As long as you know that this is not a hotel, no front desk, and make arrangements for check-in then it is fine. I for some reason didn't read the fine print and got there and it look like a neighborhood apartment, and waited for 10 min trying to figure it out, luckily the person in charge came along and got me to check it.

This was a really fantastic property! Only stayed one night as me and my partner were at a concert, but we were really impressed by it! The rooms were clean and so was the bathroom, the breakfast was amazing and it’s a five minute walk away from the tube, which gets you everywhere! Didn’t even feel like we were in London, it was so cozy. Lekha is a wonderful host, attentive, kind and really welcoming. There is no lift at the property, but as a part time wheelchair user who can do stairs, it was really accessible for my needs. Lekha was really understanding and kindly put our room on the first floor, and offered me storage space for my mobility aids downstairs. Would 10/10 recommend and will definitely be back!

A lovely property in a quiet area close to Belsize tube station bars and shops. Our host was great with good communication before and during our stay. The room was clean, cosy and the breakfasts were excellent. For those who are less mobile there is no lift and the stairs are quite steep. We would happily stay here again as it is a good base to travel in for Central London.

Magnificent B&B. Clean, comfortable. Only downside (if I can think of any) is that there is no elevator and one has to climb up the stairs with the luggage). Great host and super tasty breakfast.

Lovely, comfortable guest house. Lekha, the hostess, was very welcoming, friendly and helpful. A very tasty breakfast was served by a lovely, cheery chef. Only downside would be the stairs as there isn't a lift but they are not steep and you are advised of this on the website. Easy access to the underground for commuting. Would definitely stay here again.

Really good location for north London, especially close to reach Camden. Simple and comfortable accomodation. The host was welcoming and polite. The only minor issue encountered was the shower pressure in the morning was too low to take a shower but on the evening it was fine. I didn't have the breakfast so can't comment on this but there were a couple of great breakfast eateries just around the corner.

Very handy quiet location-convenient for shops and tube. Very welcoming staff, super breakfast and clean facilities. We managed the steep steps ok but less agile visitors might consider them a bit challenging. Overall, the accommodation is a real find and highly recommended.

Had a very enjoyable stay at Primrose Guest House. The owner was super helpful. Breakfast was delicious and fast. I would have given this establishment a 5 except for having to drag very heavy luggage up a flight of stairs.

I stayed in Primrose Gardens with my daughter in the standard Twin en-suite room. We booked 3 nights and only stayed 1. We found our room to be small, dingy, and in desperate need of updating. When I asked to drop our luggage an hour before check-in, the owner asked us to take bags into our room and welcomed us inside. But it hadn’t been cleaned yet. She then provided us “fresh” towels which she lay on top of the still dirty beds. Although the room was cleaned later, this was a really bad start to our stay. When we officially settled in, we found our beds to be really stiff and uncomfortable. And the room was clean but depressing. My daughter and I kept looking around and noticing spots where paint or wallpaper had chips or marks, spots on the carpet, stains on furniture. No A/C - we had to leave the window open and bugs came in. Walls were thin and it was noisy until other guests went to bed. We decided to book another hotel and transferred there after just one night. It was that bad. I asked for a partial refund but unfortunately it was nonrefundable. So we paid for 2 additional nights without staying there. The owner offered a “free night if you are still in London.” That made no sense because we had paid 2 extra nights. The only positive was an outstanding breakfast. This was not, however, enough to make up for everything else. Our next hotel was part of a chain, but it was cheaper, cleaner, and more comfortable!

Would recommend them looking at the "add ons" within the room as there was very little shampoo left and one body lotion. Also a few "straggly hairs". A quick courtesy call beforehand rather than a "Hi, when are you arriving tomorrow?" text would be preferable too. All in all - and okay stay.

I stayed two nights at this property as I was attending a course locally. The owner was very welcoming and helpful. The room was spotless and big enough for my requirements. The cooked breakfast was delicious but other options were available. The area seems to be very quiet and the property is a short walk from the tube at Belsize Park.

Great location, quiet area. Wonderful welcome, nothing was too much trouble. Comfortable bed, spotlessly clean throughout, lovely breakfast cooked to order. Can't fault it. Will be staying again when I am in the area.

I stayed in the one-guest room. The room was clean and comfortable. Excellent breakfast. Close proximity to Belsize Park Tube station, which made it easy to get around. Quiet, safe neighborhood. Kind staff. I would stay here again.

I enjoyed my stay at Primrose Guest House very much because it gave me the feeling of being at home. Everything I needed (plenty of space in wardrobe to hang all my clothes, iron and ironing board, outdoor shoe container, luggage rack, full length mirror, shelves in bathroom cabinet, a choice of pillows, comfortable comforter, a garden view) was arranged compactly in my small room. Warm and cozy with the extra perk of having window open a few inches at the top to allow fresh air to circulate 24-7. The room was clean, with a comfy bed and a great walk-in shower. Lekha was very accommodating and responsive with her communication. Newton cooked a lovely breakfast and was a great conversationalist, a delight to have a chat with over breakfast. The location was superb, with only a quick walk to the underground and a short journey into the heart of London. Thank you for a great stay.

Lekha and Milton the cook took excellent care of us, responding to questions and sharing suggestions how to navigate to places around the city. The guest house is located in a lovely neighborhood where it felt safe to walk well after dark. It is a short 15 minute walk to the tube, with nice restaurants and neighborhood shops nearby. The property is neat and well looked after with comfortable beds, but the room we had was pretty cramped and furniture a bit 'tired' looking which is the only reason I didn'a rank them with a '5'. That said, we wouldn't hesitate staying there again in the future! Just a point of confusion because the main photo used for Primrose Guest House appears to be of a Camden Town canal which is a completelly different community. We thought it might be a block or two away.

Lovely owners, fantastic breakfast. Couldn't get wifi on top floor and room next door was a tad chatty which you could hear but is to be expected in older buildings. Lovely safe area, easy walk from tube and owners were lovely and so helpful.

Lekka is a super hostess...available as needed, helpful, and collaborative. Newton is a flexible and witty person. Everything is made simple and easy for guests, like access to the building, ability to grab a coffee, a sweet bookshelf, little things that mean a lot. The rooms are tiny but clean and with everything you need, beds were also tiny and could use a mattress flip...mine tilted quite a bit. Two different pillow types reminded me of the fancy hotel I've been in. Overall a great experience. Thank you Lekka and Newton.

Lekha and Milton the cook took excellent care of us, responding to questions and sharing suggestions how to navigate to places around the city. The guest house is located in a lovely neighborhood where it felt safe to walk well after dark. It is a short 15 minute walk to the tube, with nice restaurants and neighborhood shops nearby. The property is neat and well looked after with comfortable beds, but the room we had was pretty cramped and furniture a bit 'tired' looking which is the only reason I didn'a rank them with a '5'. That said, we wouldn't hesitate staying there again in the future! Just a point of confusion because the main photo used for Primrose Guest House appears to be of a Camden Town canal which is a completelly different community. We thought it might be a block or two away.

The room was fine and the bed was very comfortable. What is the hewel is the owner . She is really lovely , makes you feel at home. Uses everyone’s names over breakfast. Also she was cooking the food and . I would def go back. It’s a nice area. Maybe a little out of he london action but in a nice way I prefer that .

My daughter had a long layover in London and was excited to get in around 6, check in and walk around the city but instead had a three hour flight delay and major problems with her phone. Even though she didn’t get there til almost 11, by some miracle she was able to get checked in, safe and sound.

Lekha was a wonderful hostess for our visit. When we couldn't find a place for Xmas dinner, she invited us to share her family's with them. And that before even meeting us. Gracious and helpful, and always friendly. The room was clean, and large, and all the facilities well kept up. And breakfast cooked to order by Newton was always a treat. Won't find a better guesthouse in Hampstead or anywhere in London. We'll be back. Thanks Lekha

Great B&B. Clean and comfortable, in an area of London that is quiet and just outside of the buzz of the city centre... but with easy and quick access everywhere via the tube stations at walking distance nearby. I'd definitely stay again if in the area.

Very close to the Underground, shops and restaurants. Nice quiet neighborhood with lovely old homes. Lekha Was quick to responds to messages and phone calls, she was so nice and very accommodating. We have recommended to friends and would stay with her again.

A great location and area of London within a five minute walk to the Beisize tube station. Lehka was very kind, hospitable and accommodating. A very comfortable bed and quiet location. Highly recommended and we’ll definitely stay there in the future.

A wonderful, small guesthouse in a very quiet yet convenient area of London. Short walk to the underground station in one direction and lovely parks in the other. Lekha is a perfect host and the breakfasts are excellent. Won’t hesitate to return and recommend.

A lovely guest house situated about 10 minutes walk from Belsize Park tube station and 20 minute walk from the centre of Camden town. Nice comfortable room, lovely full cooked breakfast in the morning with all the things I could want. A reasonably price in relation to other parts and hotels in London. Will use again.

Really good location for north London, especially close to reach Camden. Simple and comfortable accomodation. The host was welcoming and polite. The only minor issue encountered was the shower pressure in the morning was too low to take a shower but on the evening it was fine. I didn't have the breakfast so can't comment on this but there were a couple of great breakfast eateries just around the corner.

The Primrose is extremely restful, which is such a relief when in London. Quality bedding in a quiet, old-fashioned setting, with very helpful managers running the place. Lovely area for cafés & restaurants. Tube not a far walk. Enjoy.

Primrose house is a quiet little guesthouse. It was perfect for our stay. Had everything we needed. And the breakfast was beautiful, offers cereal, a cooked breakfast and any requests you might have, heard another customer ordering omelettes. Hosts are really lovely and make sure you have everything you need. Few minute walk to the tube station. We will definitely be staying again.

Great Location in terms of local amenities and also distance from Tube, its probably 10-15 minutes from Kings Cross so well connected. The room was a decent size, the bathroom was also a decent size, the shower was a double one which is unusual and had all the relevant towels and toiletries. There was a good selection of Tea, Coffee Water, there was spare pillows, ironing board and iron and a full size hairdryer, so everything you need really. My only minor criticism of the room was the TV was very small (probs about 14") for the size of the room, but it is a minor point to all the pluses. The most surprising was the inclusive breakfast, was cooked fresh, they had meat and veggie options, plenty of drink selection, great start to the day.
