Location was perfect, bus stop right outside. Room and bathroom werr very clean and comfortable. Breakfast was included in our booking but the guesthouse doesn't provide breakfast, had to fight with hotels.com to get some money back.

We really enjoyed our stay with Alan and Alison (and Mr Tom). The room was the perfect size for us, with a modern bathroom, plenty of closet space, and a comfy bed. The breakfast options worked well for us, with Alan cooking breakfast items as requested. Several buses stop almost at the front door of the property; it was straightforward to get almost anywhere in the city. There were several restaurants and grocery stores a 10-15 walk from the B&B (also accessible by bus). We’d happily stay there again!

Lovely B&B, close to the city, friendly hosts with great recommendations and a fantastic breakfast. Just what we needed as a base for our stay in Edinburgh over Christmas! Parking is free but it is on a nearby street parking.
