Beautiful hotel located on the edge of the KU campus. It has an on-site restaurant/bar and extensive KU apparel store. The rooms have been updated with modern decor and the bathrooms were so spacious. One downside…the elevators (pretty sure there were only two for guests) were so slow. We took the stairs many times and it was disappointing especially when carrying luggage.

This hotel has been going through a long, painful remodeling. I checked out early — and gave a night that I had already paid for — because it was so chaotic when I stayed. Noisy, big parts of the place closed, etc.

Very nice hotel with a good bar/restaurant. The food was very good and they had a nice selection of bourbons. The hotel has underground parking, which was a nice surprise. If you are are going to watch the Jayhawks play football, it's just across the street. Next time I'm in KC, I'll stay here.

One can tell that it is old and historic. But the room didn’t have a telephone. They told me the seller (it’s becoming a Hilton) took all the phones. And…dispute a restaurant on property, they don’t have room service.

Windows were so dirty that the view could not be enjoyed. Shower floor looked worn out and dirty. Parking lot 2nd level reeked of bad fish. Entry to the elevators from the parking lot smelled of urine or vomit. No light filtering window coverings for privacy. Only blackout blinds or wood boards that made one feel very closed-in. Not an enjoyable stay at all.

Location is amazing. Nothing compares if you are visiting KU. Our room did not feel, clean, towels were frayed and messy. Shower curtain too short for walk in shower, it was a strange “fix”, some fine tuning could go a long way to make this place better.

The views from our room and 5th floor terrace were nice. Room was nice and bed was comfortable. Downsides - windows were dirty, bath mat frayed, not sure how well housecleaning is performed we found very old food in the fridge. Hallways were very hot and humid. Also if you offer a 5th floor terrace why were all the tables and chairs stacked up? There were about 5 couples up there enjoying the view and drinks but no place to sit or put our drinks down. Main floor bar was nice but staff spent most of their time serving off duty staffers and dancing rather than working on customers.

The hotel is beautiful from the outside. The lobby is also very nice. The rooms look like they were recently renovated but in a decor that is VERY minimalistic and not fitting with the historic nature of the building. At first appearances the rooms seemed very clean. However our conditioner was almost empty in the shower. I asked for housekeeping to replace it. I had to ask twice. They finally came and appeared to clean the bathroom but didn’t make the beds. The first bath towel I grabbed had makeup stains on it. I was thinking it was a stain but assumed the towel was clean. The next day after housekeeping had appeared to clean the bathroom I pulled another towel out and it had the same stain on it in the same place. Another, supposedly, clean towel had a very long hair on it that looked like it bel oh he’d to my niece who’s was traveling with me. I’m now thinking that housekeeping just rolled up the used towels and out them back in the shelf as if they were clean. So was the towel with the makeup stain actually clean or just out back from someone else? I wasn’t impressed with this place. Likely won’t stay there again even with it’s convenient location to the university.

The Oread is a weird place. They clearly want it to feel "upscale" and given that it was recently built, that should have been easy but this is a swing and a miss. The hallways to rooms are extremely narrow such that you cannot get a bell cart down them if housekeeping is working at the same time. The rooms have vinyl flooring and are very poorly lit. Worst of all, the bathrooms are NOT kid friendly. Our room had no tub and when I asked to be changed to a room with a tub, I was told that they don't have any rooms with both a tub and more than one bed. So if you're traveling with kids, find someplace else. Also, our bathroom had a zero-entry shower so after bathing there was water all over the floor of the bathroom. Fortunately since there was no place to bathe our kids, we had extra towels for mopping the floor. We thought we'd give it a try but I don't see us ever going back.

We boomed the The Oread based on recommendations from friends who had visited. It is conveniently located on the KU campus and is a picturesque building. However, the rooms are dark, sparsely furnished, and sterile. Lighting, carpet, some wall decor, and comfortable seating in the rooms would help. The staff was friendly and helpful. Our heat/ac unit was very loud when we got to our room, and Esperanca at the front desk was responsive and sent Engineering to address it. When the unit could not be promptly fixed, we switched rooms. Overall, there seemed to be some deferred maintenance. In addition to the heat/ac issue in our first room, the front automatic doors to the lobby were out of service, the tv remote and ice machine on our floor didn’t work properly. We were also disappointed to find the restaurant and bar were both closed on the day of our arrival. It is also annoying that guests are charged an extra $25 to park, when there isn’t an alternative to the hotel garage, given their location on campus. We likely would stay elsewhere, if we return to KU/Lawrence.

In first room, TV and internet didn't work. Moved to second room and TV and internet didn't work until some tech fixing. Comfortable and clean. On checking out, I was charged $15 / night for parking and I didn't even have a car.

The entire room is a minimalist, sparse design with all hard surfaces. Except for the bed, there are NO soft surfaces or furniture! The 4 pillows are huge and not compressible to a comfortable level. One single desk chair is the ONLY place to sit! There was no pen or paper pad. No sound absorbing material anywhere so the room echoes as do adjacent rooms making every toilet flush on the floor audible. There is no ceiling light, only sconces. The bathroom has a nice gooseneck faucet at the sink for hair-washing but no shampoo available- it's locked into pump bottles in the shower! There is only a tiny disk of hand soap at the sink. The view from our room was amazing looking over the KU campus but was obscured by very dirty outside windows.We won't be back.

Ok, I travel a lot, and generally stay in nice places. The staff here is absolutely exceptional which is not necessarily the case, even with upper end stays. Super knowledgeable, friendly and helpful. Absolutely will stay here again!

They messed up our reservation. I was charged for various things that I did not purchase. I was charged twice for parking. And the Manager Jonathon banged on my kids hotel room door. Woke up my small child and yelled at my teenage daughter when my room was directly next door. Then proceeded to tell me and my bf that we had an extra room that we didn’t pay for which we did not have and told us there was an “African American child” in the room. I or my boyfriend don’t have an “African American” child. He was rude and very condescending. He scared my kids and refused to take any responsibility for behaving that way in front of my kids.

The staff was very accommodating through a few mishaps and even offered to upgrade our room for the second night, but we were fine in the one we were in. Great staff, great hotel and we will be back. Hopefully you will upgrade our next room then! Merry Christmas!

Our room wasn’t ready until 7:30 pm even though checkin was at 4 and the sheets on one of the queen beds had holes and felt dirty (specifically crusty). This was the 2nd time we had stayed in the past month and the first time we stayed it was great.

The door to our room was so difficult to open. I could barely pull it with my left arm. The door took a long time to close after being opened, which didn’t exactly feel safe. The water in the sink did not get hot. I notified the front desk the following morning, and nothing was done to correct the problem. Food and drink on site were adequate however, service in the restaurant was slow. I waited 10 minutes in the restaurant for breakfast after being seated. I decided just to go someplace else. Service was slow at dinner, but at least they did come to our table. Lastly, iMessage to the property with a question before our arrival and never received a response.

Amy was very rude an unhelpful. She did not explain where we could park being i am handicap. We parked in the corresponding parking space with our room number. It happened to be on the 4th level behind the elevator. I xalled her and told her where we parked and didnt thet have handicap parking. Her response was you dont go by your room number you can park anywhere. She told me we could park on the 1st level. My husband asked about a luggage cart and she ignored him. I then asked how do we get to our rooms. She preceeded to tell us. . Please have someone check the shower floor,when wet it is slick as ice. How can that floor be considered safe?

We picked this hotel for our overnight visit to Lawrence in order to tour KU. It is the PERFECT hotel for visiting KU! It is a three minute walk from the hotel to the Jayhawk visitor center, and another short walk (albeit hilly) to Mass street where the thriving Mass Street attractions are. The front desk staff was super helpful and friendly, giving us a very positive impression of the town, the hotel and the University. I'm hoping my daughter chooses KU so we can visit often! :)

My room wasn't ready when I arrived due to "being overbooked" the previous night. They gave me a coupon for 2 free drinks which I enjoyed at the Rock and Hawk. This is a sports bar and grill off the main lobby. The best part of my stay was enjoying breakfast there the morning I left. The Plain ol' Breakfast with fruit was delicious. My waiter was attentive and friendly. Located on Mount Oread, there are beautiful views of the KU campus from the restaurant, just not my room. The hotel exterior is cut limestone and the interior main areas are richly decorated. This is a stark contrast to the bare room where I stayed. I have never been in a hotel room before where there was no carpeting at all and no wall decorations. Any sounds echoed and made it hard to sleep. At least I got a cheap rate so now I know its not worth it to pay their normally very high prices to stay the night. This hotel shines for the restaurant and view. I'll keep it to that.
