The sole elevator is out of commission, so for anyone with a room that is not on the ground floor, prepare for stair work. Our room happened to be on the 4th floor (that is, a US 5th floor), so we huffed up 100 steps when returning to our room! Caveat: the hotel staff will “gladly” carry your luggage up and down, if asked.

Beautiful property in a very nice district. The staff were very friendly and helpful. Nice facilities, library, bar etc. I had special requirements which were more than well catered for. Would highly recommend and look forward to staying again.

There’s no parking for this property so if you have a car you have to drive and park it across town in a lot that costs over $30. To park in for one night. And then you have to walk 15 minutes back to the hotel with your stuff. There’s no available street parking because it’s all for residential only or you get ticketed. The room itself was nice and had a view of the city. The lift was a bit questionable. It seemed very old and sounded like it was going to break as you ride inside but the rest of the hotel interior was beautiful and enjoyable.

Absolutely superb. A stunning boutique hotel, stylishly fitted out, with a library and bar. Location couldn’t have been better- an elegant, quiet setting but just minutes walk from the centre. Friendly service on top. Incredible value. Can’t wait to return.

My family really enjoyed staying at this b b. The views were absolutely stunning from our room! And oh my goodness the library is so beautiful! We were able to walk around straight from our door and go shopping and get dinner. Very lovely property! The only downside to this property is the inconvenient parking, which I understand comes with the location. Just be prepared to walk a distance from your car to the b b. Otherwise, highly recommend!!

B&B was overall ok. Lift was broken and we were in the 5th floor. Did not find the staff overly helpful. There is no parking for the hotel, and the on street is pay parking. We could not get the parking app to work, as we had an out of country phone #, and the staff refused to make change for us so we could use the meter. Had to park in a lot 15 minutes away. Food was not great either.

Gorgeous grounds, library and lounge available. They were upfront about the lift not working and were able to relocate the room for my elderly parents to the basement level. I can’t stress enough though how awful the upper stories climb is without it: after a long day touristing about, my pregnant wife had 3 steep sets of stairs up to our room. Imagine 3 or 4 steep winding sets of stairs to take your full luggage up and down, and then that return down for anything fun. Without a working lift (that has been out for several months it seems) it’s really hard to call this a four star hotel. It also seems wicked unsafe; what if someone has a medical issue up high? Shame too, because otherwise we would have had a lovely time. It’s well situated as a short walk from tour bus pickups, dining option, was quiet and safe with a view of the castle from our room. Great breakfast all included too!

Fantastic stay in a beautiful part of Edinburgh. Property has gorgeous period features, warm and cozy, extremely clean, lovely bar and breakfast room with superb views. Breakfast choice was great and delicious. Staff were all very welcoming and helpful, will definitely be back.

Such a beautiful hotel. They had the cutest library on the first floor. The breakfast was so good as well. Our room was so comfortable and clean. Would definitely stay there again.

Room was very small and dated, clean bedding and towels but the rest of the room wasn’t that clean and no glasses for drinking water. Breakfast was included but the ‘big breakfast’ was far from big and no toast. Definitely not worth what they charged.

In a basement room, view of bins with a light shining into room as blinds were not properly fitted. No glasses for water for me to take medication, not very clean no headboard just a large picture at back of bed. Bed was 2 singles together, mattress not same height so uncomfortable. Room and bathroom had strange smell. Went to loo and saw how dirty it was behind sink, then after our showe stange black marks appeared on the mat. Breakfast was ok,the Big breakfast certainly wasn't big,but adequate. Beans were cold. Ran out of pastries by 8.45 am. I had eggs benedict,lovely although my error I should have asked for one as two were just a bit too rich for me. Upon exiting the breakfast we noticed the sudden appearance of egg sandwiches, my fear is that was my second egg that I didn't eat. Staff at breakfast were lovely. At check out we weren't even asked how our stay was. Says it all! For £254.00 for one night I wouldn't return,

Hairs in the bathtube and washing basin. Expedia didn’t show my confirmed booking and my Partner booked again. In the end we had two rooms and there was no Goodwill of the reception.

It's located at a beautiful & quiet location (close to Dean's Village) in a beautiful and well maintained house. Rooms are bid, comfort & very clean just as all the interior spaces are very clean and cozy. Breakfast is delicious, with a variety of options to savour.

We thoroughly enjoyed our stay at B+N Edinburgh. Warm, friendly, and helpful staff helped make our stay as comfortable as could be. The rooms were spacious, very clean, and comfortable, with wonderful views of Dean Village. Breakfast was delightfully fresh and delicious, with several options to choose from. Bring comfortable walking shoes because you will be in walking distance of all the area has to offer. We highly recommend B+B Edinburgh!

This was a decent enough place to stay but we probably would not stay here again. The hotel was not very clean, the breakfast was lackluster at best and their lift was ridiculously small. It was just fine but not great.

I was visiting Edinburgh for the half marathon. The room was very spacious with a extra large double bedding that looked out on a beautiful view. It also had a good sized sofa bed and separate room with bunk beds. The bathroom was nice with the most powerful shower that I have ever experienced!!. It felt like nuclear decontamination - amazing! It took much longer to get back from the race finish and I ran over my check out time but the staff were very accommodating and I was able to come back, shower and change. It is also not too far from the centre attractions and station - perhaps a 15/20 minute walk. I would stay here again for a longer visit or Edinburgh in the future.

Nice location near Dean's village. 15 minute walk to the cities main attractions. The building is old so our windows would shake from the wind. The staff was very nice and helpful, especially Katlyn at the front desk. For the price, I really expected a bit nicer of a place. The room was a little run down- paint chipped off the furniture, cracked window and cracked mirror in the bathroom. Mismatched carpet flooring in the stairway. But the view from our room was stunning- maybe that is what they charge for.

The hotel building itself is gorgeous. I've stayed before, which is why my partner and I opted to stay again. Unfortunately, this time we got a room with a sloped ceiling (4th floor), which I suspect was one of the cheaper petite rooms as it looked the same as the one in the petite pics (I booked a standard). My partner is 6'3 so hit his head a few times, and the room felt cramped. The chair was more shabby than chic, and the painted furniture was all chipped. It was the last available room so they couldn't swap us. Comfy bed, and good breakfast though.

Beautiful rooms with a view of Edinburgh Castle and other nearly monuments. Clean and comfortable rooms and delicious hot or cold breakfasts. The staff is both friendly and helpful. We were only there one night and didn't get to use the library or frequent the bar. But we want to next time. Set in a safe neighborhood within walking distance of the tram and buses. Great value!

The service, breakfast and location were all excellent. The Wi-Fi does not work on floor 3 where we were staying. The elevator was down so it was quite an effort accessing our room. However, the staff kindly carried our bags to our rooms for us when we checked-in. The shower pressure was inadequate and sometimes the water was too cold. Overall a good stay although we would probably consider other options with more modern facilities if staying in Edinburgh again.

Nice hotel in a convenient location. Spacious room with lovely views. It was very hot when we visited the city and room was very stuffy as no air conditioner. It was Impossible to open windows either. I guess this kind of weather doesn’t happen too often so it shouldn’t be a problem in general. Breakfast was really good and staff were really nice and helpful.

The staff is really personable. The breakfast is good and has a lot of options. They even made me a takeaway toastie for my 6:15am departure. The building has great views and the heat is really good. I'd say it is also a very good value. I hope to visit again.

Pleased with B +B Edinburgh. Liam the member of staff who greeted us on arrival very friendly and personable available for all our requests. The breakfast far exceeded our expectations, hot food was cooked freshly to order with a good choice of options. Also available was cereal and continental options. Recommend this hotel to anyone wishing to stay in Edinburgh, walking distance from city but off main road so very quiet.

Arrived at 2pm to find hotel doors locked. Rang bell to be greeted by a member of staff who advised that reception was closed and would open at 3.00 for check-in. She did offer for us to leave our case in the corner. Odd given the hotel advertise a bar open from 7.00 am until 11.00 pm! Comfortable room, although no safe. Breakfast service and the quality of food were very poor. Asked 4 times if we wanted tea or coffee but order didn’t arrive. Cooked breakfast was served to my wife 5 minutes after mine arrived and both arrived cold and inedible. Open buffet options available but no serving utensils meant guests were using their hands to help themselves to items including sliced melon, salad items and pastries. Not a pleasant experience and such a shame as it is a lovely building in a good location.

Worst experience.. making the customers to climb 4 floors through stairs after a tiring day without fixing the lift. No staff support to carry the luggage to the room. Water connection was cut and the staff was rude in answering and they don’t know that there are words like Sorry or Apologize for any inconvenience caused.

Disappointing hotel which didn’t live up to its reviews or price tag! Lovely building and so much potential but quite bizarre service and the breakfast was painfully slow. The view from the room was stunning, the best part of our stay. The double bed was very comfortable but the sofa bed was terrible and you could feel every spring. We had to put two duvets on top of the mattress to make it bearable. The maid service was ok apart from they didn’t replace the dirty cups for the following morning or provide sufficient toilet rolls. The worst part was the chaotic and very very slow breakfast service. On both mornings we weren’t greeted so had to make our way to a table which hadn’t been cleared. We had to ask for it to be cleared as no one seemed to notice we were there. We were in the dining room on the second morning for 1 hour and 15 minutes as they were so slow to take our order and then bring the hot food. We had to prompt for toast and milk (the waitress said we could use the small amount of milk from the previous occupant of the table?!!).there needs to be some kind of system and staff training as everyone seemed to be in a daze. Still, at least there was a 24 hour library …

This is a beautiful boutique hotel in a peaceful street in Edinburgh’s west end and just 5 minutes walk from Princes Street. Our room was very clean and comfortable and breakfast was delicious. Special thanks to Liam on reception and Heather in the breakfast room. We would definitely stay here again.

my friend and I never felt welcome. Upon arrival to the front desk we had to initiate a greeting. The lift was out, and upon returning with bags from our car, we had to initiate the request to have our bags carried over two flights of stairs to room. I doubt we would stay here again, even if the lift is operating. I hope others staying at this hotel will have a better experience.

Perfectly located close to the centre of town and a short walk from the tram connecting the city to the airport. The hotel has a very nice old world feel, and the staff were friendly and professional. The room was clean, and the breakfast menu covered all tastes. We will definitely have the B B on our list the next time we return to Edinburgh.

We will definitely stay at B&B again if we are visiting Edinburgh. The area was quiet and pleasant, an easy 0.5 mile walk from Haymarket (bus and train link) and about a mile walk into the City. Lovely neighbourhood, close to the Water of Leith Walkway. Good sized room and bathroom, comfy bed, plugs and mirrors where you need them and an excellent breakfast choice included to start the day!

We loved staying at B B Edinburgh! Close to bus stops to hop around the city. The room had plenty of space for two people, and we had an amazing view of the city. Really good restaurants and coffee shops near by. We will stay again!

Lovely hotel. We had a large family room with wonderful views. The staff were all friendly and efficient. What let it down badly was the quality of the breakfast. Hard, dried up bacon, hard rubbery scrambled eggs, burnt croissants. We saw someone else send their breakfast back. I would have happily returned to the hotel if it wasn’t for the breakfast.

Extremely disapointed in the presentation and content of the breakfast. Very small amounts of buffet food, served from a small area close to diners which meant items were overlooked as it was difficult to see .Cooked breakfast was good quality but embarrassing quantity ( eg, the three pieces of sliced mushroom on my plate did not even add up to one whole mushroom) My husband and I were allocated one slice of toast each and we noticed a slight hesitation from the waitress when we asked for more toast. No choice between brown or white bread which not an unreasonable request. No sauces offered, individual jam portions felt very cheap. We feel that the quality of of the breakfast did not reflect the price we paid for B&B.

This was a great experience! This is about a 10 minute walk right into the bustle of central Edinburgh but just removed enough to feel quiet after a long day of walking. The hot and to order breakfast was so incredible and included in the room price. The staff were very friendly and the building itself was so charming and all decorated for Christmas. This was an amazing experience, especially for the rate. Recommend!
