Drove around the property 3 times, on a one way with no parking at all had to rent another room, if you are driving do not rent the property

Nice hotel. No lifts to assist in baggage movement.

A lovely hotel with the most amazing views and absolutely lovely Well priced restaurant With delicious food. My Only negatives are the lack of Parking can be a bit of a nightmare and you can hear quite a bit of street noise if you’re in one of the front facing rooms. Next time I would try and arrive a bit earlier for a parking space and book a sea facing room for a little extra money

Lovely stay but perhaps a little overpriced for what you get. No breakfast included. The parking is a little bit away so it might be a struggle for anyone with mobility issues and bags.

Hotel was easy to find with amazing views of the Forth bridge. The one way system is a pain as was getting parked. The hotel was busy but once in my room no noise could be heard from downstairs. My room was well appointed with some nice touches like a Bluetooth stereo, the bathroom was also very stylish. Lots of little local shops were within walking distance all with the background of the bridge and Moray Forth, i was lucky to see a dolphin from the beach. Locals were friendly as were the staff at the hotel.

See unique, boutique, hotel with beautiful views of the water and the bridge restaurant right downstairs and another breakfast lunch restaurants on the premises. Had a great time wonderful property. Not necessarily a destination, but if you’d like to spend the night or two and relax, it is very pleasant.. it was our last night in Edinburgh. We needed a place to stay before we went to the airport in the morning and had a great time not in the middle of town however so you will need to get a taxi but if you’d like a place out of the way in quiet, this is very nice

Check in was easy and the hotel is connected to a restaurant. There is a very few street parking spots if you have a car. The hotel was clean, we couldn’t find the lift to get our luggage up so we had to walk it up the stairs. The room was nice, huge bathroom but beds were thin. It was good for our overnight stay. Being close to the airport was a plus.

Friendly staff, nice room, powerful shower in nice but small bathroom. Evening meal was quite expensive but very nice, full Scottish breakfast excellent. Great location. Parking a nightmare in the day. Payment by meter if your lucky enough to find a spot,free 5pm to 9am. I had to park 10min walk away after driving around the place 3 times.

Wonderful staff, delicious food in both the Samphire and Antico. And room 3 with the balcony was perfect. Bit of a 5 min walk from the nearest car park We definitely recommend this hotel.

I stayed a night as a solo tourist. I was pleasantly surprised at how clean, comfortable, warm and cozy the room was. I absolutely loved it and had a great nights sleep. 4 plump pillows, clean sheets and a very clean and modern bathroom. Loved being near the sea and walking the pier. The restaurant breakfast was also delicious. Cannot fault. Worth every penny.

What a find! We had a room overlooking the Fourth Bridge, amazing view. Clean and very comfortable, well appointed, smart room, great bathroom. Staff were all lovely, and food was great, we had dinner at Samfire. The town of South Queensferry is quaint.

Generally it was ok. The view from the room overlooking the bridge was spectacular. The check in staff were also very friendly and welcoming. Dined in the restaurant on night one - an early booking. One of the specials was already out of stock (6:30pm). During ordering I asked if I could order a full bottle of wine to have for each nights dinner (half night one, half night 2) was told it wasn't possible for night 2 as I "wasn't allowed to bring my own drinks to the restaurant" bizarre response, particularly when I pointed out that it wasn't my own and would have been purchased from them, but the chap reinforced the same point without the offer of any flexibility/solution. - end result was I didn't dine there for the 2nd night (when entertaining a party of 5 customers) and had a really nice meal at Thirty Knots just down the road instead. Having returned to my room after a days work I was expecting my room to have been "fettled." What I returned to was my bed slightly made - pretty much how I had left it. One dirty towel removed (not replaced), other used towels also left in place, no replenishment of loo rolls. Used glasses/cups not removed or changed and empty mini bar items 9just a couple of soft drink/water bottles) left on the side. Having paid £146 per night, I would have expected the room to have been serviced to a better standard.. Was an ok stay (mainly due to the stunning view and reception staff) but I would say I am unlikely to return.

Good sized room with a new clean bathroom. The views on the riverside are amazing. The staff was wonderful. They took good care of us

Super quaint little hotel with a fantastic restaurant downstairs that has a very beautiful view of the waterfront and bridges. Rooms were very clean and staff very helpful and friendly.

I've been working away on a weekly basis frequently this year and can say without any doubt that this has been the nicest place so far. Spotless room and ensuite, tea, coffee and biscuits etc spot on and the location was really nice. Hopefully my work books me in again. 👌

The room was clean and well presented. The staff were friendly and helpful. The cleaners did an excellent job making the room each day. The tea and coffee station was refilled every day. The only con would be the discomfort of the mattress, we could feel springs pressing into us and we found it uncomfortable. Other than this we were extremely impressed and would highly recommend the hotel and restaurant. We would stay again

Property was nice, clean and good use of space for a smaller property. Staff at reception was excellent - very kind and helpful.

Coffee cups in the room weren't cleaned after being used in the room - not a big deal but, for the price we paid, I would have expected this. Whilst wifi is available, it doesn't work in the bedroom - signal isn't strong enough. Lack of hanging hooks in the bathroom meant difficult to dry towels and the shower cabinet leaked. We put drinks and food on the bill but, at check out, a 10% service charge was added to every item on the bill - a pint of Belhaven Best that I ordered jumped from £4.95 to £5.45 - by all means add a service charge to dinner but not to every round of drinks and breakfast. Breakfast was 2 coffees, a 'wee breakfast' - 1 egg, 1 rasher of bacon, 1 sausage and mushroom, a bowl of granola, slice of toast and 2 orange juices - wow, £27.50 then add the service charge so over £30!

The temperature in the room was very warm. Our room faced a busy loud street. Next time I would find a room facing the water. Bathroom is beautiful and bed was very comfortable.

The balcony was great with the view. Room was small but has everything we need. We will come back!

I have two complaints. First, the inner stairways were unusually noisy at night -- people talking in the halls sounded like they were in my room. Second, and this was only due to the very warm weather, the room was very warm and stuff -- there is no air conditioning. I would add that the mattress was not up to standard either. No complaints at all about the people -- quite the contrary: they were really nice and very helpful.

In Rm 10 you can hear the kitchen extractor fan. Turns off around 22. 30

It is quite a nice hotel except for the bed. This bed was the worst I have slept in.

Everything here was great. The only slightly negative thing was that the room was BLAZING HOT when we arrived. The curtains were fully drawn and midday-afternoon sun had heated the room to sauna temps. Only one of the three windows opened about five inches so it took until morning for it to become a bearable temperature. Otherwise, everything was clean… updated, well maintained, and fresh. They had even made up the sofa bed for our son. We were able to check in about an hour early after 15+ hours of travel which was unexpected. Thanks to the staff at Orocco Pier for making our stay enjoyable.

The air conditioning was not sufficient. The room was hot and smelled strongly of mildew.

Staff friendly and efficient. Room modern and clean. Good food although didn't eat in this time. Wifi can be a bit slow. View only of a wall from window. Parking difficult as limited parking in street and no private parking. Great place though.

It was a wonderful stay in a beautiful area. The person at the front desk was so helpful in calling me a taxi at 4am,and I was able to make my flight because of her. The room was nice, the food was delicious, and they had a good selection of scotch

We stayed there the first day of our arrival and our last night. They were accommodating our first stay by allowing us to check in a little earlier as we were exhausted from time change and long flight. Food was delicious breakfast and dinner. Staff were friendly and welcoming. Would recommend this hotel and restaurant.

Very efficient friendly staff,in particular Heather got an upgrade for us at a little extra cost,everything was exceptional on both nights

excellent accommodations, outstanding restaurant, terrific location, and a very kind crew who went above in beyond in helping me locate a lost passport!

Overall, our stay was excellent. The room was very comfortable, and the view of the bridges in South Isensferrt was absolutely lovely. We dined at the restaurant and were very impressed — both the food and the service were great. Our only issue was with the check-out experience. I had an important meeting at 11 and we politely asked if we could have a slightly later checkout — just by 30 minutes to an hour. Unfortunately, the staff member at the front desk was quite abrupt and didn’t respond kindly. Her tone came off as unnecessarily sharp, especially when speaking with my husband. Other than that, we thoroughly enjoyed our stay and would consider returning.

Staff we’re absolutely amazing and did everything to make you feel at home. The kitchen went over and above to accommodate my no carb diet, Bending the menu to suit my needs. First rate, and I will be back many more times in future. That’s a guarantee.

Great location in the lovely town of Queensferry. Excellent food menu and good selection of drinks / cocktails and what a view over the river Forth. I really couldn’t fault it.

A nice hotel in a beautiful busy part of Queensferry, easy walking distance to plenty of shops, restaurants and the sea front. I had a street facing room and was initially worried it'd be loud, but it actually wasn't too bad. The staff were very helpful and the room comfortable. Would stay again if in the area.

Great location, great food and drink wonderful view

A beautiful hotel & restaurant set right the heart of South Queensferry within a 10 mile train journey of central Edinburgh. The perfect location with excellent facilities.

The location is superb -- in an attractive area of town, right on the water, with views of the local bridges. And the staff were amazing -- they accommodated our baggage before check-in, they advised us on the best way to get into Edinburgh, they booked us a cab to the airport for a very early morning, and they were incredibly friendly, helpful and responsive when we had a minor plumbing problem somewhat late in the evening. The rooms are tight on space, but they are completely worth it!

Enjoyed our stay in a lovely sea side town. Close to boat tours but 30 minute uber to Edinburgh.

Good location

Breakfast Waiter had black filthy fingernails, and overbearing intimidating personality. Green security light in bedroom kept us awake most of night. Breakfast poached eggs were COLD and drenched in vinegar. We went FOR the seafood restaurant, but it wasn’t open at all in our stay. Website shows baths, but we only given a shower room.

What can i say but what a place from the staff , the bedroom, the 5* breakfast ( you must have the best breakfast in Scotland) it was that good the stunning views of the forth bridge and you have definitely got 5* wedding co ordinators nothing was too much trouble

What a great little find. Beautiful location. Room was clean and a reasonable size. I didn't have a view, but it really wasn't a problem as all you need to do is walk out the door for the view. Food is delicious and well cooked service is very good and staff very friendly and helpful. My stay was wonderful, I ate in the restaurant every night and had breakfast there every morning too, until the last day, when I was working in the restaurant downstairs before I left and asked the server if there was somewhere I could plug my laptop in and the server said no as items weren't PAT tested. Now I totally understand PAT testing, however, I had been staying in the hotel for three nights and no one asked if my items were PAT tested for the hotel room where I was charging two phones and my laptop. It made me feel a little bit as if I was being asked to leave as I was fully paid up etc and my stay had come to an end. The restaurant was not busy, there were only two other tables at the time. I left and went to a coffee shop down the road where I made a purchase and worked for a couple of hours. This unfortunately put a damper on my otherwise great stay. I will however book again for my next stay in Edinburgh.

It’s absolutely worth getting a room with a bridge and water view - that’s what makes this special. With a restaurant below, it would seem only natural that breakfast might be provided, but it is at an extra charge. Therefore we ended up frequenting the sweet bakeries further down the High Street and having dinner at other restaurants. That would be the only miss that we saw Breakfast should have been included. Otherwise, front desk reception and cleaning attendants were very helpful - even held luggage for us while we picked up a car. Top notch stay in a charming little town.

The staff was incredible. Nice extremely helpful and my room had a fantastic view!! It was really busy in the restaurant and bar and they still had excellent service. It looks like a local place to dine drink and enjoy the sunset. I actually had the Mac and cheese because I wasn’t that hungry but oh my goodness was it delicious!!
