No lift. Needed to explain that to people who need that info when booking. Was an issue for my wife. Staff was excellent as was the breakfast. Location was very convenient. Bathroom was a bit small with no tub but we were able to work around it. Blinds did not block out the morning light but that was just an observation.

Had an excellent stay at this property. Lovely welcome when we arrived from the owner. Polite and Friendly waitress at breakfast time. Room was a lovely size . We stayed in the sea view room with balcony. Lovely clean bathroom and a comfy bed with comfy pillows. Added bonus was free onsite parking. Perfect location Will definitely be staying here again Thank you room with a view

Fantastic location on the sea front with free parking out front. Friendly service, huge comfortable room on first floor with balcony and beach views, sofa and arm chairs if you want to watch the telly. Only slight negatives for some people is no air con (room can get warm as it faces south) and so with window open the traffic noise is quite loud although none of this bothered us and we slept perfectly. Would stay again definitely

Nice hotel with a great staff. Breakfast was very good. For a location so close to the pier it was not too noisy. No elevator. No air conditioning. We walked four flights of narrow stairs and are mobility restricted and we were there during a heat wave. Not again

Great seafront boutique hotel. Friendly staff, clean room, super ammenities, comfortable bed and an amazing freshly cooked breakfast. Couple of niggles - the shower leaked and quite a lot of noise heard from outside at night. Overall a lovely stay, highly recommended.

Free parking at front of hotel brilliant. Check in easy and bed/mattress extremely comfortable. Fitting name as wonderful view of Brighton beach and pier. Partner who has long Covid was very out of breath, on reaching room, as it was I think on 4th floor we lost count at 54 steps! Bathroom a little tired, and sash window single glazed in bedroom. Overall happy but rightly highlighted some major dust, cobweb issues.

Room was very dated and furniture damaged. Very noisy - cleaners room very close and they were making so much noise. Toilet seat was obviously broken on arrival and this should have been reported by housekeeping not us, but was resolved timely once reported. No ventilation in bathroom and window sashes broken so could not open. The first hotel I have ever stayed that has no hanging clothes space other than in the loo.

This is an Amazing hotel our room really is a hotel with a view ! Super value for money Cleaned daily and coffee and water topped up. Been to Brighton many times and this is by far the best hotel we’ve stayed in. Will definitely return.

Overall nice stay at this B&B. Location is very central, which was great for exploring Brighton’s downtown but made parking a little difficult. The room (room 1) was smaller than expected but had everything I needed for my stay. One thing to mention was the portable fan provided for the room was extremely dusty. Use of the fan could not be avoided during my summer stay in the middle of a heatwave with no AC.

This hotel had spacious rooms with lovely views of the sea and pier. The staff were friendly and accommodating. Just to note that there is no AC in the rooms and when you open the window it’s a very busy road (buses, traffic, sirens and lots of people). It made sleeping tough in a heatwave!

This was a birthday trip away from the kids, and I was given a birthday card and treat! We booked room 4, which had a king bed and a balcony looking over towards the pier. The room is well appointed and the en suite had a bath and separate shower; both were great. The breakfast was cooked to order and delicious. Because we were in the front of the house we could hear the traffic a bit but that's the only negative we can think of.

One of the most comfortable and well-thought-out places I have stayed. Wonderful views over the sea. A bath AND a shower. Comfortable bed. Good breakfast and friendly staff. Plus the convenience of being able to park outside.

Lovely room, a little small but comfortable. I was in a room on the top floor the stairs of which were a bit steep but they very kindly put my bag in the room for me while popped out for lunch. Lovely staff and it was the little thungs that made the stay lovely, bath robes, slippers, shower caps and a fridge in the room. A super quiet fan for when it got warm in the day. I'd absolutely stay again!!

The room was large and the balcony view was incredible! The breakfast was well done whether you wanted to quickly grab something or order from their menu, including a full English breakfast. There are a variety of restaurants and places to shop within walking distance. Or, if you prefer, you can visit the pier for fish and chips, hot dogs, ice cream, or fresh donuts. For those who prefer staying in, you can always sit on the balcony with a nice cup of tea.

Couldn’t wait to check out!!! 1 night stay in sea view double. The surfaces of the old furniture in the room were sticky/dirty. TV did not work and staff were not able to help/unhelpful. No hairdryer in the room. Shower in affective and old. Lots of local druggy people hang around the area/outside hotel so did not feel safe at all.( class A drug addicts) Woken in the night with a fight outside on the street. NEVER EVER AGAIN WILL I STAY HERE!! Parking was £17.50 outside on the street. Explained my issues at check. Told manager would contact me. I haven’t had a call or an email.

My wife and I spent the night here as part of our trip to the UK earlier this month. We absolutely loved the place. We got the room with the balcony, and I couldn't get enough. I could have spent the whole time out there staring at the sea and people watching. The room was very clean and comfortable. It had everything we needed. We felt at home immediately. The only thing better than the room was the staff! Sam and Emanuel couldn't have been nicer. We went for the breakfast option, and so glad we did. When the smell came wafting up the stairs in the morning, it was like being home. My wife is Gluten free / vegetarian and enjoyed her meal very much. I had the 'regular' waffles and there amazing! The dining and attractions are all within walking distance, so you can park the car and leave it there to explore 'the lanes'. Which we did, and felt very comfortable leaving our car in the parking lot.

Our stay was lovely. We were greeted at the door. The room and parking were exactly as described, actually they were better than described. Check in was personal and quick, as was check out. All staff were friendly, nothing was too much trouble. Our room was perfect.

View was amazing, but since on the main drag, was quite loud. Left windows open and fans on to dull the noise. Wish breakfast was included, but found some local spots to eat instead. Very close to Marina and pier and walking distance to town/lanes. Note that there is no A/C, no elevator, and “king bed” is really small. Nice, clean place though.
