A fine old Edinburgh Town House with spectacular views over the Firth of Forth to Fine. One note of caution, though: no. 36 has no lifts. The exercise did me good, but for some guests this may be an issue. O/w a terrific hotel.

One of the few affordable hotels that had a room available in August. Close to tram and bus stops (handy for the airport), good cafes on neighboring streets. No AC but they have fans available at the desk.

Beautiful Georgian building that has received LIMITED updates, too limited for what they charge. I was put in a top floor room, 4 flights of steep stairs and no elevator. The room sat directly under the roof and with the window closed (and the cleaning staff always closed it) and no AC the room would be very hot and stuffy by the end of the day and would not fully cool down until the wee hours of the morning; and this was in September so one can imagine the heat in summer. Also, with the windows open sounds of the traffic and street cars down below Kept me awake. The hot water was tepid, with very low water pressure, not much more than a trickle, and the bed killed my back. Not what one would expect at this price point.

Had the large exec room, the room itself was good very big nice bathroom etc but whilst the bed was big it was to large singles pushed together with one slightly higher than the other so may as well had a single bed which is disappointing. Bar shut early on Tuesday got back at 10:30 was already closed and no in room drinks available so again not good.

A beautiful georgian property. High ceilings and big windows. No lift but help offered immediately with our luggage. I noted a large car park, tram and Bus routes but we walked everywhere...... just 15 mins from Princes st and Waverly.

Great location and staff. Property is well kept. Within walking distance of the tram and Waverley train station. Be aware that there is no lift/elevator, so you will need to take the stairs. Single room is small and basic, but it's all you need to shower and sleep. My room was on the street side and had a bright light right outside the window; better blackout curtains would have helped at night.

The room was very large with a little sofa, table & chair, desk and chair, TV and the beds were quite comfortable. Internet worked great for us. They didn't really have a "dining room" however you could eat in the lounge and they had several comfortable sitting areas on the main floor. As we were out and about we didn't actually eat at the property so I can't speak on the food. The hotel is close to the bus & train stations and very walkable to shops and parks. There is no elevator however the staff brought our bags up to our rooms for us. The terrace area was super quiet, serene & relaxing. The only thing I think would be nice to add to the rooms is a little fridge to be able to keep bottled water, a sandwich etc in. Having said all that the staff really makes this hotel ... they were AMAZING! so friendly, personable, helpful, accommodating, quick in response to all queries and always smiling (even while hauling our heavy luggage up the stairs).

Very welcoming and helpful staff. Comfortable and clean room, although several stairs to negotiate (up to 3 floor and no lift.) We requested a room with least no. of stairs and they were very accommodating. Great breakfast (extra cost). Within 5 minutes walk of several excellent restaurants and large shopping mall.

Loved the hotel. The staff were wonderful and helpful (helped carry our luggage up to the top floor.) Breakfast was excellent. The lounge area was very nice. Would have given a 5 overall except for not having a lift. We avoided our room during the day to avoid going up all the stairs. Recommend the Superior Double as the Standard comes in different sizes and floor levels. Thanks for a great stay!

The Place Hotel in Edinburgh is a charming establishment that is within easy walking distance from Waverley Station and Waverley Mall, even if hauling your luggage, as I did. It is beautifully decorated and very clean. The staff were very hospitable and generously helpful with any of my needs or questions. There's a charming bar area, along with two very nice breakfast dining areas, which are connected, with ample common rooms in between. My single room was very nicely set up, very clean and had its own private bathroom and shower. The bed and pillows were extremely comfortable and I was able to rest well after more than 24 hrs of travel. Breakfast does costs extra but was so worth it, because of the variety of choices of food and beverages. The only thing I found daunting were the stairs and carrying luggage up and down. Thankfully, Reception staff did help me get my luggage up two flights of stairs to my room, as I was wearing a knee brace, but just know that there is no lift. I will definitely stay here again, and highly recommend The Place Hotel for it's welcoming staff and extremely comfortable accommodations.

Excellent hotel with pleasant engaging staff. The room was everything I had hoped for, clean, spacious and very comfortable. There were some small criticisms, the bath surround was not of a good standard and looked tatty and ill fitting as did the water stains on both bedroom and bathroom ceilings. That said it in no way negatively affected our stay indeed the hotel enhanced a lovely weekend. Food was good and plentiful and the breakfast was fabulous.

The hotel was nice, clean, well decorated. Staff was really really nice and allowed us to drop bags off early. When we returned, they had already taken our backpacks to our room, which was nice because we were completely exhausted and the room was on the third floor (no elevator). Had we brought all our luggage, it would have taken us forever to get large suitcases up those stairs one at a time. Our room was lovely, but pretty small…kinda seemed like an attic. The bathroom was a good size, but the shower was TINY.

As I was travelling solo I was allocated a room on the lower level and the only source of light and ventilation was via the sky light, not an issue until bed time as you could not block out any light. The mattress was also of a poor quality. The staff were very friendly and location was good. Would I choose to stay here again, sadly no.

The room was down several stairs. No lift. Situated basically in the basement.. No window just a sky light. Making the already tiny tiny room, Stuffy.. A fan was provided. It offered some comfort. The staff was probably the best part. I feel as we were charged too much for a Small room with a double bed. Which is what I ordered but upon seeing it in person it seemed overpriced.

Amazing view from the window, spacious room, very clean and tidy. They provide complete of teas, coffee, iron, and hairdryer. I love the big mirror in bed room and a beautiful mirror in shower room. Staff are nice and helpfull. Close to station and mall. It doesn't has lift but the stairs is not bad for a little exercise.

Staff here was incredibly welcoming and courteous . they were very accommodating to our needs and spoke so gently and so kindly! Great service The allowed us leave our luggage here for 3 days prior to our visit so we can enjoy our tour and even let us keep our luggage on the day of checkout! Thank you so much

The Place Hotel in Edinburgh is a charming establishment that is within easy walking distance from Waverley Station and Waverley Mall, even if hauling your luggage, as I did. It is beautifully decorated and very clean. The staff were very hospitable and generously helpful with any of my needs or questions. There's a charming bar area, along with two very nice breakfast dining areas, which are connected, with ample common rooms in between. My single room was very nicely set up, very clean and had its own private bathroom and shower. The bed and pillows were extremely comfortable and I was able to rest well after more than 24 hrs of travel. Breakfast does costs extra but was so worth it, because of the variety of choices of food and beverages. The only thing I found daunting were the stairs and carrying luggage up and down. Very nice, friendly staff. No lift, but knew that when booking. Communication with the property was good, let them know that I had mobility issues, they assured us a room with minimal stairs. Very close to trams/transit. Food was good.

Lovely stay at the place. Service was amazing. Only slight issue is they have no lift so if you are on the top floor like I was there are quite a few steps. The team did offer to carry my bags tho so still highly recommend this place

The staff were amazing and so kind and helpful! They gave us great suggestions on where to eat and what to do. We tried a few of the restaurants they suggested and they were fantastic. We added on breakfast each morning at the hotel - and it was just as equally delicious and a great start to our morning each day. Plus they make great drinks at their bar if you want a nightcap before retiring for the night! We can’t say enough good things - we had an amazing stay :)

A beautiful georgian property. High ceilings and big windows. No lift but help offered immediately with our luggage. I noted a large car park, tram and Bus routes but we walked everywhere...... just 15 mins from Princes st and Waverly.

Staff was amazingly helpful and friendly. Our room was clean, comfortable and had an amazing, top floor view north over the city to the Firth. Lounge, bar and breakfast area are exquisite. Only reason i didn't give straight fives is I'm 73 years old and walking up four flights of stairs wasn't fun, although the staff's speed at handling luggage lessened my efforts ten fold. A real gem in the heart of Edinburgh.

We requested for a ground floor room... got 2nd floor room alloted and unfortunately they dint had elevators in premise... But guess what.. then we had Alex and the management that care and she helped worked out options to get us room on 1st floor..with a complementary upgrade of the room to suite. . In terms of breakfast..its was not a buffet, they served 1 item out of 7 as part of paid breakfast

Had the large exec room, the room itself was good very big nice bathroom etc but whilst the bed was big it was to large singles pushed together with one slightly higher than the other so may as well had a single bed which is disappointing. Bar shut early on Tuesday got back at 10:30 was already closed and no in room drinks available so again not good.

Stayed in the suite which was interesting - including a hilariously oversized bed which turned out to not be overly comfortable. The room was warm and clean however. A usual design choice was that the bathroom had no doors, so you’ll need to make sure you and your partner/friend/travelling companion are fine hearing each others ‘business’. The fact the room opens directly onto the stairs mean any noise in the foyer travels straight up, so can be noisy. Overall had the feel of being designed by someone focused on aesthetics/instagram rather than practicalities. Breakfast was fine.

We are not giving a 5 star because we were assigned a room where the bathroom, even if very clean, our room was clean, it was designed for people with mobility limitations, so the shower was open and there was no vanity, only a tiny sink. The front desk staff were beyond outstanding! Especially Mirren. I had three stays there in an 11 day period while touring. They were outstanding with help and advice. If you are doing small bus tours through Scotland, the terminal is less than 5 min away! I’m not an effusive reviewer, but these folks were clearly above. 99% of the hotel staffs I’ve dealt with in 5o years of international travel.
