Kan Tulum Hotel

Lovely accommodations. Peaceful and relaxing, except for the unfortunate timing of repairs to the bar next to the cenote that produced the sound of power tools and hammering for 2 days. Restaurant is only open for breakfast and light snacks, but we were aware of this before arrival. You can order in a variety of meals from the restaurants in Tulum. Staff are all wonderful.

Very nice hotel, it merges nicely with the nature. Positive notes Temazcal, Spa, cleanliness and 1 guy (and only one) at the reception who is doing his best to help guests. Negative notes The jacuzzis do not have hot water and the lighting does not work. The jacuzzi is supposed to be private and exclusive to the room, every night we found other couples using our terrace and sunbeds. My advice do not pay extra for a jacuzzi room unless you are looking for a cold water tank. The water pressure on the shower is poor and barely hot water, the propwrry has issues with the water boilers. Safety boxes are poor quality and not working properly. Maintenance has to come and open them for you. The restaurant’s food and its service is bad, save your money and eat anywhere else. The location is not very good, specially if you do not have a car. You are far from restaurants or other attractions. I you have a car, it better be 4x4 because the roads to get here are terrible, no pavement and huge potholes. In general Tulum roads are a disaster but the only two roads to access this property are an off road adventure. Take it as part of the experience! If you are looking for the warm mexican service oriented attitude this is not the place. No one will do any effort to assist you (except the one guy from the reception) It is obvious that they have issues with hotel management, clearly they are trying to save every penny and compromise on customer service.

So if the property had added on their site that there is a possibility that there won't be any light for a few hrs that would be okay . This is not for everyone when i got there this was the case in august for my anniversary. Keep in mind the room is great and clean got charged for decoration and the lady came and started doing mediocre set up which i could have done myself and told her they haven't cleaned the room she said since she has started dropping the roses she can't wait for them to clean. Keep in mind there was no light for 5hrs they turned on generator and i had to walk all the way to the front since there was no phone to ask why the light was not upstairs on the 5th floor the guy said it only works for the 1st floor rooms.

We loved this hotel, we stayed 9 nights and everything was clean and organized in the room. The house keeping lady/guy did an excellent job. Don’t forget to leave a daily tip to her/him. The workers at kan tulum are always alert to have everything clean, safe,funtionally and well maintained atmosphere. Plus the hotel have workers taking turns 24/7 taking care of your cars at parking lot to Making sure no one breaks in into your car. The nature and vibe inside the hotel is unique! Loved the design of the hotel and the feeling it gives you. The pools were always clean as well. They have a spa, boutique, and restaurant but these extra cost. The hotel has a cenote and a bar besides it, plus like a small cave with seats so you can relax with your partner or friends. The hotel has bicicles for rental as well. But We really didnt get the chance to enjoy these services since we already had activities planned. But next time we will enjoy every service for sure. Quick tips to the hotel, just get alittle bigger trash cans inside the rooms. And something i noticed. Just be careful when you are stepping out of the bathtub/shower it will get alittle bit slippery in the floor. Just put a towel so you wont fall. And the most important tip that will help taxis and new arrivals is to put a small sign at the very front street entrance that says KAN TULUM. These tips didnt affect my stayed but it will help new arrivals. We really recommend others to stay at Kan Tulum.

We really liked the environment of the hotel. It was like a secret place. We love the big windows and decoration. They tidied up our room everyday. But we could not use the kitchen because there was no kitchenware. We asked for a hot water one night, thy told us we have a stove in our room. But we did not have any pots etc to heat the water. When we told that to receptionist she said that we need to get hot water from the restaurant. Also my husband wanted to make a surprise and buy flower from the hotel. And buy a packet. When we enter the room, on the table there were flowers and nuts and little chocolates on the table. They did not tell anything about the pricing so we think that we already paid for the nuts too. But when we check out they wanted us to pay for that too. And receptionist said she should have told us about the pricing but she did not. So everything was fine except for these things.

I was there for 6 days not once did I see them pick up the pool skimmers to clean the pools . I looked at it everyday to see if they will use it. They never used it. Not once did they take initiative for the inconvenience they cause. A hurricane approached not only did they not comp the room we were forced to stay because our flight was canceled but they cut the power even before the hurricane started. Not once did they apologize for the inconvenience. They take no initiative. Is not worth the frustrations do not stay here.

The property is absolutely stunning. Rahul was our bartender and was the most attentive staff, always served with kindness & a smile. Please note that they eliminated the “free bike rentals” as stated in this listing, they now rent them through a third party for a pretty penny. Overall, it was a pleasant & neat visit but we could’ve experienced everything it has to offer with a 1 night stay instead of 2.

Boa estadia. O hotel é instagramável, mas não tem serviço de quarto e o restaurante interno não funciona o tempo todo. Acomodações novas e funcionais, mas espartanas. O empreendimento fica numa área de expansão de Tulum e há muitas construções por perto. A praia de Tulum está a 20 minutos de carro. Funcionários cordiais. Recomendo.

The breakfast options were pricey but delicious, housekeeping was always prompt and staff was generally responsive via WhatsApp. The staff was kind enough to book beach club access through our stay and all the recommended spots were great. Wow this place is odd. We booked this looking forward to a luxurious and relaxing stay and hoped that this expensive hotel would be the highlight of our trip, and instead it was absolutely the worst part of our Tulum vacation. The images and description of this hotel are very misleading, and Expedia presenting this as a luxury boutique hotel felt like a scam. No room service, the pools were often dirty and looked rundown in person. This place is a mix of condo and hotel, and they also host events for non-guests (stuff like midnight reiki healings) where a bunch of people not staying at the hotel were using all of the common areas all night. It felt more like a cheap yoga retreat marketed to influencers than a high-end hotel, and for what we got the price was outrageous. It’s also set among new developments, so the entire area around the hotel is being excavated and heavy construction equipment is running all day, and the drive into the hotel (which had no signage) is like driving through a construction site. To top it all off, our very expensive meal at the hotel was the only food in Tulum that gave us food poisoning. For a lower price we would have been reasonably happy with this hotel, but this was not at all the stay that we paid for. Very disappointing.

The rooms are a little basic and are tired in some places (wonky cabinet doors, cracks in flooring, cheap broken roller blinds on the windows). We booked this hotel for a reduced price and think the reduced price was fair given how expensive Tulum is but would not recommend booking without a discount

We recently stayed at this hotel for five nights and had a mixed experience. On the positive side, the hotel itself is beautiful, and the staff were incredibly friendly and welcoming throughout our stay. The room was clean and comfortable, which we appreciated. However, we encountered a significant issue with the water pressure in the shower. It was so low that it was very difficult to use, making showering a frustrating experience. We reported this to the staff on the first day, but unfortunately, no one came to address the issue during our entire stay. While we enjoyed other aspects of the hotel, this lack of follow-through on a basic amenity left us disappointed. It's a shame because the hotel has a lot of potential to provide a great experience, but this oversight affected our overall satisfaction.

Beautiful space, very serene. We stayed in the deluxe rooftop suite & there were not enough loungers to accomodate, also no coffee maker or plates etc. Staff was great & we finally recieved a 3rd lounge chair. All was lovely overall.

Kan Tulum is an absolutely beautiful property. It felt like an oasis every time we arrived back at the property. The staff were all very kind and helpful with anything that we needed. I would highly suggest staying here if you are looking for relaxation and escape. My only suggestions would be to add a kettle with some coffee in the rooms as the coffee bar is quite expensive. And maybe a few snack options to the menu for those that just want a little something by the pool.

My family and I travel to Mexico every Christmas, and we ALL agree that this was by far our favorite hotel / resort to date. At every moment, you feel completely swallowed by lush green plants. All of the staff are extremely helpful and kind. The food was fabulous. And of course, the piece de resistance is it's own cenote in the heart of the property. While not along the beach, the beach is extremely close and we did not feel it lacked at all. 10/10 stay!

Desde que llegamos hasta que nos fuimos, el servicio fue excelente. Todo el staff fue súper atentos y amigables. Hasta nos recomendaron lugares para comer y visitar. Al host, Azúl, Benjamín y Gustavo muchísimas gracias por hacer de esta estadía una muy especial. La habitación es amplia y es tal cuál las fotos. El hotel tranquilo al menos para esta época que es "low season". El cenote es un must! Creo que es el único cenote con barra. No se pueden ir sin hacerse un masaje en el spa. Las chicas fueron excelentes.

Kan is Beautiful. the view and the rooms are super clean and beautiful. The only problem I has was the Staff! the customer service was super bad. Front desk was ok but not helpful at all. there are 2 bartenders a guy and a lady. they were both mean and rude. we asked for hot water, he refused to give us hot water! we got 2 coffees he charged us $25.00. the next day we got hot water from the lady and she asked us if we want to tip, and we said no! she gave us attitude and she refused to help us later that day. there are 2 servers in the restaurant. a guy name Gustavo I believe, he is super nice and friendly. also a short girl black short hair, I do not remember her name she is also nice and helpful. I would go back to that hotel only for the view but not the staff.

I can’t recommend this hotel enough! The service here is truly exceptional - very rare to find in Tulum. The staff goes above and beyond to ensure you have an amazing experience. The rooms are stunning, impeccably clean, and thoughtfully designed. The on-site restaurant is a standout with phenomenal food and a dreamy ambiance. What truly sets this hotel apart is its private cenote, where you can enjoy the same fantastic restaurant service. It’s a one- of-a -kind experience that made my stay unforgettable. Can’t wait to come back!

The property was better than expected. It was very relaxing, the site is gorgeous and being surrounded by so much nature was breath taking. Staff was very friendly and since there was not much traffic this time of the year we had quick access to a lot of places. Super recommended.

This is definitely a one of a kind Gem. Secluded and Private. Nestled in the Jungle of Tulum yet close to everything your heart desires.

Interior, the property is gem. The atmosphere they provide is great. Definitely a location for a relaxing break single or a couple’s retreat. I went with my significant partner and we loved it. Pros: The communication that Kan has is great. You can chat with them via WhatsApp. They have someone watch your vehicle overnight, we rented a mo-pad and they made me feel safe leaving it there. THE FOOD IS GREAT, they have their own “restaurant” and speakeasy. Drink are good, if you have a big tolerance then you’ll need a couple of drinks, I had about 4/5 (mixed drinks) and the alcohol wasn’t hitting. They’re near a beach, and honestly you need to visit the PRIVATE beach club they have to offer. Pricing isn’t bad for the visit. We were there for 5hrs. Cons: When getting there, let’s just say it’s kinda hidden. Love the idea that it’s a complete different environment once you get there. But even our taxis guy was having an issue getting to the entrance. But the entrance is easy to find once your there. Checking in, no one really approached us when we got there it was kinda an open area, we asked “hey, how do we check in” then we were redirected to the check in area. The roads surrounding the area, long story short if you rent a mo-pad watch out for wholes and puddle of water. Not every road will have a street light so you’ll be riding in the dark with only your head lights. Overall, I really love the place and would DEFINITELY recommend it for a get away.

I recently stayed at the Kan Hotel in Tulum, Mexico and I must say, it was an excellent experience! From the moment I arrived, I was greeted by a friendly security guard and made to feel at home by the attentive staff who were always willing to help. The hotel is located in the heart of the jungle, surrounded by lush vegetation, making it a perfect escape from the hustle and bustle of city life. The location of the hotel also offers breathtaking views of both the sunrise and sunset, making it an ideal spot for observing the beauty of nature. One of the highlights of my stay was the beautiful cenote on the property. It was the perfect spot for a swim and to relax and enjoy the natural beauty of the area. The fact that the hotel made an effort to preserve the cenote was really impressive and showed their commitment to eco-friendliness. The entire hotel was covered with bamboo, which was designed to eventually grow over the building and provide natural air conditioning, and the hotel had solar panels on the roof, minimizing its impact on the environment. Another aspect that made my stay at Kan Hotel truly special was the breakfast, which was made to order, and the quality of the food was top-notch. I loved being able to start my day with a delicious meal that was prepared just for me. The burning of Koopal, a traditional Mayan incense, added to the immersive experience of staying in Tulum. The scent of Koopal, combined with the natural beauty of the jungle was wonderful

Maintenance has to come and open them for you. The restaurant’s food and its service is bad, save your money and eat anywhere else. The location is not very good, specially if you do not have a car. You are far from restaurants or other attractions. I you have a car, it better be 4x4 because the roads to get here are terrible, no pavement and huge potholes. In general Tulum roads are a disaster but the only two roads to access this property are an off road adventure. Take it as part of the experience! If you are looking for the warm mexican service oriented attitude this is not the place. No one will do any effort to assist you (except the one guy from the reception) It is obvious that they have issues with hotel management, clearly they are trying to save every penny and compromise on customer service.

We enjoyed our stay at Kan Tulum. The breakfast options were pricey but delicious, housekeeping was always prompt and staff was generally responsive via WhatsApp. The staff was kind enough to book beach club access through our stay and all the recommended spots were great. Cons: Installing some sort of mosquito netting screen door would be an awesome option to enjoy nature without worrying about mosquitoes or bugs. The air conditioning was not great and we were often sweating through the night.

Super chill. Friendly very helpful front desk host. Great breakfast bar. Private cenote is nice. Just love the vibes.

My family and I travel to Mexico every Christmas, and we ALL agree that this was by far our favorite hotel / resort to date. At every moment, you feel completely swallowed by lush green plants. All of the staff are extremely helpful and kind. The food was fabulous. And of course, the piece de resistance is it's own cenote in the heart of the property. While not along the beach, the beach is extremely close and we did not feel it lacked at all. 10/10 stay!

Wow this place is odd. We booked this looking forward to a luxurious and relaxing stay and hoped that this expensive hotel would be the highlight of our trip, and instead it was absolutely the worst part of our Tulum vacation. The images and description of this hotel are very misleading, and Expedia presenting this as a luxury boutique hotel felt like a scam. No room service, the pools were often dirty and looked rundown in person. This place is a mix of condo and hotel, and they also host events for non-guests (stuff like midnight reiki healings) where a bunch of people not staying at the hotel were using all of the common areas all night. It felt more like a cheap yoga retreat marketed to influencers than a high-end hotel, and for what we got the price was outrageous. It’s also set among new developments, so the entire area around the hotel is being excavated and heavy construction equipment is running all day, and the drive into the hotel (which had no signage) is like driving through a construction site. To top it all off, our very expensive meal at the hotel was the only food in Tulum that gave us food poisoning. For a lower price we would have been reasonably happy with this hotel, but this was not at all the stay that we paid for. Very disappointing.

The staff was incredibly friendly, and the hotel felt like a dream. It’s a charming boutique property—intimate in size but stunning in design—with all-vegan cuisine that was simply delightful.

Lovely accommodations. Peaceful and relaxing, except for the unfortunate timing of repairs to the bar next to the cenote that produced the sound of power tools and hammering for 2 days. Restaurant is only open for breakfast and light snacks, but we were aware of this before arrival. You can order in a variety of meals from the restaurants in Tulum. Staff are all wonderful.

I can’t recommend this hotel enough! The service here is truly exceptional - very rare to find in Tulum. The staff goes above and beyond to ensure you have an amazing experience. The rooms are stunning, impeccably clean, and thoughtfully designed. The on-site restaurant is a standout with phenomenal food and a dreamy ambiance. What truly sets this hotel apart is its private cenote, where you can enjoy the same fantastic restaurant service. It’s a one- of-a -kind experience that made my stay unforgettable. Can’t wait to come back!
