An old Georgian mansion which has been updated with all of the most modern facilities. My room was thoroughly equipped with everything I could need - no reason at all to go to the bother of asking for anything at all. The breakfast was well prepared and offered a large variety - even for those picky vegan and vegetarian types. Very close by bus stops for transport either for town or back and forth from the airport. I also met friendly travelers from all over Europe at the breakfast table.

An amazing, quiet location , a beautiful old house with very good facilties. It made me and my 11 old son feel like in a fairytale, with a great contribution from the house dog and cat. Many thanks to David , for being a great host and for contributing to our rugby knowledge, that was amazing for a young boy that is discovering this beautiful sport , and enjoyed a very good game in the beautiful city of Edinburgh

This property is a 1790 home converted for lodging with updated plumbing, electricity, and wifi. Breakfast was delicious and huge! The owner/host is the BEST. David is helpful and friendly for all the places to see in Edinburgh and how to get around. A bus stop is very close by for transportation down to the Royal Mile and back. A really nice pub is close with delicious fish and chips. The property has no lift, so you do have to carry your bags. It's also home to a delightful pup named Figgy and a gorgeous cat named Starry, so if you have animal allergies, this is not the place for you. But we LOVED it here and would absolutely stay again.

The property is 18th century and rooms are huge and decor is in tune with building. So close to bus route to city. Bus approx every 15 mins to centre. Buses back all through the nught but less frequent. David was perfect host, explaining how to get to bus stop, given main door key for easy access whatever time you get back. We went to tattoo so were back late. Great sleep, lovely huge bed firm mattress. Coffee and tea in room. Breakfast was excellent, full scottish breakfasr and cereals yogurts, fruit juice, toast and lovely coffee. Highly recommend this place. Not big hotel, nice guest house, perfect. Ticked all the boxes. Thank you David. Caroline and paul. We stayed om 8 august 25

Had a lovely time at Spylaw and David was an excellent host. Breakfast was very good and plentyful. Parking was great as was the bus to get into Edinburgh. We stayed in the Robert room and suggest the following need attention to improve our view. The television did not work and apparently not for 30 days according to the error code, dust on the television and cabinet quite thick. Unfortnately the bathroom had black hair on the floor and dust on the shelf behind the toilet cistern. The towels were discoloured and very hard. These are suggestions only.

The bed was so comfortable after a long journey! The shower was hot and the neighborhood very quiet. We never knew other guests were here until our breakfast and David was very accommodating and gracious and we enjoyed dining with the other travellers. Breakfast was delicious and Figgy the spaniel made us feel very welcome as well!

David was a kind and informative host and our room, itself, was clean. Property was not in the best repair and was old and a bit rundown/dated. The biggest issue was that the host had a cat and dog living in the common areas of the property which was never revealed in the property description and would be a problem for those with animal allergies.

David the owner is very knowledgable and personable. He knows Edinburgh extremely well. The location is great for bus services into the centre of town and the breakfast was delicious. It is an old house and bares the marks of time, but overall it was a very pleasent stay.

The hospitality was wonderful and David is very helpful and friendly. The room was cluttered and untidy, dusty and not looked after. The fridge wasn’t cleaned out from the last occupants. The room was not able to be secured when we left the premises which made it difficult to leave our valuables. A lot needs to be fixed to justify the price.

Stayed at Spylaw Bank House on two occasions and both have been great! The place is clean and comfortable, and host really friendly and accommodating! Would definitely stay here again next time I visit Edinburgh! Great transport links into town too.

Having forgotten about this reservation (made over a year ago in anticipation of the Tattoo), I would have missed it completely but for a call with a query from the host, David. I managed re rearrange my plans and I'm so glad I did. David is a charming host and made me feel so welcome. It was clear at breakfast that everyone shared this feeling. David took a genuine interest to ensure his guests had a positive trip to Edinburgh. Breakfast, whilst I'm on the subject was delicious with excellent proper coffee. My room was the master bedroom and didn't disappoint. The Superking bed was comfortable but the highlight was the exquisite bed linen. Similarly, the curtains which I drew at night, were heavy and lined; just beautiful. Having a proper teapot was a welcome surprise. Tea is so much better made properly so I really appreciated this with the matching crockery. The tea and coffee were quality brands. There was also a little fridge which would be handy for a longer stay for water, snacks or just to keep the champagne chilled. These little touches elevated the experience. The bathroom was large with everything I could need including cleansing pads, cotton buds and toiletries. What else can I say? I could snip about a bit of dust or some wear and tear here and there but this is to be expected with such a large and period property. I would definitely recommend a stay at the Spylaw. The city centre just 20 minutes on the 44 at the corner.

I had a good stay here. The hotel is on route of 44 bus to Balerno. The bus ride is around 30 min to Princess Street and buses run every 15 min. The bedroom was nice and the bed was very comfy, I slept beautifully! I prefer old fashioned, quiet places over modern and very busy hotels so the Spylaw Bank House was perfect for me. The price is also very reasonable compared to expensive places in the city centre and breakfast was included.

My wife and I loved this place. Funky old 18th century house converted to a B and B. Our room was spacious, comfortable and everything worked. Breakfast was top notch full English breakfast. Our host David was very helpful with dining reservations , instructions on getting around, what to see, etc.

We only stayed one night whilst visiting family but would definitely go back. David was lovely, so friendly and helpful. The room we had was huge and the bed very comfy. Quiet room and not too hot. There was an additional heater and loads of blankets though if you were cold. I don't like a warm room. Breakfast was cooked to order and lots of healthy options too. Beautiful house.

What a fabulous place. David was a wonderful host. The room we had was large , the breakfast was great. The Spybank is in a perfect place to explore Edinburgh. The 44 bus is just around the corner takes about 29 to 25 minutes to get to the city. Highly recommended place to stay.

David was super helpful and communication easy via what’s app. Location lovely and easily accessible to bus into city and local village. The Spylaw Inn for dinner was fabulous and food delicious. Full English breakfast included in the dining room was also wonderful. Highly recommend staying here.

When we arrived we were greeted by the property owner. We were shown to our rooms , shown where breakfast would be served. The property owner booked a table at the local pub/restaurant for us , which was a very short walk. Will recommend Spylaw Bank House .

David took a genuine interest to ensure his guests had a positive trip to Edinburgh. Breakfast, whilst I'm on the subject was delicious with excellent proper coffee. My room was the master bedroom and didn't disappoint. The Superking bed was comfortable but the highlight was the exquisite bed linen. Similarly, the curtains which I drew at night, were heavy and lined; just beautiful. Having a proper teapot was a welcome surprise. Tea is so much better made properly so I really appreciated this with the matching crockery. The tea and coffee were quality brands. There was also a little fridge which would be handy for a longer stay for water, snacks or just to keep the champagne chilled. These little touches elevated the experience. The bathroom was large with everything I could need including cleansing pads, cotton buds and toiletries. What else can I say? I could snip about a bit of dust or some wear and tear here and there but this is to be expected with such a large and period property. I would definitely recommend a stay at the Spylaw. The city centre just 20 minutes on the 44 at the corner.

This is a lovely B&B with great transport links into the centre. David is an absolutely wonderful host. So accommodating and friendly, he really made the stay so lovely. I would definitely recommend if you’re looking for a quintessential Scottish experience. The house is a lovely period property, and the bed is sooo comfy!! I had such a great sleep. David made the breakfast to order and it tasted wonderful. He took my dietary requirements on board. I would definitely stay here again.

Stayed at Spylaw Bank House on two occasions and both have been great! The place is clean and comfortable, and host really friendly and accommodating! Would definitely stay here again next time I visit Edinburgh! Great transport links into town too.

David was super helpful and communication easy via what’s app. Location lovely and easily accessible to bus into city and local village. The Spylaw Inn for dinner was fabulous and food delicious. Full English breakfast included in the dining room was also wonderful. Highly recommend staying here.

I had a good stay here. The hotel is on route of 44 bus to Balerno. The bus ride is around 30 min to Princess Street and buses run every 15 min. The bedroom was nice and the bed was very comfy, I slept beautifully! I prefer old fashioned, quiet places over modern and very busy hotels so the Spylaw Bank House was perfect for me. The price is also very reasonable compared to expensive places in the city centre and breakfast was included.

Used the property as a weekend stay for the rugby.An old listed building, property (quirky)owned by a fantastic host, David.A comfortable room, en suite and an excellent freshly cooked breakfast.The location was good, bus stop to Edinburgh 100 yards, a short walk to Colinton village where there was 2 pubs and 2 italian restuarants..i opted for Dantes, highly recommended plus a Coop.Simply, the property met my needs and more...completely different... not a 5* hotel but a welcoming " home from home".It made a change , just perfect.Thank you, David.

What a fabulous place. David was a wonderful host. The room we had was large , the breakfast was great. The Spybank is in a perfect place to explore Edinburgh. The 44 bus is just around the corner takes about 29 to 25 minutes to get to the city. Highly recommended place to stay.

Its a very old building with lots of character which I like a lot - perhaps not suitable for some who wants a "modern" hotel. The host is wonderful & the breakfast was fantastic!

Absolutely loved this place and would stay again if in the area. David did everything he could to be accommodating when I turned up earlier than expected. His breakfast was cooked to order and was excellent. The bed is exceptionally comfortable. He has also provided so many extras that he doesn't need to provide.

This property is a 1790 home converted for lodging with updated plumbing, electricity, and wifi. Breakfast was delicious and huge! The owner/host is the BEST. David is helpful and friendly for all the places to see in Edinburgh and how to get around. A bus stop is very close by for transportation down to the Royal Mile and back. A really nice pub is close with delicious fish and chips. The property has no lift, so you do have to carry your bags. It's also home to a delightful pup named Figgy and a gorgeous cat named Starry, so if you have animal allergies, this is not the place for you. But we LOVED it here and would absolutely stay again.

We only stayed one night whilst visiting family but would definitely go back. David was lovely, so friendly and helpful. The room we had was huge and the bed very comfy. Quiet room and not too hot. There was an additional heater and loads of blankets though if you were cold. I don't like a warm room. Breakfast was cooked to order and lots of healthy options too. Beautiful house.

The bed was so comfortable after a long journey! The shower was hot and the neighborhood very quiet. We never knew other guests were here until our breakfast and David was very accommodating and gracious and we enjoyed dining with the other travellers. Breakfast was delicious and Figgy the spaniel made us feel very welcome as well!

David was a very welcoming host in a 400 years old property. The bedroom was lovely and the Georgian bedstead very high! The bedroom and bathroom were well appointed with some beautiful period furniture but you weren't permitted to take the bedroom key out of the property due to the age of the key, and there was no front door key available so David said he wouldn't lock the front door either. I was uncomfortable with this which resulted in my not going out in the evening. There were a couple of maintenance issues in the bedroom including the peeling paint on the inner window shutters; the bedside lamp which was flickering and had to be unplugged to turn it off; the bathroom tap which was constantly dripping, the heavy layer of dust on the bathroom radiator rails and the dirty outside of the kettle. The breakfast was lovely and again David and also two dogs were very attentive.

Honestly what a lovely little place this is, can't fault it one bit, lovely spacious room, bed so comfy, lovely original features all around, and 2 of the cutest little dogs pottering about, breakfast was lovely! Would definitely stay again.
