Waves Hotel NYE Beach - Newport OR

We like the location of this hotel. We have stayed here on and off the last few years and we are happy to see they are making an effort to better this place. We were also very happy to see the pool has been fixed as well as the sauna. Fair warning though, the walls are thin and you can hear everything. We travel with a noise machine which does wonders.

We didn't have a beachview, but a road/house view, which was fine. Room seemed cleanish, where you could see. Under chairs were not cleaned. No hangers in the room, but long hanging bar. Shower was decent pressure, but shower curtain rod needs a coat of paint. Pool building is in need of some major repairs. Ceiling has water damage. Sauna from outside looked like it has had better days. There was dirt, flat pool floats and garbage on the floor all over. The pool chairs were very cobwebby/spider webby. Pool and hot tub were a worn.

This is my 2nd time staying here. The View was Good..The Beds Comfortable. The Pool was Warm and The Hot Tub was Great. Both were Clean. The Odd: No phone in the room. No Maid Service my entire 3 night Stay.No door tags for Service or Do Not Disturb. I ended up using Towels from the Pool area. On 1 hand it was Peaceful on the other. FreshTowels would have been nice. I glanced at Breakfast and it really wasn't much available. I Would stay here again.

This was our second time staying here. Such a cute hotel. It has a beach feel. You can see the ocean from the rooms. The pool was clean and the hot tub was warm. There was a sauna as well. The staff was awesome and the beds are SOOO comfortable! We will stay here again

We had a great time staying at the hotel. We used the Pool, Hot Tub, Sauna, and enjoyed the Breakfast. We had a great view, besides the telephone wires in front of the window, and the room was comfortable. The pool building could use some updating as the ceiling is peeling a bit and the jets in the hot tub were inoperable. Overall it was a good experience and the employees were extremely attentive, informative, and helpful.

Everything was great but the sauna is broken

It had a pool, hot tub and sauna. There were no instructions on how to use them.

Literally made a last minute booking for this hotel. We were given a room facing the beach on the third floor. Fortunately there is an elevator and we found the room to be very clean and airy. Bed was a king and very comfortable. WIFI was typical for a hotel. A little slow but got the job done. Good in room coffee and included breakfast was delightful. Staff was very friendly and helpful. Restaurants in walking distance to the property. Indoor pool, hot tub and dry sauna with plenty of towels. Enjoy your stay.

The Ladies at check-in and breakfast are super great. Sadly, the noise from upstairs was very loud, like sliding furniture across the room loud.. Was also sad that the hit tub jets were not working.

The rooms weren’t the cleanest. Floors were pretty bad.

My room was very clean and nice. I had my dog with me and our room was right by the dog's area.

I was unimpressed by the delaminated, water damaged flooring, but the stinky black mold in the bathroom was the real showstopper. It smelled so strongly we kept the door closed and kept the fan on continuously. The shower water pressure was like a firehose, saving me time by both rinsing and brushing my hair at the same time. After my shower I attempted to dry off with an undersized, threadbare towel. I then was able give my family a show they didn’t ask for as I attempted to keep covered in said towel. On the plus side, the bed was clean and they appear to use a lot of bleach. The pool and hot tub were ok, seemed maintained well enough.The staff was super nice, I hope they can convince management to take better care of the property.

Clean rooms, bathroom, ac works well. The pool could use a little help but nothing effects it use just visual. Absolutely amazing for the price and will be staying again! The gal at the front desk was so sweet as well

The room was unclean. Breakfast was 2 hours late don't know what they served because I had to leave. The place was old but could have been much better maintained. Was not worth 160.00 per night off season. could have gotten a much better room for less money.

The gentleman at check-in was super kind & helpful. The woman who was cleaning rooms was extremely friendly & welcoming. She went above & beyond to make our stay wonderful. The property is not brand new...it is showing its age. BUT, our room was very clean & comfortable. The bed was amazing & my son loved the bathtub...said it was the best part of our vacation. Thank you for a great stay!

We have stayed here several times. Rooms are always clean and functional. Continental breakfast was good, husband loved the waffles! Good place to stay while in Newport. We will be back.

Not as advertised. Chose a room with a view & it faced a hill. Mismatched furniture, mismatched toilet seat/lid. Stains. I checked out 20 minutes after checking in and went to a different hotel.

Good location, short walk to the beach. Walls were pretty thin, could hear plumbing sounds if neighbor took a shower, or dog barking (early in AM). Personnel super friendly, front desk staff - nice! Would request upper floor room (view of water) if we decide to return. First floor - no view. My son loved the hot tub.

The bed was comfy, and the room clean. Great view from our room. Walls and ceiling didn’t buffer any noise. No frills - just close to the beach.

We were in a third floor corner room with a great view of the ocean. It was dated but clean. Only complaints - the wifi wouldn’t work nearly at all which I’m assuming is a distance issue because it worked if we were downstairs, needs some kind of booster. There are minimal outlets conveniently located in the room. There is no chain or other security lock on the door.

Our room was very nice and the bed was so comfortable. The view of the ocean was amazing but the staff was the best of all. She was so friendly! If i could have given her more stars i would have.

Clean rooms. Tub was small.

The place is nice and clean. The issue I had is that we could hear the people next door having a normal conversation. Walls are paper thin.

It was close to the Beach. The 3rd floor has a great view of the ocean. Most of the room was pretty outdated.

This was my 4th (maybe 5th?) trip to this hotel. So the fact that I keep coming back says a lot. This hotel is not new, it's not fancy. It's older, the elevator is... a trip. But it's clean and has an ocean view. The breakfast is fine (waffles, bagels, yogurt, cereal, coffee, and chocolate milk, etc), and the staff is friendly. It's got an ocean view for a majority of the rooms and I have enjoyed every visit. That said, I do bring extra hangers as there are no towel hooks and there are maybe 3 hangers in the closet area. The water pressure and hot water for showers was fantastic. Again, a standard (older) motel room, but the view and cleanliness makes up for the rest. Looking forward to my next visit!

The picture makes it look like there is beach access but it’s actually up on a cliff. The rooms have been partially upgraded… the mattress was good but the pillows were flat, the shower was good but the toilet was old, etc. The grounds are very neglected to the point it was kind of grow. However a newly hired ground crew was just getting started when I left. Also it was the only beach hotel available that was in my budget so I guess you get what you pay for.

To start there is only an elevator on 1 part of the hotel, the first night of our stay we were on the second floor and above us was a child who kept running around and bouncing a ball until late at night. In the morning i asked the front office to remind to the patrons that there was people below them, the employee told us they would be checking out that day. Fast forward to end of the day ot turns out the upstairs people did check out BUT checked back in and they put thrm in the same room above us. They told me to call front desk (no one there after 10pm) and they would move the family. We did not call. Child was actvie and running around till after midnight. We checked out the next day a day earlier and was not refunded anything.

We were running late to check in (check in is at 4PM, we arrived a bit after 8PM) and the front desk called around 7PM to make sure we were on our way. We were surprised to learn at check-in that there’s a $10 charge per dog, per night. We have 2 small chiweenies & stayed 4 nights, so getting an $80 charge after paying almost $700 for our room was a bit disappointing. We stayed in the double bed, ocean view room. The view of the ocean is nice but please know a building and power lines somewhat obstruct the view. The building is not shown in the advertised pics. You can hear the waves if you open the big window. Bees kept flying into the room during the day. The walls were very thin (we heard children running around and when 2 men were talking next door, we heard every word of their convo as if they were in our room. It was a bit unnerving). The beds, bedding, and pillows were comfortable. 4 pillows per bed was a nice touch. The tv was small but I may just be spoiled - plenty of channels to watch. Small microwave and fridge. The bathroom was well stocked. Shower had Dial body soap and Dial shampoo. Water pressure was weak but the water temperature was amazing. The shower head was unusually low, I’m 5’8 and kept hitting my head on it. Toilet seat had big cracks in it which felt a bit unhygienic. Breakfast had basic cold items but they do have a waffle station. Location is great & safe, short walk to the beach. Overall, we enjoyed our time and the staff were really pleasant.

The front desk agent was wonderful. The room had a great view and everything you need for a comfortable stay. The only suggestion I would have is for a lock on the door (not just the key-card lock).

Our stay here was a very pleasant and comfortable. The staff was very professional, polite and friendly. They went out there way to accommodate your stay and make it a pleasant stay. I would stay here again.

I don't normally write reviews BUT, Not the best experience, got called around check i asking if I was still coming, which struck me as odd until I got thee and there are people with reservations being turned away because they had over booked the rooms. Did not affect me but felt bad for the people that where ahead of me being turned away. Also felt bad for the young lady at the front desk trying to explain to people why they had a reservation but not a room.

The worst experience I’ve ever had A nightmare. Front desk young lady wasn’t at the front desk, she was repairing the pool and was the only person managing the hotel. Waited for 20 minutes, did not say hello and when I pointed this out she became angry and very rude. We argued and then arbitrarily cancelled my reservation and called the police arguing that I was threatening her! Maybe because I’m Hispanic. I was there with my wife and friends visiting from France. The police arrived and we were escorted out of the property. Wouldn’t recommend this hote

We checked in at the designated time and the front desk service was acceptable, but things quickly went downhill. I believed I had booked an ocean view room, but was given a standard one instead. When I asked about it, I was told it was just a regular room—disappointing, but I didn’t want to fuss. I paid a small fee to upgrade to an actual ocean view room, which felt like a win—until it wasn’t. After moving all our things and heading out to dinner, I missed some calls from the hotel. Turns out, the room I was given had already been assigned to another guest who just hadn’t put their stuff in yet. So the hotel staff entered the room, packed up our belongings without us there, and moved us to yet another room. This felt like a major invasion of privacy and completely ruined the experience. While the view was nice, the chaos and mishandling of the situation made it hard to enjoy our stay. Overall, a disappointing and frustrating experience.

The staff was great

We arrived late, at around 9:30 PM. The staff was not in the office anymore and they had a note on the door saying, if you need to check in please call this number. We are out of the country traveling so we don't have a working phone number. We had to find someone to borrow their phone call the office and ask them to check us in. When the staff came you could clearly see they were sleeping and they didn't even reply to my greeting.

Great location by the beach and fair price

The room was clean and the breakfast was decent and sufficient despite not having warm protein options. The pool was clean and great for a splash after the day at the beach. You have to walk about 4 blocks to access the beach but it wasn't a bad walk. Maybe the top floor has ocean view but the first floor won't give you that. Overall, for the price it was a great deal and I would go back there if I am traveling on a budget.

The location of this hotel is perfect. Walking distance of the shore and quaint downtown area.

The photos make this property look like it's right on the beach, but there is no beach access. The rooms are dated.

Easy and friendly check in. Ocean views for King Tide weekend!

We stayed here with our toddler and it was great! Easy stroller access to the beach and dinning (ate at the Irish pub with our stroller outside and it was great!) we would stay here again!

This motel is within walking distance to Nye Beach area, which has great dining options. There's also beach access at Nye Beach.

Comfortable room. I hoped for an ocean view, and I could see the Pacific over the top of adjoining buildings. Staff at check-in was great. The free breakfast was lacking for a diabetic. Waffles, sugary sweet cereals and yogurts were main options. I dined on a bagel and coffee. The Nye Beach area had great cafes and restaurants. Very nice area. Loved long walks on the beach.

Originally, we thought we could access the beach directly from the property as that’s the way the photoS look, but no. There is a big cliff between the hotel and the beach a few bars down the road you can access the beach.

Staff was great room was good great ocean view. The walk to the beach was like 3 blocks down turn then 2 more blocks wasn’t bad pictures all around look like easy beach access but there all up on a cliff in the whole area so you do have to walk. But for the most part it was good

Wonderful location for a few days away enjoying the sight and sound of ocean waves and sightseeing in the area. My room had a great ocean view perfect for viewing beautiful sunsets. It was very clean in a quiet location and had the usual amenities, i.e., in-room coffee service, toiletries, hair dryer, fridge, microwave. The bed was super comfortable. Breakfast was fine with great coffee and several grab and go options. Ample parking in a well lit lot. The staff I encountered were very pleasant, helpful and accommodating. I opted for an additional night's stay and would not hesitate booking for a return visit to the area.

The room and bed were comfortable enough for one night, but the property details were deceptive and the customer service was poor. First, despite the name "Waves" and the profile photo that looks like it's on the beach, there is no access to the beach anywhere within walking distance. There's a cliff there, and it's all blocked by private buildings anyway. There's also no ocean view. Maybe on the third floor, you could see a little peek-a-boo view over the roof of the building across the street. I don't know. I wasn't up there. Worse than that, one of the main reasons I booked this place was because it had free breakfast. I was in town to watch my daughter run a triathlon. It started early, so an included, and fast, breakfast was essential. When I checked in, the lady confirmed there was breakfast. But at 7:30 the next morning, the lobby was still closed. There was a man sitting at the desk, and he just glared at me and the guy next to me also looking for breakfast and pointed to the sign on the door, which said "Office Hours: 8 am to 9 pm." So . . . no breakfast. I didn't have time to go somewhere else, so I settled for a gas station granola bar. I definitely would not have stayed here if I had known about EITHER the lack of ocean access/view or no breakfast until 8 am.

Rooms were clean and the pool was a fun area for kids. The office is not 24 hours and breakfast does not start until 8 with a very limited selection. Hotel was a 5 minute walk to the beach which was the best part of the hotel.
