Not a bad place for the $ ... Nice rooms with sliding glass doors to outdoor sitting area / pool. Nice pool and grassy area just feet from the beach. I don't like that they charged me $15 for a parking pass for a guest when they have plenty of parking across the street in their over flow lot.

Excellent location and amenities for the price. Older property, loud window a/c and awkward room layout but beautiful view and served our family of 4 fine for 2 nights. Seemed like a fantastic place for friends and family to meet up. No privacy on balconies. Really nice heated salt water pool. Quieter end of the beach but walkable to pier. Did not appreciate people fishing with invisible line and hooks where my kids were playing. Unfortunate that the ocean view from the pool is blocked by shrubs and the pool pump.

This is a motel on the beach and it is WAY overpriced. I spent $325 for one night. Check in is after 3:00 pm and then they kick you out at 10:00 am. If you want to stay and enjoy the ocean or their pool during prime sun hours (10-3) they make you park across the street and charge you $25 more! I recently stayed at a brand new 3 bedroom 3 bath condo on the beach in FL for less than this! I was so excited for my ocean getaway with friends but this place and it’s less than friendly staff was a disappointment.

Nice 2 night stay. Parking is tight with 1 spot per room. They charge guests $25 to park across the street. A bit steep. The location on the beach is perfect. Nicely maintained lawn & pool area. There were 4 gas grills available for use. The room was more spacious than expected & we liked the suite & balcony set up. Bathroom was very small but clean. The rooms are dated but not run down. Very comfortable bed & room in general. Checkin & checkout was easy. Had to get our own water & coffee k-cups for the room. Overall a nice stay at OOB.

The rooms divide into two, which feels more spacious and love how all the rooms open up to the courtyard which is grassy and great for small kids. The pool is a huge plus being heated and saltwater vs chlorine. Hoses outside the pool area provide quick clean-ups from sand. The beach is beautiful and in front of the hotel. Our room had a kurig machine which you get pods at the front desk and came with dishsoap, 2 mugs, microwave, small fridge, and ice bucket. Excellent space for small kids. Air conditioner worked great but we hardly used it. Room has a ceiling fan in the living room area. Bathroom while tiny was clean and recently remodled. A few cons- there was way too much furniture in the room with 2 dining chairs and 2 sitting chairs, coffee table, 2 lamp tables. It was a bit cluttered. 2nd con was the staff- they seemed so disinterested. When i checked in i felt they couldn't care less just gave me the key and zero info. When i inquired about staying another day they informed me that the room was already booked but didn't even suggest another room which were available and i considered booking online, they just didn't care. So odd. Perhaps they are just so over customer service during peak season. I understand but if i were the owner i would certainly be striving for better customer service.

Fine place on the beach. Suite style rooms with a porch are a great feature. Parking is quite tight, but it’s included so forgivable. No elevator to the second floor. Just note if you have a lot of stuff or are not partial to stairs. Overall, in my humble opinion, one of the better options in a sea of overpriced tourist stops.

Really nice place. Heated pool and amazing sandy beaches!! We even stayed extra day because we enjoyed it so much.

Great location. Lovely walking trails and forested space Nextdoor. Swimming pool unavailable unbeknownst to us. Swimming pool AND hot tub were a major factor in selecting this facility. Very disappointing.

The hotel staff was very friendly and welcoming. The accomodations were as expected, while an older hotel, we had a lovely view of the ocean, and the room was very clean and had everything we needed for our short stay. Would definitely recommend this place

Properties always take a beating near the water especially if they have carpet. I hate carpet generally but this felt especially dirty and worn. The layout was cute, just a bit run down and not the best choice for the activities we had planned (e.g. Victoria Mansion).

Staff is friendly, great location but they didn’t clean the room, floors, making beds, the bathroom, kitchen etc everyday after asking personally also. In this price point the room cleaning should be a must.

Easy check-in. The room was very stale smelling - would have liked them to air it out a bit before our arrival knowing that it was off season and rooms were far from fresh. The bathroom remodel was very nice, floor was terribly slippery though. Overhead light in the bedroom did not work. Quiet hours were not enforced and it was off season. Cannot imagine during the season. Ice machine broken and had to get everything you needed from the lobby including toilet paper. The ceiling was old and concerning especially for mold. Nice view. Pool was definitely not heated.

Rooms were dated but clean. People respected quiet hours BUT the walls were so thin I was up all night because of the noise from people just walking or moving luggage around. Almost shook the room as people were just walking by.

Stayed in a suite #47 second floor, ocean view with large semi private balcony that was very spacious. Big, clean pool with many lounge chairs, umbrellas, table/chairs. Grounds were very clean and well maintained. Horseshoe shaped building with pool in middle and grass all around. Hotel was ocean front only steps away. Our stay was 2 nights and we enjoyed the hotel location and accommodations BUT our neighbor was loud, foul mouth, kept us up until 3 AM 1st night and 12:30 AM 2nd night. Not fault of hotel but made for vac with little sleep.

We loved that the room wasn’t a “typical” hotel room. It was separated into two rooms with a closing door, which was nice when you have a younger child that goes to bed earlier than the rest of the crew. The bed was super comfy and room was very clean. Front desk staff was friendly and efficient. Super easy access to the beach and the heated pool was actually warm! We loved it and will be back and recommending to friends!

Older property but very nice, clean rooms. 2 separate room suite. Nice balcony with views of the ocean. Located right on the beach with easy access. Would definitely stay here again.

The Property is right off the Ocean! We could see and hear the ocean from our room and see the sunrise every morning. In the room, the bed was amazing and there was plenty of room to sit and relax. It was a little dated, but you can see that they had recently updated the bathroom, so I am sure it will only get better.

The Resort is will located just outside of town which puts you on the edge of the train's whistle each time it goes thru town. The staff is very welcoming and friendly. The suites have two rooms. Both nice size. Our bedroom had a tv, bureau, coat rack and open closet along with the bathroom lavatory. The bed was very comfortable. The living room had a microfiber loveseat sleep sofa, fridge, microwave, Keurig, stainless bar sink with small counter, coffee table, a round table with two chairs and a larger TV. Sliders took you out to the covered deck/porch where two chairs and a small square table awaited you. Views of the beach/ocean from the second floor were lovely. Would stay here again in a New York minute!

It was nice and Quiet. Shower is very small. Room is not big enough for king size bed.

Last minute visit to see Family for a one night stay extremely accommodating we arrive three hours early and were able to check in which was extremely convenient. Thank you staff

Room was clean, right by the pool and just a few steps from the beach. Check in was easy and the 2 gentlemen at the desk were friendly and hilarious 😂 Prices were reasonable. Definitely will go back!

Great stay here...staff very friendly and helpful...toilet paper is a little rough...great stay overall...will definitely come back.

In a review of our check in experience I noted the lack of an outlet on one side of the bed. While we were out that day an extension cord was installed. That is what I call service. I was impressed.

The view and access to the beach is phenomenal. The office staff was very friendly and helpful. The room offered a lot of comfort for the money. I'd stay here again in a heartbeat!

Housekeeping threw out our bag of dirty clothes, which was luckily recovered. They made the bed by laying the bedspread on top of the bed untucked and sloppy. When we made suggestions to the manager about improving the staff, she was disinterested, rolling her eyes and focusing on her phone.

All of the staff was very accommodating and pleasant. We were not a fan of the stairs since we are older folks. We are looking forward to staying there again next year.

Stayed 1 night at Friendship oceanfront suites. Sept. 26/23. Check in check out was quick and easy. Second floor had good view of pool and ocean. 1 mile walk to pier was easy with hard packed sand. Almost nothing open in village and nothing to do… pier was locked off. Glad we had food with us to make a sandwich at night and breakfast in am. Room was good and bed was comfortable but after the 2am train woke us up the man in room 44 kept us awake with his snoring. Very thin walls.

The location was great! The property was well kept and all areas were so nice and clean. The staff was very helpful and kind. Was just a perfect place to stay!

Great access to the beach and wonderful views. Just off the main strip yet accessible to it all. Great staff and comfortable rooms.

This hotel is a total win. I've never seen such a clean room in my entire life. The staff here is friendly and helpful. The property itself is beautiful and right on the beach. The pool was open, clean and inviting. This hotel is also quiet while we were there and that was so much quieter than staying closer to the Pier in Old Orchard. This hotel is about a 20 minute walk to the Pier.

The location was excellent with plenty of parking and feet from the beach. Great views and plenty to do within walking distance. Motel staff were very friendly and facility was well maintained.

Great location! Beach and pool first rate! Quiet hours 10 pm to 8 am are well enforced! Walk to great restaurants and shops! Park and no need to drive between arrival and departure! Great breakfast coffee and snacks provided! Great getaway! Rooms are clean and comfortable! We’ll be back!

No breakfast. Strange bathroom sink in bedroom?

The oceanfront suites are comfortable, and we liked the balcony looking out at the water. If you plan to go there and provide some of your own meals, bring utensils and cups and plates. There is nothing in the cupboards, and though they will provide paper goods if asked, it's nice to have them more accessible. Location is great for a morning walk on the beach. Several good seafood places are open now in the off-season, so it's a good place to go for a beach get away before the summer crowds get there. There's a DVD player in the room, and the office offers a large library of DVDs if the weather is inclement.

Everything was fine except for the crumbs of food on the mattress for the pullout sofa. Also, there was a Keurig Coffee maker but no coffee pods, sugar or cream.

Cleanest pool I’ve ever seen. Comfortable beds, wish they had alittle more of a continental breakfast . Loved this place , will be back.

The property was very clean and very quiet, but would’ve been nice if we could’ve enjoyed a drink by the pool or have option for breakfast. They did not have fresh baked muffins as advertised. They were store-bought in a package.

My son and I booked the ocean front room with the queen and the pull out couch. There’s just enough bedding for the pull out couch so if you like the weight of blankets, you’ll have to go to the front desk and get one. Very small bathroom. But sink was in bedroom along with a sink in the small kitchenette. Keurig cups and accessories are all at the front desk with a Keurig maker in the room. Bars of soap and shampoo and conditioner available in room also. The best view ever! Just steps away from the ocean. We were able to Uber had some waits as there’s not a lot of availability in Old Orchard Beach in October. Also, closest restaurant is about a .7 mile walk , FYI. Nice pool although it was too cold for us to use. Soda vending machine on property along with external garbage. Lots of outdoor seating. We had an awesome stay. Would stay again.

The stay at Friendship Oceanfront Suites was magnificent. The room was clean and the staff were accommodating. What really set this reservation above the rest was the morning muffins they provided. As a muffin conesuar I was skeptical about there complimentary muffins. As my fellow muffin peers know, a good muffin is a great way to start the day. The muffins provided a great aroma walking into the front office at 9am. The mouthwatering smell of muffins permeated the air. The variety of flavors offered was impressive, ranging from classic blueberry to more adventurous options like chocolate chip. The muffins were fresh and you can taste the quality in each bite. They are perfectly moist, fluffy, and not overly sweet, striking a wonderful balance that allows the flavors to shine. The ingredients are high-quality, often organic, and you can tell they prioritize sustainability, which adds to the appeal. The muffins tickled my senses and allowed me to start the morning on a good foot. It was easy to consume the muffins with their complimentary coffee and water. The water was crisp and refreshing. We will definitely be back again!

It was fitting for a quaint getaway in Maine. The location is great for Old Orchard Beach (if you're unfamiliar it's basically a small beach town that is still very close driving distance to Portland, so you can see Portland easily while here)... Old Orchard Beach itself is almost like a small amusement park carnival town from yesteryear which is fun in its own way, but that's for another review. The room itself was a bit dated, but clean and maintained. The bed was comfortable, the small kitchenette area was nice and there were plenty of Keurig options for an otherwise no frills front desk that didn't serve breakfast. The view was great... basically it goes A, B, and C with C being closest to the ocean. Even if you don't have one of the really close ones you should be able to see the water in some capacity, and you can also use some of the hotel's many adirondack chairs that are right in front of the water. The only complaint I do have, if there is one, is that the walls are slightly thin. Normally that's not an issue as people are quiet and enjoying the beach. On the second morning we were there someone next door was playing their TV, it didn't seem like it was a loud setting but it carried anyways and took away from the beach aura and mistique (of course I'm biased and don't know why you would ever watch TV while you have the ocean to gaze at and enjoy). All in all, I would stay here again, it's a nice little place.
