Lovely modern b&b in a great location. Staff were very friendly and helpful. Would highly recommend to anyone visiting Edinburgh.

This was a basic guest house, which did not serve breakfast. The room was clean and comfortable. We briefly saw the staff at check-in and check-out; otherwise, no real interaction with them. The house is a 2-minute walk to the tram, which was convenient to go into central Edinburgh. The noise level was a little high due to its proximity to Leith Walk, a busy street for buses and the tram.
