It's an apartment. Feels industrial. Elevators couldn't keep up with demand on new year's. Had to use stairs. There's a few homeless peoples but the whole downtown area seems to have. I cant seem to get used to smell of weed rampant party areas. Pros: lots room. Cons: not that comfy.

the apartment was very nice and comfortable, spacious, clean and very nicely decorated. But the area around it, did not feel too safe. The vale parking was far if you have suitcases and bags to carry. The gym facilities were pretty pretty bad.

Elevators did not work, in which it could not met ADA expectations. Valet was horrible. We had to clean and do laundry our whole stay. There were no cleaning supplies or laundry soap provided. It list a two bedroom when in actuality it’s built like a loft. There is no privacy for extra guest. There were people hanging out in the lobby selling marijuana. There was no guest service or concierge service on site. The hotel forced changed my room, after informing them I wanted to switch hotels. So it forced me to stay at the hotel. Expedia’s description of the room is not the actual layout. There was no hot water. We ended up leaving the hotel due to all the inconvenience and poor guest service, but still had to pay for 4 nights of stay.

The apartment itself was good, very spacious and washing machine with cleaning products available. The rest is poor. We left 2 days early due to feeling unsafe for two girls staying with no internal lock. The area is surrounded by homeless who shouted at us when entering and exiting the building making things feel unsafe. The apartment is only locked by a coded lock which the code could be shared or lost. A dead lock internally would really help with feeling unsafe in the apartment. The pool gets basically no sun and was closed when we arrived on Tuesday we had to ask every morning for the staff to open. The corridor and room stunk of some kind of chemical, we were sneezing for the whole stay. The staff were not very quick to reply to messages at times and gave very brief and unhelpful responses to a couple of our questions. Floors were very dirty white socks black by the time we left and bathroom floor filthy, shower curtain isn’t helpful and water goes all over the floor so wiped and white towel was disgusting. Apartment upstairs were partying until 3am so barely slept last night.

Pool was closed for just our first day which was a bummer after a long day of travel. However valet was easy to find and work with. Street parking also avail as well as a lot. Access into the building and apartment was smooth. The apartment was as pictured; clean and stocked with everything we needed. The bed was the best part! Noise level inside the apartment was minimal as there were a few big groups staying close by. The store attached to the building was very convenient and even sold food. The jellied was amazing! The host were very attentive and provided us with a discount on our next stay. I highly recommend and would stay again!

Great property to stay with all room amenities, a convenient store around the corner, large game room and gym. We were well entertained on our rainy day staying on the property. There is a large homeless population, however they kept to themselves for the most part. There are also 2 doors to enter and exit the property and the homeless population is mainly at one of the entrances, so if it bothers you, you can use the other door.

The unit is beautiful! Unfortunately the neighborhood and general surroundings are filled with the homeless and the general vicinity is not safe. Additionally the elevators are frequently packed and are slow. Above and beyond this, people in the unit above spent hours screaming at each other daily. Staff made an effort to improve this, but the other patrons we frequently drunk and rowdy. Beautiful unit, but I would avoid this location.

Peeling paint off the walls. Strong smells of marijuana. Limited workers in the valet garage where I had to go. Find my own car to get to work on time. No amenities were open on the weekend. The extra things I requested I did not receive even after calling and requesting them again. The bed was very uncomfortable, the shower and area around. It was dirty. There were no extra laundry pods or detergent as stated in the description. There was a singular couch and no side chairs for more than two people to sit. The dining room two tables were plastic and very loose. They were only good to use as side tables to the couch as there were none of those. There was no ice maker or water in the refrigerator. The description of amenities and quality is not equal to what I stayed in.It was a nice view. I expected more but got less than a very basic hotel for a higher price.

Overall the room was fine, but the strong chemical smell throughout the room and floor made it hard to breathe. The dead roach in the bathroom counter was disgusting. They sent someone to remove it, but I felt like everything was contaminated from that point.

Everything was great except for the marijauna secondary smoke mixed with another very off putting smell coming through the vents which penetrated our clothes & bags which I have had to wash twice & I still smell this awful stench in our clothes. Because of this we will never choose or recommend this property.

Good location downtown was “walkable “apartment was clean and spacious and adequately equipped. But the downside wasnt the local homeless encampment next door, but the all encompassing odor that enveloped the whole building , and that I can still smell 3 days and 1200 miles later. Ive read in other answers to the same complaint that it is due to the refinishing of the hardwood floors, but that is a poor excuse as it apparently has been present for months you really need to address it………..

I was inundated with a nasty noxious smell (fumes) entire time I was there. Management refused to move me and blamed it on “floor stain” and offered to provide a “air freshener” which was already present - evidence they knew in advance there was an air quality problem. Total BS. Got home and wife was appalled by smell of my clothes. Tried washing them twice and had to throw them all away. HOTELS.COM you are risking your own reputation by allowing this property to list with you. If they’re still on your site in future I will take my business elsewhere and encourage others to do same.

Bad smell of mothballs and kerosene when fan was on. Sketchy area across from a park with lots of homeless people. Air mattress was 2nd bed when listing showed a pull out couch. On the plus side the room was huge.

The apartment was nice. It was very clean but smelled like mothballs. The elevators in the building were very slow. There were no extra pillows for someone sleeping on the sofa bed. I would recommend more washcloths (at least one per person per day). It was a little weird that the luggage holding service (that was $9 per bag) meant the convenience store downstairs would hold the bags for us. Yet, when we arrived to pick the bags up, the clerk didn’t know what we were talking about or where our bags were. A quick phone call cleared that up, but it seemed odd.

I have to start with the fact that my two night stay was entirely refunded after one night. Amyfinehouse (the property manager) was responsive via chat and allowed me to cancel and refund me mid-stay. The property is a large building with apartments and some units operated as short-term rentals. While the building is old and has some funky industrial loft qualities, the issue was there was a HORRIBLE odor that was not apparent on the ground floor going in, but prevalent throughout the 7th floor where I was staying. It was a strong chemical smell that permeated everything and was the kind of thing you can't get used to. The smell transfer to my clothes for days after. I was satisfied with the refund of my stay, but buyer beware.

Great sized apartment - perfect for the group our size. however one of the bathrooms shower curtain was covered in mold. Beds were incredibly comfortable and walking distance to downtown, the area has a lot of homeless present.

The unit itself was excellent! Very spacious with large rooms that was great for my family of 6. Valet parking was very nice and free! It was convenient to have the car called up with your phone. I've read reviews of this place before I booked and saw many mentions of homeless population around the area but I didn't think it would be that bad, but it was that bad. I couldn't open the blinds because it opened to the park in front of the city hall and all you saw was homeless people and they can see straight into the room as well because I was in the second level. I can't blame the property owner/managers for homeless people around but if I were to book again, I'd ask for the highest level room if that's possible. Furniture, tv, and kitchen equipment was a bit outdated but I wasn't in Dallas to live in the room so it wasn't much of a factor for me. The room does not absorb sounds very well so it echoes tremendously. It would be nice if they could add some sort of sound absorbing art work or decor to reduce the echoing. I only stayed in one room and it may not be so in other rooms but this echoed like you were in a cave.

The place was comfortable and really pretty and clean. Please note that the 2nd bedroom is actually a queen sized bed separated from the living room by curtains. It didn’t bother us but it wasn’t clear in the room description (unless I missed it). The apartment was clean. The bed and pillows were extremely comfortable. The view from our apartment was amazing. It’s in the heart of Downtown and there were a lot of things to do that were walking distance. The only sad thing is there is a big homeless population in the area.

There is a large number of unhoused persons around the building and close by. They didn't seem to bother me or ask for anything, nor did I feel unsafe. The rooms are large, but the beds are low to the ground. It gives a whole new meaning to “rolling out of bed.”

The apartment was spacious, with comfortable furniture, and great views of Dallas downtown. The in unit washing machine and dryer and free valet parking in the parking garage nextdoor was very appreciated. The only flaw was that a few items in the apartment could have been cleaner. But once we notified the staff, they quickly took care of them. We had a great stay and will return.

Listing mentioned a sofa bed but it only had a sofa. Reservation was for 3 but only two towels provided during stay. No staff at building - these are apartment Airbnb rentals that seem privately owned. Cool old historic building. Clean but funky. Inside the condo was great! very clean and modern. The only issue was the bed was not comfortable. The down side was the neighborhood and building did not feel very safe. Especially while traveling by myself for business. The hallways reeked of marijuana on a regular basis. The building is surrounded by homeless people. I will not stay here again.

Good location and communication. Property was clean but be wary of the description. We rented a place which said 2 bedroom but it was not. It was one bedroom and then one bed in the living room. Not ideal for the couples trip we were on and not worth the high price when we did not have our own rooms or bathrooms. In hindsight, we would have stayed elsewhere.

Place was great and in a prime location to anything in the Dallas area.. pretty awesome set up and loft is set up very nice.. great view from the windows at anytime of day or night..

Great sized apartment - perfect for the group our size. however one of the bathrooms shower curtain was covered in mold. Beds were incredibly comfortable and walking distance to downtown, the area has a lot of homeless present.

Apartment itself was great. I had a few issues though. First of all the walls are paper thin, I could hear conversations my neighbors were having. Also, my brother saw someone come out of our room when he tried to check in, which understandably unsettled him. The staff were helpful however and checked our room over the phone with me to make sure everything was ok, although we never got an answer as to who was leaving our room. The other issue, and this isn’t the apartments fault is the area around it isn’t the best. The staff and amenities of the apartment(including an on-site convenience store and pool) are nice(especially for the price) but there were a few things that would make me think twice about staying there again.

The apartment was spacious, with comfortable furniture, and great views of Dallas downtown. The in unit washing machine and dryer and free valet parking in the parking garage nextdoor was very appreciated. The only flaw was that a few items in the apartment could have been cleaner. But once we notified the staff, they quickly took care of them. We had a great stay and will return.

HORRIBLE EXPERIENCE! Lack of signage on building to identify if we were in the right place. Homeless surrounding the property. Homeless inside the building because front door didn't require a code to open. I had my family with and this felt very unsafe. Halls were dark, reaked of smoke, and appeared to still be under construction. Room code into our room didn't work. Messaged and called with no response for over 1/2 hour. Then got told I probably didn't enter it correctly even though we tried many times in a half hour. Ironically it worked after they finally replied. Got inside to find a nice present someone left in the toilet and it was obvious someone had laid or sat on the bed. At this point I didn't allow my family to stay here! I read all the review replies on line, but don't believe them when they say they want to take care of your issues. I informed them of all these issues and was told they were all out of their control. I informed them they were all in their control other than the smoke smell and was basically told they were sorry. I wouldn't recommend this place to my worst enemy!

Pool was closed for just our first day which was a bummer after a long day of travel. However valet was easy to find and work with. Street parking also avail as well as a lot. Access into the building and apartment was smooth. The apartment was as pictured; clean and stocked with everything we needed. The bed was the best part! Noise level inside the apartment was minimal as there were a few big groups staying close by. The store attached to the building was very convenient and even sold food. The jellied was amazing! The host were very attentive and provided us with a discount on our next stay. I highly recommend and would stay again!

Upon checking into our unit we could not do so until we paid the security deposit online. When paying the security deposit we coils not get it to go through the first time when we paid it so we had to do it again. I took my wife to Dallas for her 50th birthday. I was unaware that the company took the security deposit of $200 from my account not once but twice, it was also a charge from GUEST365 for 6.17 for liquor they also took $200 from my accounts. This definitely left me very frustrated and feeling upset because I was going to be 200 short of funds for my wife’s 50th birthday celebration. When arriving to the unit the young man with the face piercing did not greet us and was not friendly. They also said they lost the phone so we would have to come down everytime and wait for our vehicle. When arriving inside they have ABSOLUTELY NOTHING to assist with getting to your unit so we had to take multiple trips to get to our room. When I noticed I’d been over charged it was NO POSSOBLE WAY to get ahold of our host. The host name was Grace but it kept saying the hosts was Brandon when we went to contact our host. So some of the adventures that I wanted to take my wife on I could not because an extra 200 came out my account. It was also several guys hanging out inside the lobby the first night we were there. On Thursday morning September 26, our air stopped working so we had to buy a fan in order to get a good nights rest. It did not start working again.

This last minute booking turned out to be the best decision we made this trip! The property was so nice and we felt super safe. The digital check in and check out along with the valet made this effortless. The property was easy to access from Dallas Market Center and was surrounded by great eats in downtown. We will definitely book this property again. We may not ever book another hotel in Dallas!

The place was located in the middle of the ghetto surrounded by homeless. We felt very unsafe. The rental which we were not able to go into due to the code not working was on the 6th floor. The building does not have an elevator. How is one to bring up all the luggage???

Great place, unfortunately we kept getting interrupted by the building staff. Once when staff just walked in because they didn’t know anyone was in there. Super awkward because we were having sexy time in the bedroom with the door open when that occurred. The second time because they were spraying for insects. The female actually yelled at us to open the door which was very off putting. Can’t blame the owner of the place though because they only gave notice they were doing it less than 24 hours before so it wasn’t their fault. The area has a lot of homeless and isn’t the safest place at night but during the day it’s ok.

I have to start with the fact that my two night stay was entirely refunded after one night. Amyfinehouse (the property manager) was responsive via chat and allowed me to cancel and refund me mid-stay. The property is a large building with apartments and some units operated as short-term rentals. While the building is old and has some funky industrial loft qualities, the issue was there was a HORRIBLE odor that was not apparent on the ground floor going in, but prevalent throughout the 7th floor where I was staying. It was a strong chemical smell that permeated everything and was the kind of thing you can't get used to. The smell transfer to my clothes for days after. I was satisfied with the refund of my stay, but buyer beware.

There is a large number of unhoused persons around the building and close by. They didn't seem to bother me or ask for anything, nor did I feel unsafe. The rooms are large, but the beds are low to the ground. It gives a whole new meaning to “rolling out of bed.”

The stay wasn’t bad but I was unaware of the area in which it’s located not being very kid friendly. The process to drop your car off at the valet and get to the room was a bit annoying as well and complicated at check in. Lots of homeless people around the building as well, not the end of the world but something I didn’t see in any reviews.

Parking our oversized vehicle was impossible, but this wasn’t the biggest issue. The biggest issue was the homeless population in the area and making it unsafe to enter and leave with our children and maneuvering luggage and groceries into the building was inconvenient.

This place is great, the rooms are amazing, the area is great as well. Having said that, the homeless situation is out of control making it very unsafe and unsanitary to cme in and out of the building. This is not the property's fault but it is a problem.

Great property to stay with all room amenities, a convenient store around the corner, large game room and gym. We were well entertained on our rainy day staying on the property. There is a large homeless population, however they kept to themselves for the most part. There are also 2 doors to enter and exit the property and the homeless population is mainly at one of the entrances, so if it bothers you, you can use the other door.

When I first booked Amyfinehouse, I thought it was a hotel. I was pleasantly surprised to see that it was a beautifully furnished apartment. Very comfortable couches and bed. Big kitchen, big bathroom, with a washer and dryer in the closet. The kitchen was fully stocked with a fridge, toaster, microwave, stove, and a dishwasher. It was a 5 minute walk to the convention center, which is where we were spending most of our time. Convenient area, as there are plenty of restaurants and stores around for dining and shopping. Communication was great and the staff was super friendly. Highly recommend staying here!
