Nice, new facility. Room was very spacious. Breakfast was good and had plenty of options and seating. Front staff was friendly. Room was not as clean as we would expect - smudges and hand prints all over the head boards, hair all over the bathroom floor and shower, shower glass not clean and there was something blue on the shower wall. We ended up using Clorox wipes and cleaning things up ourselves. The pool was also closed and no heads up was given. This was annoying as we book specifically for a pool so our kids have something to do after the 9 hour drive. We felt like we could have gotten an email, phone call or text message to notify us ahead of time. Overall, it was an ok hotel but we’ll look somewhere else next time.

Very nice! The rooms were very clean, breakfast was hot and continuously maintained. Kids enjoyed the pool and the steps, handicapped ramp and shallow end allowed our younger children to play while the older kids played in the deeper end. Water toys were supplied as well. Staff was super friendly and very prompt with any requests (more towels for the pool). There was a full bar as well but we did not use. Multiple Outside seating areas with gas fire pits. You can even purchase smores kits to toast on the fire pits! This hotel is located in a very nice area of town. Clean quiet and secure. I highly recommend!! Only issue is if you have littles that require a bathtub, you may need to check with booking. Our room only had a shower.

Very nice, clean hotel! Hotel staff are also very nice and helpful. Fitness room, pool, and bar. We stayed in the Queen suite and it's very spacious. We stayed there while our son was at the Kansas Basketball camp and it worked out perfectly because they trained and had their tournament at the pavilion inside Rock Chalk Park which is conveniently located right next door. Highly recommend and would stay again if we came back to Lawrence!

Overall a good value. Modern rooms, friendly staff, clean and nice amenities. It’s in a VERY safe and quiet area, and has a nice pool and BBQ area, so awesome for families. The breakfast was typical of an inclusive buffet. I really appreciated the low $15 pet fee!

This hotel was very clean and comfortable! I saw staff cleaning windows and rooms regularly during our stay, which explains why it was immaculate! The room was quiet and perfectly comfortable. Our kids were thrilled the pool was open (unlike many hotels we've stayed at) and i enjoyed the gym right next door. I highly recommend this hotel and we look forward to coming back! Oh, and breakfast was delicious, too!!!!

Good stay with great serivce. This pool was EXACTLY what we have been wanting. It was warm, towels stocked, plenty of seating, and it had pool balls and toys for anyone to use! They had kid friendly options at breakfast. I appreciate the almond milk option as we have dairy issues in our family.

The hotel is a nice property but we were looking forward to staying there. The front desk people were very nice. The room was a mess. The shower was dirty, lots of hair in it. The floor had dirt all over. The toilet knob was gross. The walls had sticky stuff on them. When I told the lady at the front desk she smiled and said, "Oh yeah our housekeeping is horrible. It's bad." and she kept ontalking and smiling. I was shocked! If you know your housekeeping is bad fix it.

We have stayed here multiple times. This visit was disappointing. We had a room on 1st floor which was quite noisy. Room (especially bathroom) was not clean. Hair on floor and in shower. Bed was uncomfortable and creaked with every turn. Walls thin and next room noise was loud. Barn door on bathroom didn’t close well and back side was dirty. Hate the rain shower head for the shower. This night was the most we’ve ever paid ($270) and left the most disappointed.

3rd time's the charm is what they told me at check in. The first room had a pillow that looked like it was peed on and the shower was filthy. The 2nd room had hair everywhere including under the covers and had sticky stuff on the table. The 3rd room was better but still had a gross shower and the bathroom door wouldn't close. No refund offers or genuine apologies.

Decent hotel but my room on the first floor was right by a grilling/patio area where people gathered late at night and there were bright lights shining around the curtains all night long. Barking dogs and loud children every morning running down the hallway at 5:30 am

Clean, quiet and in a safe location. Did not worry about my car overnight. Only negative was the sliding bathroom door.. they just don't make using the bathroom as private when rooming with other people as a regular door .. other than that it's great. Also why doesn't any hotel let you adjust the brightness of the TV? When trying to wind down with the lights off, the TV is Way too bright.

Overall this a a nice affordable hotel. There is one deal-breaker where I will likely not stay here again - the shower. Our bathroom had a rain shower head on a 9’ ceiling. Problem was that there was not an accompanying shower head on the wall or handheld. How do you clean below the waist? Also, there is no door on the shower, it is open to the bathroom, so there was a cold draft and the floor in front of the shower would get soaked.

The staff was friendly, and the rooms were clean, beds were comfortable. The only issue we had is that we could not get the air in the room to work. The heater was running when we left the room and when we came back, the room was uncomfortably hot, we tried to turn the air conditioner on, but it would not fully turn on and kept cutting off. The room was uncomfortably hot all night, even with trying to turn the air on multiple times.

liked and didn't like location. the area abuts some beautiful woods, which are very nice to walk in during early mornings or before dark. but the location is 6 busy miles from the main street of Lawrence -- Massachusetts Ave -- so not terribly convenient for food or shopping. Noise -- walls are THIN and the young folks next door were shouting and running in/out of the room until 11pm. Still, i'd stay there again.

I checked in and TOLD THE GUY THAT I HAVE A SERVICE ANIMAL AND OFFERED TO SHOW HIM THE PAPERWORK. He clearly understood what I said and knew I had a service animal. So when I got to my room I got a notification saying I had a pet deposit charge. I immediately called and he reversed the charge. This doesn’t seem to be too big of a deal, BUT IT PUT ME INTO OVERDRAFT AND I DONT APPRECIATE THE FACT I COULDNT EVEN GET DINNER. I still have not gotten the money back to my account. VERY DISAPPOINTED

Great place to stay. Very friendly. Nice room. My only frustrations were that the door bell (we arrived after 11 pm) didnt seem to summon anyone (thecphone worked) and then although i had filled out the "pre-checkin" form, I had to do it all over again at arrival. What's the point? Got a checkout one as well, which I ignored. Corporate folks, either use what you send us, or just let us arrive.

Please do not stay here! The AC in the room is extremely loud and will keep you up all night. You can hear water running in the pipes through the walls all night. The worst part though, is that we accidentally left a pair of boots in the room, and they will not say they found them. We know exactly where we left them and they are saying nothing was in our room when we left. My wife has called multiple times and has been disrespected by the front desk too. It’s a shame that this hotel has no integrity or character. Please do not stay here if you value honesty, trustworthiness, or respect

This is a newer and convenient hotel, very comfortable with easy access from I70 for cross country travelers, yet far enough from the highways to be quiet and serene, next to lush farm fields near the Jayhawks campus at Lawrence, and near to groceries and food options. Very clean, a good breakfast, friendly staff. We stayed traveling east, and stayed again on our return west because it was an excellent place to stay.

Directly next to the KU Sport Pavillions and plenty of sidewalks and area for scenic walks. Shopping and different places to eat are not far away without the bustle and craziness of Mass St. However, Mass St is not far away if you prefer that as well.

Nice price, nice hotel but thin walls (no fixing that) . We could hear the conversation next door, and they weren't being loud. Also breakfast doesn't start until 7, and they are right next to several ball parks. Early game goers can't eat, we heard many complaints about that. Also the bed skirt was not changed and it looked like pop was spilled on it. Things happen and get overlooked, but breakfast hours could be earlier.

I like the bar in the lobby. Our bartender made an excellent sugar cookie martini! There is a happy hour in the evening with 2 complimentary drinks per room. Lots of dogs stayed here, which was not a problem at all. In fact it was nice to see them enjoying themselves with their owners and loving all the attention from strangers. Cons: I don't like the rain shower head. It is mounted so high that it is difficult to switch the settings. There was no housekeeping during our 3 night stay.

Super nice and modern property Very welcoming lobby and bar area with lots of comfortable seating. The breakfast area was s huge and looked at check in an from online pictures to be well stocked and variety but was disappointed to only see a skillet of eggs an one of sausage when I came the next day for breakfast. There was also a small pan of tater tots. Not the worst but underwhelming given the layout and previously viewed pics. It has a decent gym and indoor pool. Overall a very well kept place for an affordable price.

Walking paths in the nearby park and recreation area were a plus. Check in went easily. Room was very nice. Two negatives: 1) a couple members of our family party have dairy and other dietary restrictions. Breakfast buffet, which was otherwise great, did not have dairy-free options. Kitchen staff told my son-in-law that even the bacon and sausage were cooked with butter. 2) In the exercise room, I could not get the treadmill to operate, despite following printed instructions - and yes, it was plugged in. Also, a bit disconcerting that no one under 18 is allowed, even if accompanied by adults.
