensuite with shower and a huge shower head...brilliant!

Had a room in the basement as closest one to the external bathroom which was accessed by key so private, this meant the room was small and box like but was clean but not the best for a phone signal. As a means of a base to explore Edinburgh it was great as only 10-15 minutes walk from the centre. Although I chose this hotel due to free parking that wasn’t the case as it is only free on the street from 17.30 to 8.30 then you have to pay but maximum stay is 4 hours with no return for 1 hour so if out all day will need to park in a long stay car park which is £25 +

This was a transit stop for me and the cheapest I could find near Edinburgh Waverley Station. I had a small single room with Skylight window only, Shower in the room and separate ensuite toilet and hand basin. Room was very clean, and tea making facilities provided. Water pressure was good and Wifi also okay. TV reception not so good for ITV. No Elevator. Longish walk from the station but felt safe at 9.30pm. I would definitely stay again.

The "hotel" is under renovation, so the sound of workers cutting, hammering, drilling etc. began at 8:30am. Our room had no Wi-fi access, and the television had spotty reception.

It was a nice and clean environment, not rowdy at all and close to a bus stop. The room was very nice as well but you have to control the heating yourself. The wifi could be worked on though cause we were barely getting any signals where we stayed. In all it was a chilled, nice and cozy room for myself and my partner.

It was ok for the 1 night we needed. Would we stay again? No. It was very dated and dirty (the bathroom especially), the staff member at check in was very friendly.

Okay so I read the online reviews for this hotel after I booked, and got really freaked out. But the hotel actually is fine. It's not luxury but it's a perfectly nice hotel. My room was huge (I could have fitted another double bed in there, easily) and was spotlessly clean. The carpet looked brand new. The bathroom was clean. The windows had huge wooden shutters which completely blocked out light which for me is a huge plus. The housekeeping was a tiny bit inconsistent - one morning I left damp towels on a chair and housekeeping just left them there. I did get new towels the next day. The guy on reception was friendly. Location is pretty good. There's a bus stop right outside, the tram 5 minutes away, and Central Edinburgh is about half an hour walk. There are lots of cafes and restaurants nearby. I found the property to be quiet. My room was right next to the front door so there was sometimes a bit of noise of people coming in, but I didn't hear any music or anything like that.

Stay was good . When l went the room there was pee in the toilet, crack toilet , fan not work in the bathroom & crack till on the corner of the bath

It was a lovely old home that needed a wee bit of repair. The floor in our toilet was cracked and smelled of urine around the toilet. However the bed was clean and very comfortable and staff was very nice.

The staff were helpful at check in. Unfortunately the room was awful. Half the lights didnt work, the tv didnt work. All the light switches were covered in something greasy. There were dirty marks in the bath tub. The furnishings all needed a good clean and updated.

Very easy to find. Good check-in. No offer of WiFi code. The interior could do with an update, looks a bit tired. The room was a good size, again could do with a refresh. Bed was comfy, pillows could do with being replaced for newer ones. Room was warm. Other residents were noisy with allowing their doors to bang close.

It was okay. Location was great. Very noisey all through the night. In the middle of the night the shower would randomly start draining. Multiple times. There was a smoking area in the back yard and people went there all through the night so we heard them there and on there way in as well. Beds werent that comfortable. Room was clean.

You would either just sit on it or move to a comfier position and it would sound like it’s waking the whole hotel up. The shower- the drainage wasn’t great as the basin was full, luckily we didn’t have a shower long enough to over flow, and on the not showering long enough, my partner couldn’t wash her hair properly as the shower went freezing even with the hot water turned on Heating- the heating isn’t controlled by the occupants in the room and would be turned off randomly. As during the day the room was cold but couldn't warm it up. And turned off in the evening.

The room we stay was half basement. It was big but dark, outdated and little bit creepy. We saw two big mosquitoes on the ceiling. Anyway, we only stayed for one night.

I felt like I was in a prison cell. A tiny room with a small window and the most uncomfortable bed I've ever slept in. I would have preferred to sleep on the floor if there had been space. Had a busy weekend planned so only needed a base to sleep and didn't expect much but this was very disappointing. The only time I saw anyone at the desk was on check in so couldn't even ask to change room.

The room was spacious. The beds were comfortable. The only complaint was with the hot water. Depending on the time of day it was any where from too hot to just right to too cold.

The property was large! Our bedroom had a double bed and two singles, a desk, ensuite, and plenty of lighting, three lamps with adjustable reading lights. There was a kettle on the bedroom with coffee and tea. House keeping came every day to clean, take rubbish, make the beds and restock toiletries when needed. The only issue for us was the microwave wasn't great and there were people talking all night one night, either in a room next to us or outside the room and kept my partner up as he's a light sleeper. Apart from that we had an amazing stay, spending 4 nights here. We had a ground floor room and the bad reviews seem to be basement as we were worried after reading the reviews but that was the opposite of our experience. We loved the way the place was decorated, yes it's not perfect and pristine but it wasn't dirty (few very minor rips in wallpaper but that doesn't affect anything!), the people running the place were absolutely lovely and helpful, by the front door was lots of leaflets for things to do incase you don't have set plans. We would definitely stay here again if we visit, it's so close to town but out the way so nights, apart from one, was quiet as anything but that was guests not the fault of the business really. We had a 3year old with us who loved it, space to play in the bedroom, a TV which we only used once as so busy! And a lovely little garden. Even a bus route right outside the house to town as by day three we were exhausted. Lovely experience!

Hotel was easy to find and approximately 10 minute walk from the tram station which takes you into the city centre or to the airport. Room was clean and comfortable however the walls are very thin and as such this makes for a noisy atmosphere. We could hear people coming in late at night and leaving early in the morning. However this was my only real problem with the hotel. Decent for price.

The rooms are small but comfortable. I was travelling with a broken foot and at check in the man on duty upgraded me to a more accessible room. The hotel is in a good location and a short walk from public transport in a quiet area. A great place for short stays and very budget friendly.

Most of the staff is friendly but the manager is rude, we asked to switch rooms because of the noise (the walls are super thin and you can hear everything) and he said no because we had already sat down on the bed and he would basically lose money to change us to a different room (we were in that room for 5min, didn’t unpack and we just sat down on the bed).

From what I saw of Edinburgh House Hotel, it looked a bit dated. When I arrived after travelling for 6 hours, I was told that my booking had been cancelled by Hotels.com 3 months ago, after an indepth conversation with the hotel I was informed that my stay at Edinburgh House hotel was cancelled as their policy states that you have to pay for the stay when it is booked. Hotels.com offer pay at property but then the hotel cancels the booking if they can't take the money straight away. I WAS NOT INFORMED OF THE CANCELLATION! The hotel stated they had no vacancies so I had to hunt around to find another hotel. I managed to book into a Travelodge at a higher price, then Edinburgh House Hotel called me and said they managed to sort me a room out! (Bit too late)

The room was quite nice. We had a quad room with two single beds and a double bed for four people and in suite bathroom. They only could give us one key for the four of us and they locked the outside door at 7 PM. this made it difficult for us not to travel together. Someone always had to be available to let the others back in if we went out later.

Conveniently situated and relatively quiet. I had been given a slightly bigger room as I believe it was a quiet period for bookings; I would have found a room smaller than that to be a little cramped. The facilities were adequate though the quality of the wi-fi and of the very limited choice of tv channels was a little frustrating. The reception and cleaning staff were very polite and helpful; my only misgiving is that there isn't someone there all the time. The contact number shown in the property is the same as the one on-line which I believe can only be called after 15.00, not very helpful if something arises in the morning.

Rooms were very small, stairs very steep and narrow. Staff helpful but extra charge for early check-in (40 mins) is that really necessary? We’ve stayed in better but this was far from the worst. They said to us at booking there was parking, there is no parking.

The property was wonderful. Nothing fancy but, quaint and quiet. The staff are lovely despite minimal interaction. The room I stayed in, (family quarters) was lovely. Although a the bathroom was a little small and the cupboard door doesn’t fully shut, it was exactly what I needed. Tea and coffee was provided, which was lovely. The property is located 20 minutes away from Waverley Station and roughly 40 minutes away from Edinburgh Castle, by means of walking. Good pricing in addition to the above concludes, that this is a good stay.

The place is quite and close to the Castle Good restaurant to go The little Charter Very good fine cuisine and very nice peoples As for the very good whiskey to bring back You have to go to Robert Graham Ltd for the best selection
