great location, right in the middle of Old Town. Close to Edinburgh Waverley train station and Bright Bus Shuttle (that goes to the airport, 5GBP single) station (10 minute walk), a couple of minutes further is tram station that goes to the airport. From train or bus station to the hotel, it's uphill though. The hotel front desk staff were friendly and helpful, room was clean, but there is no desk, our bathroom door either stayed wide open or had to shut really hard with a big noise. Very good breakfast. There is NO laundry facilities (their web says yes and it's wrong). No hand lotion in the bathroom. It was a pleasant stay.

The property has excellent location. Room was small and did not have space for suitcases but was very clean with basic amenities, including a kettle, hairdryer and bathroom supplies. The property offers free luggage storage after check-out. There is a restaurant/bar on the premises, but we have not perused it. Most staff were friendly and helpful. In general, good for brief stays with limited luggage. Located in the heart of touristic Ediburgh a couple of minutes away from the Royal Mile. Plenty of dining, shopping and sightseeing options nearby.

Room good. Front desk services very good. Can't charge restaurant or laundry to room - wasn't explained at check in. Laundry is very expensive compared to many many other hotels I have stayed at.

We stayed here 7/15-17, breakfast was not included. After our 3 day tour, we came back to the same hotel and stayed 7/19-22. We paid the same amount of $$ ave. per night for the two stays but breakfast was included during our 2nd stay, not sure why. We chose this hotel mainly because their web says there is laundry facilities, but there is NO, which was disappointing.

I saw a lot of reviews about how the shower wasn’t so great and it is true that you cannot keep the shower head in a normal position unless you want to drench the floors. Luckily the shower head is removable. Important to know that there is no refrigerator or ice machine. Also no room telephone but reception can be reached via WhatsApp which is very convenient. Lovely staff, great location, and very clean.

The facility is .8 miles from the parking garage. Not a 5 minute walk especially in pouring rain. The front desk doesn’t offer you the discounted parking ticket unless you ask. So first time guests pay 32 pounds/ day. When you get the discounted card it doesn’t always work. No one can assist at the hotel. To get to rooms must walk through the restaurant and then take 2 elevators. No concierge to speak too for assistance navigating the city. Bed comfortable but are the size of USA cots with thin mattress pad. Breakfast was wonderful. Hotel very disappointing for the money.

Pros: Location- great for the Royal Mile and many spots around Edinburgh. Easy for our Uber to drop pop/pick up Food- breakfast was wonderful! Great selection of hot items, drinks, pastries, fruits, etc. Room- comfortable beds, nice cubical design for clothing/items Cons: Cleanliness- our bathroom wasn’t clean. There was feces smeared on the base of the toilet and a few hairs from previous guests. The sink had a hefty brown mold ring around the drain. I told the front desk about the smear and someone came to clean, however, they didn’t get the smear. I had to call again and show housekeeping. I understand things happen, but I was disappointed the bathroom wasn’t cleaned throughly after the first time I mentioned a concern. Noise- you hear every door and footstep that’s in the hallway. Didn’t get much sleep because of door slams all night.

Reception staff is friendly and helpful The breakfast is the same- everyday. Cleanliness leaves a lot to be desired The cleaning lady didn’t realize I could see her- she cleaned my teacups with a napkin- and then used the same to clean the bath sink. Absolutely disgusting!

The property is well situated walking distance toajor attractions. However the property is in need of cleaning and updates we witnessed mice in the hallways at night and the rugs are stained along with the chairs in the reception area being quite stained and dirty. The staff is very helpful and well informed.

I was really disappointed by the overall condition of the hotel, especially given the cost of the room. The room itself was extremely stuffy, with visible mould around the walls and window. The bathroom was not clean, and I even found hair on the walls and towels, which was quite unpleasant. The kettle in the room was also dirty, with orange and black residue inside, making it unusable. The furniture and room in general felt very worn out, which only added to the negative impression. I’ve stayed in several hotels before, and it was clear that the attention to detail when it came to cleanliness was lacking here. Unfortunately, I wouldn’t recommend this hotel or choose to stay here again. That said, the front desk staff were very friendly and helpful when approached, which I did appreciate.

Unfortunately, our stay was not the worth money we spent on this for just one night (£300+). - The view from the bedroom window was straight on to a brick way, which made the room feel claustrophobic. - The bathroom sink was blocked, meaning the water wouldn’t drain away and causing a slight smell in the room. - The route from reception to our room went through the bar and restaurant, which was not pleasant for us moving with our bags or those who were dining there. - The breakfast was inadequate with very little selection - no fried eggs, no black pudding, no fried tomatoes, no potato scone - and the items that were offered were poor quality. - The noise on the street and within the hotel went on throughout the night until 6am, disrupting our sleep. We will not be back and will not recommend this hotel to others.

I was disappointed that I could not close the window in the room, I really had to slam the outer window, but the inner window would not close, the street below could be noisy and I was woken up by a Man shouting at around 4am one morning. Also no telephone in the room to call reception, I found this odd for a hotel.

Very convenient location close to the Royal Mile in the centre of old town. The reception staff were the friendliest, most helpful people ever! Seriously, they were all amazing. Despite the central location on a busy street, there was little to no noise coming from the outside, and the beds were very comfortable. It’s a bit overpriced for the size of the rooms, but lodging in central Edinburgh is just expensive. Had very good AC as well.

Overnight stay to see Edinburg tattoo. Room clean comfy and staff friendly and helpful can’t fault. However the room was very noisy through the night with noise from water pipe work and adjacent shop being restocked through night. Advise ask for quiet room or high floor as this would probably reduce risk of overnight noise

The hotel room provided exactly what was promised on the website, a clean, well equipped space that gave us a comfy retreat from the rigours of the fringe. It's excellently placed, never more than twenty minutes walk from most venues, and despite being in the heart of Fringeland it was quiet and peaceful inside. The staff were excellent, friendly and helpful, doing everything they could to make the stay go well.

We were able to leave our luggage at 11am and informed check in was 3pm, the desk staff were efficient & friendly. We returned at 4.30pm then informed we would not able to check in as our room was not ready. We were given a complimentary drink in the bar whist we waited but it was over 2 hrs late until we could check in, luckily it did not effect our dinner reservation. We had to return to reception as the sink was blocked, staff were prompt in fixing it however we were then delayed getting ready for our evening. I asked the following morning if we could negotiate a late check out as check in was delayed hiwever was told this was not an option. Would not stay again

Good enough. Clean. Good location for accessing Edinburgh. Missing some simple amenities like tissues, conditioner for your (conditioning shampoo just doesn't cut it for someone with long thick hair), and hand towels. The breakfast was good. I was able to find things to eat there, even with my complex food allergies. But I really couldn't eat any other meals there. Not much of a problem. There's tons of restaurants around.
