Property was great, customer service is great, and we really enjoyed all the food/restaurant options. I will just note that main lobby areas of the resort are not air conditioned. Restaurants and rooms do have central air conditioning. Would definitely recommend Fiesta Americana and will be back in the future.

First time staying at fiesta Americana, staff are absolutely amazing people they treat you with respect and kindness, the only downside to this resort is that is extremely hot including most bathrooms and restaurants reception and lobby. The gym was under construction and it was moved to a different area were it felt like a sauna.

Beach is small. Dining wasn’t as described on Expedia. Limited dining and most places you had to pay extra for the good food. We could barely use the plunge pool as it was dirty and didn’t appear to be cleaned at all during our stay. Not very many activities going on during our stay.

We are super happy with our stay. All staff was very friendly and helpful. The whole place was spotlessly clean. Food was great, we appreciated the variety of restaurants. We went with our 11 month old baby and it worked out so well. Everyone was so nice to us and the baby. The kids area was way above our expectations. I’m impressed how the hotel could manage so many people and so many different events going on in such a smooth way. It never felt crowded. Gym was great, I loved the free yoga class. And the pool area and beach access was great as well. Would definitely go back if I were to do this kind of vacation again. Thank you all for making by our stay so great!

Everything was great, except for the fact that they were using the jackhammer to tear up the tiles in the pool area very noisy and it was on the weekend. Suggest maybe a slower time not when there’s so many guests.

Beautiful hotel but it is old and has to be renovated. The employees were so generous and competent. People on the front desk very nice and friendly. Food was excellent. I just had a problem with the water in my bedroom whenever I wanted to take a shower It came out cold. I called front desk & they fixed it.

My family and I go to Cancun twice a year. This has been by far the worst hotel we’ve ever been at. Second day in, I wake up with two bed bugs on my body. Management changed us to another room. Still felt disgusting. What made things worse is management acknowledging that this is an open resort and things like this “could happen” I don’t know how anyone could say such things. The food, horrible. Every restaurant we went to, buffet, horrible. Different areas of the resort can’t give you bottle of water. Didn’t think it was that much to ask as it was the cheapest bottle of water Mexico had to offer. Waking up with bed bugs ruined everything. I felt disgusted just being there. Came back home and sent everything to cleaners, hopefully we didn’t bring any of those bugs back with our clothes. Horrible experience and will never go back even if they gave it to me for free.

I really enjoyed the food at fiesta Condesa. However the humidity in Cancun makes it very hard for the hotel’s air conditioning to keep up. As in main areas there isn’t much air conditioning creating a very humid environment in some areas. Great staff for the most part and FRESH delicious food. Our room always felt wet because of the humidity. But it was cleanish & they didn’t have any bugs or anything. Overall it was not the worst and the food made it worth it & the staff. I just wish the room situation was better.

I really liked this property it was nice,staff was extremely friendly and you can always find a pool chair (that was a big plus). My dislike was in my opinion the food wasn’t that great so my family and I ate out every night .The other issue I had was that we saw some roaches in our room on the 3rd night .which I did say to the concierge but instead of changing our room they wanted to fumigate while we were in the room .

The resort is very limited, it only had two restaurants along with the buffet. I was hoping to go to the steakhouse which I thought was included with the stay but turned out to be extra. The steakhouse menu didn't have any prices on it, so it's very misleading that this would be an extra cost. It was a disappointment, as I was looking forward to enjoying a steak meal on my trip. The room was clean for the most part but the flooring had a strange reflection, which made it look like it was wet all the time. The air conditioning unit didn't work properly. It would only turn on when you manually put the fan on, but then the fan would be running the whole night or day making the room very cold, the "auto" feature didnt work. Throughout the stay there was strange noises that sounded luke furniture moving or drilling even in the middle of the night. We didn't get to go to many of the events due to scheduling with the baby, but the night events were very entertaining that we attended. The buffet had a nice selection every day with different items changing, it made up for the lack of restaurants that were available at the resort.

The food is really good, the staff is friendly and helpful, but there’s a few stuff i didn’t like, the main two are the room was really humid, including the blankets, that I didn’t like at all having to sleep with that wet feeling, is most likely due to the old AC system or something like it, I also found a couple of roaches in the room, the drinks was not too bad but not that good either, and last is the property itself is small, it looks bigger in pictures.

It was a very nice property. We booked the room with the plunge pool which was on first floor. Very humid down there that our bed sheets felt wet. Food was good. My daughter is very picky eater and she was able to find something she liked. Very secured place. Eladio who works the buffet area was amazing throughout our whole stay. Very friendly and helpful.

Staff was the best, amazing hospitality. JJ at the pool area and Pedro in the buffet were the best waiters. Unfortunately the a la carte restaurants' situation is a bit of a mess. You can't make reservations, so unless you leave the pool/beach very early to put your name down for a spot, you end up having to eat at the buffet every night. The first time we visited we could actually reserve ahead of time, so we had a chance to try all the restaurants.

We were disappointed that we had two instances where we had money stolen, once from the pool area, and the other time out of our room. We had the "DO NOT DISTURB" sign on the door but found our room had been cleaned anyways. The two thefts totaled $210.00 USD which won't break us but doesn't sit well, especially when the staff/management pretty much shrugged us off. I reported this 3 separate times and had ZERO response from Fiesta Americana Condesa's Security department and management. On top of it all, Fiesta Americana Condesa did not honor our VIP status as they had Ocean Front Rooms available that was supposed to be a FREE UPGRADE feature, but instead, charged me $539.00. Again, VIP members are to receive FREE UPGRADES! As for the property itself, it was fine although the rooms need to be refreshed/updated as it is showing its age. Besides the above issues, we still had a nice time as the food, service and entertainment was great! We spent more than we wanted to on this trip as the rates seemed very high (almost double from the last time we stayed here), but will go back but with lower expectations.

I waivered on 2 or 3 stars. A few things that made the stay less than optimal. If you are expecting a 4 start resort, think again. Its more than 3 and less than 4. Overall I give it a 2.5. 1. First, they have no idea how room charges are supposed to work. When you check in you can leave a CC on your room, but everywhere you go on property, they will want a card. No one will do a room charge. They will always ask for a CC. Talked to another guest and he had same issue. Do not leave your CC for room charges, its useless. And complaining won't change a thing. You need to use your CC on premise at every single place. 2. The room humidity is soooooo bad. The sheets feel cold and wet and when you leave your clothes will smell like mold. They seriously need to clean the AC and revamp it. 3. The whole place is in disrepair. They really need to take down the pool and fix it. Missing tiles all over and cracks, AC is moldy, cracks in the walks, elevators not working, doors torn off hinge, bathrooms half renovated. 4. The restaurants are very confusing. I read reviews about the food being bad. I thought it was just ok, not bad, but not great. The problem is, the restaurant schedule is all over the place. Hard to keep track of what is open and what is closed. It was a mystery what and where you would eat every night. Maybe I was not looking in the right spot for a schedule. 5. This one, not their fault. The beach was gross with sargassum. The beach was unusable and unenjoyable.

The service staff was super friendly and hospitable. They went above and beyond to assist in every aspect and to resolve any inconveniences timely. The check-in and check-out process was easy and straight forward. Rooms were comfortable, clean, good bedding, and stocked with all necessities. Pleasant views throughout the property. Nice pools, awesome lobby bar (look for Cesar the Mixologist at the specialty cocktails bar), beautiful beach, very good food quality at buffet and all various restaurants. Enjoyed a wonderful couples massage. Definitely worth the trip and cost for this all-inclusive. Bring extra cash for tips if you feel compelled and be kind to all the hard-working staff.

The 4-star rating for staff and service (instead of 5) is due only to the poor check-in experience. We had booked two king-bed rooms, but were given one king and one double-bed room on different floors. The staff suggested we could have two nearby ocean-view rooms if we paid an additional $600 USD, which was disappointing—especially since it was the off-season and there were plenty of empty rooms on each floor. It felt like they were trying to push an unnecessary upgrade. Aside from the check-in issue, the service overall was excellent, and I would still recommend this hotel.

My partner and I stayed at Fiesta Americana Condesa Cancun to celebrate our anniversary, but the experience was frustrating from the start. After a red-eye flight, we arrived exhausted and hoped to check in early. The front desk staff, especially Paola, was more focused on upselling than helping. Despite our VIP Expedia status (which includes free upgrades), we were told we could only get an available room early if we paid $200–$300 more. When we declined, she became dismissive and unhelpful. Another staff member tried to assist, but Paola cut him off. Later, when she wasn’t around, a different employee quickly upgraded us to the exact room Paola claimed wasn’t available—at no extra cost. We were also approached by another staff member pretending to be friendly, but it turned out he was trying to get us into a timeshare-style sales meeting. It felt like the staff constantly had an angle, and genuine service was hard to find. The room service was slow, the “daily wine” included with our package was reduced to one bottle total, and housekeeping was inconsistent. The food was mostly disappointing, with only tacos, pizza, and coffee being decent. The pool was uncomfortably warm and didn’t feel clean. Even on checkout, no one helped with luggage, and the escalator was out of service. This was the worst resort experience we’ve had in Cancun. We made the best of it, but we won’t be coming back and can’t recommend it to others.

Pros: hotel is conveniently located in zona hotelera, next to attractions and main strip. The service was good and hotel staff is very attentive. Room service is 24-7 included with all inclusive stay. Pool area is nice and hotel usually has different activities going on. Cons: unfortunately got bit by bed bugs. Shower has only lukewarm water, no hot water. Buffet was ok but unfortunately our entire group of 15+ people got diarrhea during our stay. Not sure if it was the food or ice in the drinks but that was unpleasant

Amazing. Great food options and great tasting food. Drinks were a little inconsistent from bar to bar but staff were warm and willing to go above and beyond. Pools were nice. Beach is usually nice but guessing this year was a bit of seaweed problem regardless of where you were. Rooms were clean and well appointed. Hotel Fiesta Americana is a great hotel to stay with family and friends. It is very friendly, the food options are amazing, and its people is warm and friendly. Our room had a terrace, and the terrace had whirlpool facing the Caribbean Ocean (hard to beat). It is also very well0located, if you like water activities, AquaWorld is right across the street (literally), no need to wait (or take) any kind of transportation. We left AquaWorld soaking wet, and just walk into the Hotel's pool :)

Very accessible to the bus, which is very cost convenient. I cannot express how amazing the food is in here. The performances were amazing too. There is beach access the the customer service is amazing. Such a pleasant experience! I have stayed at tgis hotel at least 4 times within the las year. I look forward to being back. I will try to give my most honest review. Hotel is old but very well mantained, rooms feel a little old, bathroom feels renovated. What I like the most at this resort was that everytime I came to a bar for a drink there were bartenders available and there is no wait time or battle to get the bartender attention. There are plenty of food options, we were able to taste all dinning experience without a hassle. Lunch buffet is not good, try sticking to the pool/beach area and enjoy the options there (pizza, burgers, nachos, or even better, go to the Cevicheria which is a seafood restaurante very very good, you will always find a spot) Breakfast buffet is good with many options for breakfast. At night the lobby bar is the place to be, there is a sushi stand and a mexican tacos to get something fast while you wait for your reservation time. Personall is very nice and tip is very optional, they dont ask for tips which is nice since you normally dont bring cash on your swimsuit. The beach is better than the neighboor hotels. There was a bit of seaweed but two steps in the sand to pass it, and you are on the light blue water. The sea is very rough and deep, probably not very safe to have some children playing on the edge. Overall we liked our stay since the hotel es big but not huge, you can find everything within walking distance.

Food menu option were a bit disappointing. Two of the restaurants menus requires additional fees on half of the menu. I’ve never experienced that in years past. The upgrade fee is for a couple items, not half the menu. Bed was very comfortable. Bar staff and Don Roberto staff were amazing. Bar server Ana was the best!!! Bartender Cesar is incredible. Best drinks I’ve had on vacation!

Beach is small. Dining wasn’t as described on Expedia. Limited dining and most places you had to pay extra for the good food. We could barely use the plunge pool as it was dirty and didn’t appear to be cleaned at all during our stay. Not very many activities going on during our stay.

Great pool area and snacks. Good snacks and drinks service -thanks Osvaldo - buffé was good, but you can skip the hyped Brasas, which takes 1 hour to que for.. it was not good. Overall great resort! will come back, dont forget to book a dinner at nearby Harrys or Rosa Negra - worth the money!

All in all a good experience. Was really hoping for amazing food but nothing I had was memorable. My group enjoyed the mussels and grilled squid but we definitely felt the cook’s slight irritation over us coming back for more. The Al pastor tacos from the taco place were good so it was really disappointing that they were closed three days out of our four day stay. Another thing that the hotel could definitely improve on is adding more nighttime activities. It was raining during our stay and because the pool closed early 7/8pm, our only options for entertainment were the rickety ping pong table, foosball table with missing handles and warped billiards table. We’re not heavy drinkers so without water activities, our evening we’re kind of boring. I would like to highlight that though the food and entertainment were lacking, we did feel like the staff went above and beyond for us; no interaction with any of them was unpleasant.

Love the pools! Love the services. Great employees! Would be nice if the bar was open earlier! 9 or 10 am. Everything should be included when paying for All inclusive!!!!!!! Mexican Resturant the whole right of menu you have to pay! No bueno!
