No parking close. 15 minute walk in the rain from parking they use. No loading/unloading near Hotel.

Overall good. Good service, and great location. Only thing missing: a little fridge/minibar.

Breakfast menu simple cold cuts, hard and sift boiled eggs, pastries, apple, banana ,oranges kiwi, mixed fruits salad, coffee tea oranges juice, apple juice, bed with 2 pillow. WIFI in the room slow. I dont like going up to 12 steps stairway before you can reach the check in counter. I was carrying 2 luggages. Staff were nice. The location of the hotel is convenient near bus stops, shopping centers and restaurants .

Location was perfect, convenient walking distance to everything we wanted to see and do, includi g the train station and bus from the airport. Rooms were comfortable and cozy, bathrooms were very well appointed. Lobby bar had a pleasant vibe. One elevator was out of service so stairs were difficult to negotiate with luggage. I can't imagine how someone with mobility issues would be accommodated. All in all we'd recommend it and consider staying again.

Great location. Very basic and functional room. Parking is a long walk 15 minutes or more. Elevator is over busy and breakfast is very crowded. Staff is wonderful and room was clean. Price was very high. If you want to be in tourist area it’s a great hotel to choose

The layout was weird and definitely wasn’t a fan of the weird split level steps.. which I get they can’t change, but after a long day of traveling it sucked to carry luggage down multiple mini steps

Great location. Nice bar to relax in after a day seeing the sights. Friendly front desk and room was very comfortable.

Did not like inability to control room temperature accurately. Did not like that there wasn’t a telephone in the rooms, which required us to present to the front desk with issues or requests. Did not like that no refrigerator was in the room. A shared refrigerator off the lobby area doesn’t help if people with medications requiring refrigeration are staying at the hotel.

This hotel is just average. The layout is a maze. It’s comprised of two buildings connected by a walkway on the fifth floor. This means going up the escalator, walking over the bridge and then back down to whatever floor if you’re in the second building. It was really inconvenient to manage luggage up and down the stairs. Breakfast buffet was excellent and reasonably priced. I loved the area - just between Old Town and New Town. But it can get noisy at night with rowdy neighbors. No A/C in the room - only way to cool down is by opening the window in the bedroom. No phones in the room either, so need to navigate the maze to travel all the way down to reception to ask for assistance, like with extra towels and toilet paper and the like. Overall, it was an ok stay - nothing to write home about.

Clean room.

First time in my 54 years that I have refused to stay in a hotel room! £199 for 1 night’s stay, looked really nice on site so booked. Photos are deceiving! Room 521 overlooking Princes Gardens, first impressions ok. Went to put my jamas under the pillow, pulled back duvet cover, I found a dirty mark on sheet. Initially thought it was a washed in stain, it wasn’t! This caused me to pull sheet down to look at the mattress protector - several what I assume to be urine stains, pubic hairs and head hairs. This bed was an absolute biohazard!!! Absolutely appalled. Initially told I would be moved rooms, then told no rooms, then told I couldn’t be refunded, to enable me to book elsewhere! At which point, I put my foot down. I wasn’t staying and I wanted a refund. I was refunded and thankfully was able to book elsewhere, although that was a process as only refunded £99 when I said it was £199 I was asked if I’d booked 2 rooms? Staying 2 nights? No. Room rate was £199 and had to bring out actual booking email to prove what I’d paid. I usually stay in Premier Inn’s in Edinburgh (unavailable when booking as last minute) and I honestly thought this was going to be a much better experience, based on photos and reviews. How wrong I was. You couldn’t pay me to stay here again, or indeed ANY Motel One.

Our bedroom was spotless and the bed was very comfortable. The staff were friendly and helpful. Motel One is in a very good location, as Princess Street is just across the bridge and The Royal Mile is up the a hill next to the hotel.

I loved this hotel! It was just across the street from Edinburgh Waverly station and minutes' walk from the Royal Mile. Despite being near all the touristy spots, it was quiet in the evenings and night. We didn't have a room with a view, but our room was quiet and extremely clean. The room was smaller than most standard rooms, however, we only were there for bed. We opted out of the breakfast since there were cafes nearby but the breakfast spread had a wide variety. Many staying there were German since it's a German brand hotel. It was honestly a pleasant experience and if we're back in Edinburgh, I would stay here again!

Wonderful hotel. So convenient to everything on the Royal Mile and also to Waverly Station-2 minutes walk across the street to catch our early AM train for London! Very clean, friendly and helpful staff!

The location of the hotel was excellent for the train, transit and the sites of Edinburgh. Our room had a smell of old smoke. It definitely took away from what would have been an excellent experience.

REALLY not a comfortable room. Absolutely no shelves, drawers, or a closet at all. You have to live out of your suitcase.

Great location and very friendly staff who were accommodating when we asked to leave our bags at the hotel as our flight got in at 11:00am and check in was not until 3:00pm. Our issue was with noise. We were in room 201 and when we checked in on the first day at 3pm, we went straight for a nap. Right next door, there was very loud banging, footsteps, etc. it sounded like someone was just throwing things against the wall. Needless to say, we did not nap. When we left the hotel room again, we asked the front staff who told us that the cleaners store their materials right next to our room but that they only work until 5pm. We were also told that when guests request a quiet room, they're given room 201. While the cleaners did stop the loud noise by 5pm every day, they started at around 7am, waking us up early each morning. We didn't appreciate being told that this was a "quiet room" as it was anything but. So, just beware that if you're actually looking for a quiet stay, look elsewhere or at least ask for a different room. Otherwise, no complaints. Bed was comfortable, bathroom was nice, we had a window looking into a little courtyard.

Great location but very small claustrophic rooms

Great location. Directly across from the train station. Easy to carry bags. It's a German hotel, so efficient and clean. If you speak German, you will feel comfortable here. There are no closets/wardrobes to unpack and put away. The WiFi was free, so that was nice. I couldn't figure out how to use the TV apps or stream to it. I was bummed I forgot my Chromecast at home. Would I stay here again? Yes, but not for more than 5 nights. I would want a little more space and a place to put away my clothes.

greta location, very modern rooms, walls are paper thin, depends who is next door

Room was boiling despite it being cold outside. There are no proper windows to the outside so no way of cooling the room down. Spoke to reception who explained there was no temperature control in the room due to it being winter. I was offered a desk fan which helped slightly but made sleeping at night difficult.

Our room was too cold; needed a portable heater and extra duvée. Staff was very helpful and courteous.

Hotel is fine. Conveniently located. Asked for a quiet room when we booked. Ended up with one above the railway line which was the opposite of quiet. Guys in reception were very helpful in getting us sorted with a quiet one as soon as we asked to move. All good.

The location of this hotel is the best; about halfway up the Royal Mile, near many great restaurants and pubs, at the start of the bridge to New Town, next to the train station and one block from the express buses to the airport. The rooms are spartan but clean. In part due to the age of the building it is hard to regulate the temperature in the room. What kept me from feeling that this place deserved 5 stars was the indifference of the staff. They didn’t really seem to care about the guest experience. This is off putting when you arrive in a new city and a new hotel. Note: get the breakfast. While it isn’t perfect, it is much better than what you can find nearby.

Staff were very rude and uninterested in helping, one member of staff even appeared inebriated while we were checking in.

Great Stay! Loved the free Luggage Storage for our early arrival. Fun and Funky Lobby, Full Bar, and nice sitting areas. Did not have the breakfast but it looked fabulous and definitely worth the extra $ Room is small and cozy. Perfect for what we needed. Our room was a standard room and looked directly at the wall of the next building, that was fine for us. We only stayed to sleep and change etc. not for the view. EXCELLENT Location to Waverly train Station, Royal Mile Shops/Sights and All of the tourist sights in Old Town! Easy walk to trains, Buses etc too. Room was having some air con issues and the hotel fixed it within an hour. We were able to open the window too. There was some late night city noise from the bar hoppers on Saturday Night with our window open. We didn't mind hearing people having fun and enjoying their holiday. If you are a light sleeper maybe that would bother you. We would 100% recommend and stay again. Also, A good Tip: use the Blue AirLink 100 Bus to/from the Airport vs. a Taxi. You can pay directly on the Bus with a Credit Card and its MUCH Cheaper and drops you closer to the hotel than our taxi did! Taxi was about $50 and Bus was $11 for 2 People.

Locatiin of property was very good, right in the centre of city. Facilities in hotel room very basic indeed.

Motel One was conveniently located to taxis, AirLink bus, Waverley train station and walking distance to all Edinburgh attractions. Breakfast was great.

Excellent location, clean room and nice reception area. Would have appreciated water in the room when we arrived, unusual to not have in a hotel at this stage, particularly for the price.

Perfect location to explore Edinburgh. Room was clean and comfortable. We were even able to check in early and given a nice view. Definitely worth the money!

Motel One Edinburgh - Royal was a great location for us in the centre of all the action. Easy for the Hopon Hopoff bus and easy to get to the location for the other tours we went on
