Perfect location super clean breakfast included and bike rentals on the spot. Percfect

I went a couple of weeks after Labor Day. No people. But beautiful access to the bay and ptown bikes on property for everything else. Clean. Staff was kind and helpful.

I like that the beach is right across the street. I like that the property has ample parking. The staff were great, nice and polite.

This hotel is great for the price. Clean and updated and nice chairs out front and beach chairs available too.

Practically a private beach across the street with chairs already set up. In addition they had beach chairs for you to take and use elsewhere. There are rentable electric bikes at the hotel as well as a nice gym and comfy water view chairs outside each room. The rooms are small but have everything you need.

Views of bay from room and seating area in front of room. Well managed, everything works, great value this (September) time of year. Also, really nice workout room and lovely complementary coffee in the morning. Easy walk down commercial to action, but removed enough to be quiet at night. Not a criticism,, but the rooms are small so if that is important to you, be aware.

Was a lovely location across from the beach with umbrellas and beach chairs. It was quiet and convenient with free shuttle bus fifteen minutes to Provincetown. Highly recommended.

It was recently nicely renovated. We had an upstairs suite that was mostly roomy & the beds were comfortable. The bathroom was a bit tight & the couches weren't very comfortable. It didn't have the outdoor lounges to enjoy the ocean front view, but large picture windows. Unfortunately they didn't open due to broken cranks. There is a small but nice fitness room on the property. The treadmill wasn't working at the time but there was an elliptical machine & Peleton bike available. The staff were all friendly, pleasant & helpful.

Very clean and updated. Great location across the street from beach and walking distance to downtown. Bus stops in front of hotel and runs all over the area.

Black mold in the a/c unit. At night it is impossible to get the room dark due to poor shades and internal room items that emit light. Expensive for the value

I've stayed at The Breakwater three years in a row for Christmas. The staff members are kind, friendly, and always available to help if it's needed. I don't think there is a bad view since the hotel is situated right across from the ocean. The rooms are bright, clean and comfortable. I can't wait to return next year!

This motel has been tastefully renovated over the past 5 years. The rooms are a good size, even with 2 queen beds. Super clean with comfy outdoor lounge furniture for each room. Very convenient drive to the seashore beach and Provincetown center. Loved being able to walk across the road to the bay shore. The room walls are a little thin but neighbors were considerate. Tiny sink in the bathroom! … decent sized shower. Would recommend this hotel to anyone, but maybe not with kids (no pool or play area except the beach across the road).

The motel maintains bright outdoor lights outside every room all night that can’t be turned off and can’t be shaded by the thin curtains or the door

Friendly staff, nice room. The bathroom though is extremely tight. Literally no space around the sink. Everything was clean and the beds were comfy. We worked around the bathroom issue. Beautiful spot!

The rooms are very small, but the lounge couches outside the rooms are amazing! The shuttle stops right outside the property to town, and access to the pool next door was awesome. The beach is great, but be aware that there is a lot of seaweed (best to explore at low tide). The staff were all so kind and accommodating.

Great stay, except blackout slides needed on the glass doors! Like trying to sleep in the daytime with the outdoor lighting!

Was a girls trip 2 rooms 4 people. Rooms were nice, beds were comfortable and service was great. Very friendly and accommodating.

The front desk staff Joe was very kind and helpful. Will definitely be staying here when ever we are back in Provincetown.

I had an extremely pleasant experience at Breakwater. Even before I arrived, the property manager called to give me specifics aboutparking and check in, which was seemless. I will definitely stay here again!!

Horrible customer service at this hotel. Stayed 3 nights with my family. Returning to our room after our first night and following day, I noticed our room had not been cleaned. Went in to management and they apologized and told me that I should have been notified that they only clean rooms upon request and that it was too late in the day to have it cleaned but they would be sure to clean it the next day. Didn't happen. Got back from the beach the next day to a dirty room. Went to management and all they could do was give me a "sorry." Not the way to treat a customer that paid nearly $1500 for 3 nights. I could get a condo with multiple rooms for that price. The only thing you don't get when you rent a house is the house keeping but you don't get it at Breakwater either. I asked the manager if he was going to be in my final morning to talk about the situation more he said yes. The problem with this hotel which I figured out later is the front desk isn't open until 8AM!! Guests are locked out. Oh, and there isn't a phone in the rooms to dial for the desk. None of this was explained to me when I checked in. My family left at 7P45 that morning(not early in my world) so I didn't talk to the manager. Did the management attempt to call me? NO. Did they refund any part of my stay? NO. For a hotel with tiny rooms and the smallest bathroom I have ever been I would think customer service would be a priority. Avoid this place. There are plenty of other options on the Cape.

We loved everything about this motel! Everyone was friendly and helpful excellent breakfast provided daily. Very dog friendly highly recommend

The Breakwater is a wonderful place to stay in. First of all, the customer service is hands-down above and beyond most of the places I’ve ever stayed in. The location is spectacular, you just look out the window and see the water. The room was clean, neat, and pleasant. The bed was comfortable. The sheets and bedspread were also very nice and easy on the eyes. White linens with a solid blue bedspread that is tucked under beautifully. There was a refrigerator in the room and TV. The shower water pressure was wonderful. I would stay there again in a heartbeat and I am happy to very highly recommend it.

Overall excellent experience except when we arrived there was no one there to check us in. We had to call and then the guy called me back to tell us where our cards were. This was at 4:30 pm. But the stay was excellent.

This small single sorry motel has wonderful view of the beach and outside the crush of downtown Provincetown

We had a great stay, and would definitely stay again. It was a little further to town than we thought, though. Walkable, but maybe not for some.

Nice cozy room, great A/C, great location. Literally steps to a great, low-traffic beach, and so close to all the Cape has to offer.

We loved our first stay at Breakwater. We were pleased with the location. It was convenient to town and dining. The beds were very comfortable. Honestly, it was tough to leave in the morning. I could have spent the day in bed very easily. The view was wonderful. There was a musty smell in the room when we arrived, almost like cat urine, but after some time with the window open it dissipated. Overall, it was a very lovely stay and we look forawrd to returning.

Hello! For the breakfast, there is almost nothing to eat, only hot water, coffee and some fruits.

It was a good place to park. The rooms were small but clean and easy to I to if you had luggage. No pool but knew this. I would not call what they did breakfast. It was basically cold cereal and muffins

This was my second time at The Breakwater and I was not disappointed! The rooms are fresh, clean and comfy. The views of the ocean are amazing made even better by the loungers outside the rooms and the chairs across the road overlooking the beach. The front desk staff is amazing. Joe is very thorough and friendly and he takes requests very seriously! Even the other people there were incredibly friendly, saying “hello,” chatting outside the rooms. The continental breakfast had some of the best muffins I’ve ever had! I would not hesitate to recommend this place. The location is divine and just a short but scenic ride to anywhere in Provincetown. I look forward to my next stay there and I just arrived home yesterday!

Spent a beautiful late October stay. Perfect location directly across from ocean. Easy walk through charming east end into shopping and dining Appreciated helpful Joe at the front desk, delicious morning muffins, and a clean, well decorated room. Have already recommended to family and friends.

The ocean view was beautiful. Breakfast was perfect. The room was clean and comfortable.

Old time motel vibe with updated room and bath. Comfy outdoor seating to watch the water from your room, chat with the neighbors. Walkable to Ptown shopping and restaurants. Complimentary breakfast is ok but not great.

Would stay here again in a heartbeat. Right on the water. Room was spacious. Great breakfast. Lots of towels.
