Easy to find great location with secure car parking on site - this is an extra charge per day if you wish to use it- it’s convenient. For small to medium cars only. Excellent room size & great air conditioning, good kitchen well stocked if you want to self cater, very good bars, restaurants, cafes & shops really close by. The washing machines are cheap & the handles break easily, be careful if using. Would stay here again.

Great central place to stay in Edinburgh. Had everything we needed and more. Only problems was they need to extend the sensor timing in the bathroom. Lights continually go out if youre in the shower or on toilet!!

Good location, clean, comfy bed. Dishwasher an well equipped kitchen. Shower was super poweful as well! Check in / check out was straight forward. Room quiet enough even though it was bottom floor next to entrance door. Parking is done through 3rd party and was expensive so went elsewhere.

Cleanliness, accommodations, space and features were excellent. Location was great and access to dining and tours was great. Our only difficulty was in getting the drier to dry and, since the extra coffee was left out for grabs, there was none left when we needed it!

Fun being next door to Oxford Bar or Ian Rankin/Rhebus fame. Kitchen supplies limited. Had some issues with washer- it was repaired. The drier setting did nothing so hung clothes to dry.

The apartment itself was just too hot, we opened the windows, but they dnt open very much, we were ok in main bedroom as we had aircon. The bathroom light only comes on if the fan is left on, which if ur sleeping on sofa bed it’s loud!! The dishwasher still had cups in from previous stayer. We had to collect a loo roll from down stairs ( 1roll should be in the apartment ready) overall it was a great stay, close to centre, everything we needed. Check in was a faff, due to the iPad not showing we were staying. But just call the admin team they soon sorted it. Overall pleasant stay.

We stayed in Apartment 8 and the first thing that must be stated is that there is no views out the windows. They are frosted for privacy ... BUT... the location is very central and a short walk to Princes St and about 10 minutes to the Castle. Theapartment is spotlessly clean and stylish. The beds are comfortable. The kitchen is well equipped and there is a washer and dryer and fridge and stove. We had to book with short notice and the price was excellent. Be sure to go online to book a parking spot. We thoroughly enjoyed our 3 day stay in our room without a view! ❤️

The property was within walking distance of most everything I wanted to do which was nice. Management was also fairly responsive to messages I sent. The downside though, the room we stayed in was not super clean. There were food crumbs in the kitchen and hair in the bathroom sink on arrival. Our shower was also broken and we told the on site staff member who did not address it so we were left with only the bathtub for a week.

I chose this property over others because it advertised laundry in the rooms, so this was an important feature halfway through our travels.The machine was a very tiny all-in-one washer and dryer. The dryer cycle didn't work at all. I ended up having to take a bus to a Laundromat and pay £24 to have our clothes laundered. The bedding and bathroom had random pubic hair, and hair stick to the shower walls and a slow drain in the shower was off-putting. I told the person on staff about my concerns, and her approach was along the lines of, "yes, that's what happens" and made no move to fix anything or offer alternatives.

Unfortunately our stay in this property wasn’t what we expected. The kitchen cupboards were dirty including some of the provided dishes and the washer/dryer didn’t work. We also had an issue with the shower where the hot water stopped working, although they were quick to fix this for us. Overall it was a good location but I won’t be back.

Where to evern start? Upon checking in, there we a MAJOR issue with cleanliness. The room was DISGUSTING and FILTHY. It also had broken and missing amenities. Dirty cooking utensils, moldy water in the kettle a dirty bed. The cook top glass was broken. There was caked on dirt on all the edging Dirt and filth on the walls Damaged walls The bed had literal dirt and soil in it. The lamp shades were thrashed. I immediately went downstairs to the lobby and the staff showed me similar condition rooms with a rude attitude, said theyd show me some better ones the next day. That was unacceptable as i would not be sleeping in filth even just for one night, i immediately contacted expedia and checked out, tho the hotel denied MULTIPLE requests directly from expedia for compensation

The location is in the city center and walking distance to everywhere. However, it is not a very clean hotel. There was no bathtub in the bathroom as shown in the photo. You must specify this preference in advance. Kitchen facilities are adequate but not very clean.

The property we stayed had worst maintenance without extra bed set and not cleaned with hair and bad stains. Washer and dryer had bad smell with molds. Started with allergy itching sleeping in the bed. I won’t recommend booking back this.

I stayed here for 2 nights and it was lovely. Has everything you would need and is a short walk to city center and some beautiful local parks. It was very clean, AC worked well, good working hot water. It was a lovely stay.

Room size was perfect for what we needed. I was a bit leery of checking in with no staff on site but it was actually quite easy and the instructions were clear. We had 1 bedroom plus pull out couch. Couch definitely needs to be replaced. Every time we rolled over it made a horrible creaking noise. Plus you could feel the springs. Dishwasher was full of dishes when we arrived. Although they were clean, we still had to unload before we could use it. Good proximity to all the attractions and restaurants you could want. We walked from the train station which was also fairly close.

The staff were super helpful and managed to move us to a room with a larger bed as a double is just too small. The only downside was the new room had an adjoining room and therefore was not as soundproofed - we could hear the next room clearly which was disappointing. The main point is to stress how helpful and accommodating the staff were in ensuring our comfort and ability to get some sleep so for that I am grateful.

Perfect location, can not be better! Our room was on the ground floor and the windows was covered with blanks so we had no view and the room was very dark, which made us not want to eat in any night. Otherwise very comfortable, little bit old furniture but OK. Very nice with complimentary coffee/tea. Easy check-in and check-out.

We thought the property was great for our purposes. We loved the location - it was walking distance to everything we needed to explore Edinburgh and the surroundings. The only complaint we had relates to the noisiness of the guests of the Oxford Club - our flat was the closest one to that establishment and it could rowdy in the evenings. If we every stayed here again we would try to specify one of the flats on the far end and/or on the backside of the building. We were on the front side of the building and the sound of cars going over the cobbled street at full speed was annoying - being on the back side might help.

Excellent location near local restauarants and bars while still being close enough to tourist attractions. Easy automated check in and a pretty big room. The air conditioning was only in the bedroom and fire doors made it hard to keep them open so the other rooms got stuffy.

I would like to mention Liam and Linsey who were both extremely helpful when we arrived at the hotel. Liam went out of his way to sort our rooms out and assisted us to our rooms. Linsey was also super helpful on check out. The hotel was in a great location and was great for a big group of friends who were doing a charity walk. Friends from Ireland too details as said they would stay again.

Very nice place. Good location. Only thing bad was our room was right by the entrance door to our floor. A group of people staying next door would be so loud coming in at 3 or 4am. Plus slapping doors. We asked for some items. Never got them. So we had to go downstairs again to ask again. The guy at the desk on Friday was a big help.

Where to evern start? Upon checking in, there we a MAJOR issue with cleanliness. The room was DISGUSTING and FILTHY. It also had broken and missing amenities. Dirty cooking utensils, moldy water in the kettle a dirty bed. The cook top glass was broken. There was caked on dirt on all the edging Dirt and filth on the walls Damaged walls The bed had literal dirt and soil in it. The lamp shades were thrashed. I immediately went downstairs to the lobby and the staff showed me similar condition rooms with a rude attitude, said theyd show me some better ones the next day. That was unacceptable as i would not be sleeping in filth even just for one night, i immediately contacted expedia and checked out, tho the hotel denied MULTIPLE requests directly from expedia for compensation

Property need and update. bathroom tile was loose making a hazard situation. also bad communication clerk wasn't help full at the check in on the day of arrival. we where lucky that after 4:00 pm property manager was on the property to open the luggage room. other wise we will be with out clothes for a day.

Auto check in was a night mare as we did not have connexion to call since it was not working. No cleaning during the full stay. This place is the minimum you can have and the price doesn't match this minimum since it is very expensive.

We thought the property was great for our purposes. We loved the location - it was walking distance to everything we needed to explore Edinburgh and the surroundings. The only complaint we had relates to the noisiness of the guests of the Oxford Club - our flat was the closest one to that establishment and it could rowdy in the evenings. If we every stayed here again we would try to specify one of the flats on the far end and/or on the backside of the building. We were on the front side of the building and the sound of cars going over the cobbled street at full speed was annoying - being on the back side might help.

Only a short walk (5-10m) from Waverley Station, sovery central. Apartment was spacious and clean. Bathroom had a good sized shower. Eady to register check in and check out. Is right next door to The Oxford Bar, John Rebus' lical watering hole.

Good location, clean, comfy bed. Dishwasher an well equipped kitchen. Shower was super poweful as well! Check in / check out was straight forward. Room quiet enough even though it was bottom floor next to entrance door. Parking is done through 3rd party and was expensive so went elsewhere.

We stayed in Apartment 8 and the first thing that must be stated is that there is no views out the windows. They are frosted for privacy ... BUT... the location is very central and a short walk to Princes St and about 10 minutes to the Castle. Theapartment is spotlessly clean and stylish. The beds are comfortable. The kitchen is well equipped and there is a washer and dryer and fridge and stove. We had to book with short notice and the price was excellent. Be sure to go online to book a parking spot. We thoroughly enjoyed our 3 day stay in our room without a view! ❤️

How this hotel is labeled 4 stars is beyond me. When we walked into the room we immediately saw stains all over the carpeting. The wall was covered in stains (one looked like a smushed bug), food, scuff marks. The pictures did not match with real life at all. The positives- washer/dryer in the room, the bedding was clean, as was the bathroom. Really good location, central to a lot of attractions/restaurants/shops.

A great location but a few issues with the room and late-night outside noise was a bit challenging. We had a room that was overlooking the alley, it was super noisy with a local pub staff taking cigarette breaks during the evening, emptying glass bottles at 2am etc. We had friends on the other side that slept well so i would suggest requesting a road-facing room rather than alley, Also, our shower broke and they didn't have weekend maintenance - with two kids a bit challenging, although to be fair the host did find us a spare room to shower for one of the mornings. Also, the rooms felt a bit dated, grubby walls etc. However, the location is perfect and you within walking distance of everything.
