This is a beautiful B&B in a quiet residential area. The large garden is a perfect place to relax and defuse after a busy day. There is also a big public park a short distance away that has football nets, basketball, tennis, etc. The Holly Tree is walking distance from the bus station where there is a bus going downtown every 5 minutes. It is also walking distance from the medical complex, making it very helpful for the families of people in Addenbrook's or Royal Papworth. The proprietor (Ruth) is friendly and attentive, making sure visitors are comfortable and have what they need for a pleasant stay. Breakfast is basic, and self serve, but fresh and tasty with a nice variety - everything needed to start the day. The showers are hot, with plenty of pressure, and a selection of shampoo and shower gel is provided, as well as hair dryers. There is offstreet parking. This is a comfortable place that feels like home. I would definitely recommend The Holly Tree.

Very comfortable bed, clean premises, excellent choices for continental breakfast, very friendly staff and to top it up free parking! I will definitely be booking this family friendly accommodation again.

This was a very disappointing stay. On arrival, we were blocked off and told to remove our shoes. We were carrying all our luggage inside and we were not given any slippers to change into. The smell of fish throughout the house was quite pungent. I then realized that there were cats residing there and I'm highly allergic. The bathroom was quite far from the bedroom and we had to walk barefoot or risk dirtying yet another pair of socks. I would have checked out but I would have lost my money as there was no refund on any of my 3 nights. The info on the cats was said to be VERY CLEAR but on inspection, it was one short sentence at the end of the property description. Either way, the amount of cat hair on the chairs(breakfast table) and the floors was impossible to avoid. In addition, we did not feel welcome and always felt like we were being watched, controlled and corrected whenever we tried to do something. My mother's dietary needs were however met after I was scolded quite thoroughly for not telling the host about my mom's allergy, when we usually fend for ourselves anyways. The ONLY bonus was the location to the hospital. Other than that, I would not recommend this property to anyone.

Had a rather strange experience at this B&B. First thing to know which hasn't been mentioned on Expedia is that they charge late check in fees of £15. The host will ask you to take your shoes off on arrival (a bit weird) but does not provide slippers so you are expected to walk around in your socks. Also, insisted on me using hand gel which I don't mind but only the first time I entered the property (apparently you can't transmit germs after that when you enter the premises). Room was a decent size but the carpet was old (and i was in my socks) and pillows are very uncomfortable. However, the toilet was clean. Property claims to have parking onsite but when I asked for it, the host told me that another car is coming in later and my car would probably be blocked so suggested parking on the street. The street parking is abit far off from the property and not within sight at all. P.s. I didn't see any other car parked at the property in the evening or the next morning. I am unsure how the host managed to charge me extra fees without me actually presenting my card for the late arrival. I contacted Expedia about the transaction and they claimed the payment was not authorised through them, this has now been reported. Breakfast is very sub-standard. The host is quite in your face asking a lot of questions about when you will leave, check out time etc. I felt very uncomfortable. Overall, unpleasant stay and would not recommend.
