Newport Beach Hotel & Suites

Been coming here for years...needs a bit of an update. Great rooms. Hot tub on roof is the best part but tiles have come off and needs a lot of repair. No towels and nobody cleaned anything.

The Restaurant/Bar was closed. I was not advised about that when I reserved the stay.

They should install blackout curtains in the room. The hot tub was not working for a whole week.

Pros: The beds amd pillow were very comfortable. The hotel is in a great setting and close to the cliff walk. Flo's os next door and has GREAT FOOD! Don't go to Tickets it is terrible even though the front desk will suggest it. Cons: The hotel was VERY EXPENSIVE ($671) for 1 night. We booked it for the location, the historic building and absolutely the gorgeous rooftop hot tub and fireplace. We walked almost 10 miles the day we arrived and were looking forward to relaxing in the hotel amenities. We were there on a Friday night and at 7pm when we went up to the hot tub we discovered it was almost cold. Certainly too cold to get in. The indoor hot tub was ice cold and the bathroom off the pool area was out of toilet paper and dirty. We immediately alerted the front desk and went to relax in our room instead, NOT what we planned. We could have done that for a fraction of the price in many other hotels. The next morning we went to the hot tub again and found everything in the same condition. We braved the roof top tub for a bit but eventually got too cold. We again informed the desk about the facilities and bathroom condition. Ultimately they agreed to take 25% off our bill but we have to call Expedia to het it since we booked with hotels.com. who know of that will even work. The continental breakfast was as generic and basic as you can possibly imagine.

Our room was on the 4th floor and the elevator was down for two days. As two Seniors it became hard to come and go from the hotel. Asked for some kind of refund or discount and was refused. Also rooftop hot tub was not working. We were not told about that prior to check-in. 7-10 am breakfast was out of food by 9:30 am

The rooms were nice but no black out on the windows. The sunlight would come through the blinds at 5 AM making impossible to sleep past that. Also the hot tub on the roof deck was not working. This is a big feature of the hotel, on the home page of the website and we couldn’t use it

We love this hotel. Across the street from the beach and some restaurants, you can walk to the Cliffwalk and the hot tub on the roof with the fire pit is such a treat. The staff is really friendly. The gym is nice and the breakfast is simple but good. I just wish people would respect the rules and don’t drink/smoke on the roof and the hot tub. The indoor pool and adjacent hot tub are really nice as well. Both buildings are nice!! We will keep coming back!

Additional facility fee states in room coffee and bottled water-was not provided. Roof top hot tub broken-never informed. No clean towels available at pool. Disappointing.

Nice location and friendly staff. Wish the restaurant and bar wasn't closed for the season. No coffee maker in room made retrieving from lobby a pain. Wifi was very spotty and kept losing connection. Cable went out the last night. Overall, nice and we did have a good time

Our room was a corner ocean front suite. Would have been perfect if all of the screens weren’t full of spider webs and there weren’t huge spiders and baby spiders EVERYWHERE!

Lovely location by the sea! Although the building and bedroom feels like it needs an update it was spacious and clean. There was hardly anything available for breakfast but the staff were very friendly and helpful so we enjoyed our stay.

The room was fine, but windows were tiny. Only way to see the water was standing at the window. The corridors were a maze, and elevators...my son refused to ride in it. Probably fine, but noisy and slow. The pool was in another building, up stairs, and no place to change or use a rest room. So we didn't use as we'd have to walk across a street in our suits to get there. I know Newport is expensive but i've stayed elsewhere for similar price and much nicer in Newport. I selected it for the beach, which was a nice walking distance. But in future I'll stay elsewhere. The rooms were clean, but public areas were not. And breakfast had 1 2-slot toaster that was almost broken and nothing worthy of mention.

Room 403, with a beautiful view looking out to the rooftop jacuzzi, so our curtains were shut the whole stay. Shower took about 10 minutes to get even remotely warm. All the cabinets with plates and cups had a thick layer of dust. The air conditioner was incredibly loud, so we kept it off most of the night making the room very warm. Our son found rose petals, a pen cap, and paper under the bed. Oh, and as we were leaving after checking out, we found out there was a bolt in our tire (our car had not left the hotel parking lot all weekend).

Breakfast was awful. Out of items and watered down fake orange juice. Only dry stale carbs. No eggs or meats. The supplies ran out hours before breakfast was over. Pool and hot tub gross. Hated our stay here.

Nothing horrible dirty. Wasn’t given the room I was promised. Had to call three times to just make our reservation. Carmen kept putting us on hold then disconnecting us. We final just made reservations on line. No body soap. Shampoo and conditioner watered down. There were 4 of us and only two towels. We had to share because they never brought us any more. Carpet was filthy. Ran out of toilet paper and had to use tissues. Went to breakfast and no milk for the cereal justice gone no butter or Kelley for the toast which was stale. And the worst thing is the hallway smelted like gas. We had to keep the window open all night.

The location, right outside of Newport, is a plus. Easton Beach is right there and the beginning of the Cliff Walk is about 15 minutes away. The hotel WiFi does not work past the lobby which was a bummer, the breakfast is simple but was enough for us. Room was clean but conditioner, body wash, and hand soap were empty upon arrival. Front desk crew is very friendly and helpful. The restaurant is closed, did not ask why but there are plenty of little places to eat.

The room very clean and cute. Nice free breakfast. The parking is safe and easy. And it’s just a cute hotel. I will go back again. Staff was helpful and very welcoming. The only negative was the conditioner and body wash was empty, room was kind of small. The halls are dark. But the positives outweighed the negatives.

Check in time was 4 pm. We checked in at 4:30 and our room was not ready The heating system in the room was so loud!

The suite was perfect for a family stay. Grandparents and kids loved the pool and the rooftop hot tub. The neighborhood was cute with nice restaurants and an ice cream shop and the view of the ocean and the pond from our corner suite was spectacular. We loved our time here and exploring Newport.

Nice looking hotel and friendly staff. But be warned — Very thin walls — heard our neighbors full conversations throughout the entire night so it was hard to sleep.

The building is old and the minute you walk in you smell the mustiness. Our room was very small and tight but we had a great view of the water. We were also on the road side but being October we didn’t hear any road noise. Breakfast is typical but I watched one women get a banana a few times and all were bad. The no name yogurt had no flavor. They went cheap on breakfast. Suggest that they just don’t serve it. Location was good

Great helpful staff. Fast easy check in. Very informative about the area and amenities. Even a complimentary bottle of bubbly to celebrate our elopement! Milton went above and beyond to make our stay joyful. We will be back next year.

Our room was in the historical building. Our room was on the second floor and faced the ocean. It was a lovely room with comfortable beds. The room was spacious for our family of four and the small table and chairs were convenient to relax, look our the window and have a snack. The bathroom was very clean. The only issue was a lack of a shelf in the shower to store the toiletries we brought with us. The Newport Beach Hotel & Suites' staff were all friendly. The fresh, warm cookies at check-in were an unexpected, but pleasant surprise. The grab and go breakfast was just that; quick and simple. Coffee is available 24/7 so that was nice as we arrived later than expected. Also, tea and hot chocolate and water and Halloween themed lemonade were available. In the morning, we grabbed some breakfast and headed across the street to the beach to walk in the morning sun. Parents enjoyed a decent cup of coffee and the kids nibbled on fruit and cups of cereal. We will definitely stay at the Newport Beach Hotel & Suites again.

Sad to say this place just doesn't deserve a good review. MULTIPLE attempts at providing constructive feedback go unaddressed, and when asked the responses are dismissive and largely feel like "well people will come anyways, so we don't care" Asked OVER a week in advance for just a little bit of an early check in given an early dinner with a family member who lost their father, not only was that not able to be accommodated, but my room also wasn't even ready at 430PM!! a 4PM check in is already an insult. Multiple other guests sitting in the lobby without their rooms ready as well. YOU HAVE A BAR offer people a free drink to wait at least . BEWARE of parking your car as their AC units across the street drain their collected water directly onto your car. Overall, it's tough to justify savings at maximum a $100 a night over a better, more attentive provider when your experience continues to go like this. Whoever owns this place needs to shuffle the deck on their leadership and processes.

We arrived at 4 and were greeted by a rather unfriendly person at reception. Our room was not ready until 5, which was inconvenient because we had a boat tour we needed to get to so we had to leave without checking in to our room. When we did get to our room, it was beautiful with a view of the sea. Unfortunately the bed sloped off to the sides and the on one of the beds, the springs were poking through. The breakfast was minimal and there was no place to sit at a table and eat. I am not sure if I would stay here again.

We had a 4:00 check in time and arrived at exactly 4:00, but the room was not ready yet, so we walked to have a bite to eat. It was still not ready when we got back and we did not end up getting our keys until about 5:30 PM. The front desk person was very friendly and did give us a bottle of champagne for our troubles and offered late checkout, which didn’t really interest us. However, we were on a girls trip and stayed chill. We went up to check the outdoor amenities out, and the propane fireplace had burned out yet the propane was still on, so we shut that off. We later called to let them know that the fireplace was out of propane and nobody did anything about it for the duration of our stay. We didn’t have basics in our suite and the last day we were using tissue for toilet paper. I understand that they don’t clean the rooms every day, but we did ask for service on our second day because the garbages were overflowing and we needed clean towels. They did come in and take care of that, but nothing was replenished such as the toilet paper and the shampoo and conditioners in the shower. The suite was nice and worked well for our trip and the location was decent. I probably would have tried for a room closer to downtown or the wharf where there was more nightlife activity, but we were right on the beach and that was lovely. We also were not made aware that there was a continental breakfast until we overheard someone. We did end up part taking a nap and that was decent.

Overall our stay at the property was great, the front desk staff was the best, very friendly and helpful. The location is great with easy parking and such a great spot to walk to different sites. The hotel is older so it feels a little older which I don’t mind, my only issue was that the cleaning staff didn’t seem to clean the rooms well. Some days our room wasn’t cleaned at all and we had to ask for new towels. Other than that, I love everything else about the hotel and would definitely stay here again.

The lady (Anita) at the front desk on check in was the rudest person we have ever encountered. Definitely not a good first impression to give when people are excited to check in and enjoy vacation. The rooms smelled like a porta-potty and the bed was so uncomfortable we left with major back pain and almost decided to end our trip early. Best part of this place is the location right on the water, but we will never stay here again or recommend to anyone.

My boyfriend and I needed a place to stay the night and that’s exactly what we got. We had a late check in and didn’t get to make use of the amenities they offered. The part of the hotel we stayed out was outdated and had a weird layout. Was confusing trying to find our room the elevator when leaving but wasn’t a big deal. Will have to say the unprofessionalism and lack of hospitality of the night receptionist was shocking to say the least. As someone who has a service dog for three years I’ve never encountered such unfriendliness and ignorance when checking in to any place to stay. She proceeded to tell me what service dog or not, there is still a pet fee for cleaning and berated me multiple times for not giving notice I had a service dog. I never had issues before or have felt such hostility. That’s not how I want to arrive to check in after driving 7 hours to be there. It felt like we were an annoyance and bothersome during her last hour she was working when she just wanted to leave. The manager I spoke to the next day was very considerate and understanding. He would be the only reason I’d give this place another chance.

The assistant General Manager Brandon, was a delight to deal with. Made my srtay more than memorable

Great location, right across from Easton’s beach. Check in was seamless and my room was available early which was a pleasant surprise. The rooftop hot tub was so nice in the evening and when it got a little chilly the indoor one was wonderful as well! I liked the tv in the pool area. Will come again. Also Flo’s is a great place for seafood and is walking distance from the hotel.

Directly across from the beach, walking distance to a couple of restaurants and a convenience mart. The staff is always friendly and helpful. I have been staying at this property a couple times a year for many years and have never been disappointed.

7 min drive to Newport center, beach across the street, entrance to cliff walk an easy walk up the street. Perfect

They charge a resort fee and there are no real amenities. There were no towels at the pool or hot tub. The free breakfast was nothing to edible . Expedia has restaurant on site . No restaurant or bar at location . It sits empty

Staff and service was amazing! Only call out would be the breakfast did not include a hot breakfast (eggs, pancakes). For $800/night, I would have expected this at minimum.

I think it was ok. The breakfast could have been alot better for the money. No hot foods just basic cereal muffins bagels etc. Everything else about the hotel was amazing. Its just the breakfast totally could have been much better.

We stayed here for 2 nights while we visited with relatives who live nearby. Didn't use most of the facilities but did go to the beach that was very nice. The beds were very comfortable, the room was quiet and the bathroom was fine. The breakfast was minimal if you like a big breakfast. Bagels, juice, some fruit, yogurt and a few pastries. No eggs, waffles, meat. Considering the price, I would have expected more. The location was great and there was adequate free parking.

The breakfast is a disgrace! Plain and simple.

Great place and staff. Only disappointment was not knowing that their restaurant and bar was not open for the season. Fairly expensive room and we expected a full service hotel resort. Hotels.com and the property should have made that clear. Deceptive!!! Not cool!!!!

You can’t beat this hotel’s location - right across from a long sandy beachand yet 5 minutes away from downtown Newport! Only thing missing: a few more choices for the continental breakfast :)
