Not quite how it shows in the pictures. It’s a 3 star hotel at best, aside from being in the middle of a construction site that starts drilling at 8 AM. Elevator is very dirty, hot and smelly. The rooms also have a smell (like sewer) and walls have lots if stains and holes. The rooftop is not functional, nor kept clean. The staff is very friendly and will try to make your stay pleasant.

El hotel se define boutique, pero no me parece que lo sea… El elevador no funciona y tocó subir dos pisos con maletas para llegar a la habitación (ojo cada piso es doble altura así que son bastantes escalones), no hay nadie que ayude a subirlas. El aire acondicionado es pequeño y duro 5 horas para enfriar la habitación. El desayuno es deficiente y lento ya que la misma persona que toma las órdenes es la que cocina, así que toca esperar bastante… el estacionamiento es de la plaza y abierto así que no hay mucha seguridad. Mucho que desear de las imágenes publicadas.

Service was great. Property not so much! Pictures are not accurate in my opinion from the point of the rooms. The posting mention sounds proof rooms which is completely not true. Also elevator is not the best and you have to press the up button to go down and vice versa. Breakfast was solid. Also one of the most odd things was that even though I had two people in my party we were only able to get one room key. Very inconvenient in situations where you wanted or need to separate from your party. The place was decent but not as describe in the listing. Roof top is decent but pool was dirty and not cleaned during my 6 night stay, so I did not use. They also do not service the roof top and there were many umbrellas at the tables broken. I probably wouldn't stay again. But again, staff was the saving grace and considering I could not get money back as it was pre paid helped us tough it out. But not what we expected.

The hotel was pretty nice, felt comfortable staying there. Unfortunately during my stay the hot tub/ pool wasn’t open and kinda looked forward to that but it’s okay. Overall i’d give it a 8/10

Necesitan más atención a los equipos, el gimnasio estaba deshabilitado, solo se podían usar las mancuernas, el elevador desde que llegué hasta mi salida no funcionaba, cuando llegas a un lugar y traes bastante equipaje es pesado cargar todo por escaleras.

Es un edificio de 4 plantas sin ascensor, hay que llevar las maletas por las escaleras las cuales son bastante altas y sin descanso, una persona callo por las escaleras llevando sus maletas sin ayuda de nadie . Absolutamente innecesario. Deberían cerrar el hotel hasta que el ascensor funcione

The place was very nice. I've been staying at Kabah hotel each visit over the past 5 years. Excellent shower, comfy beds, Easy parking, great breakfast included. Hands down my fave hotel in Cancun. Very good area. Lots of shopping options and local restaurants.

First off...our stay was great! We found Kabah to be a great find. Very well located for our needs of Dr appointments in Cancun. Easy access to Uber. Room was spacious and very clean and comfortable. Breakfast was good, served fresh and hot...not a self serve buffet. Didn't particularly like the coffee but adequate. Fresh OJ was great along with my omelet. Everyone was friendly and polite from start to finish! Thank you...will definitely stay again!

I would not call this a “boutique” hotel—it’s more like a motel located right next to a very busy, noisy highway. The windows didn’t close properly, so you could hear every car and truck passing by as if they were in the room with you - all night. After a 20-hour travel journey, you might want to rest and relax, but unfortunately, this was not the right place for that. If peace and quiet are what you’re looking for, I would recommend considering other options. Also there was a constant smell of mold in the room and on the hallway. Although the staff working at the reception was very nice! You can park your car very safe here with a security guard.

1 night stay ahead of our next day flight, room was big with a minibar that was convenient, staff friendly, but amenities and cleanliness was not there. Only 2 bath towels in room, no hand towels or washclothes. Cleanliness was ok-ish, loads of crusted in grime and garbage bin was all rusty, giving super sketch vibes tbh. For one night was ok, good restos around, walked to a steakhouse that was delish and is acctoss the street from Costc0 if you fancy snopping into one.

The staff was friendly, but overall the experience could’ve been better. The hotel wasn’t very clean — while the sheets were clean, the walls, floor, and bathroom were not. The balcony door handle was broken and just taped over, which didn’t feel secure at all. The main door also didn’t seem very safe. The pool was out of service during our stay, and the breakfast was limited to just chilaquiles and eggs. The TV never worked, and the Wi-Fi signal was very weak. Definitely not what I expected.

Las habitaciones son de un tamaño justo no muy grandes, pero tampoco pequeñas, la limpieza sinceramente no estaba bien realizada a pesar de que diario la hacen, les falla sacudir el tapete que tienen entre las camas, así como realizar limpieza detrás de la puerta de entrada. En ml caso, sólo tuvimos agua caliente una mañana, ya que llegamos de madrugada para amanecer 25 de diciembre y no había agua caliente y por la fecha no había encargado de mantenimiento, el 26 por la mañana ya tuvimos suerte, pero en la noche, otra vez ya no había y así nos quedamos hasta el 27 que salimos y no nos pudieron cambiar de habitación porque estaba lleno. Es de lo único que puedo opinar.

We checked in and then went up to our room and it was still not cleaned. We waited in the hall way while they cleaned. The hotel building was very hot and humid when you walk in. The only good thing is this hotel is near a-lot of restaurants and places.

I would say "Ok", you sometimes (just) get what you pay for. The room looked much better on the website. Some cracks in wall and paint. Room was pretty hot going in and took 15 minutes to cool down. We booked last minute because our flight got cancelled and so booked in late. Had to wait 10 minutes outside the hotel while we repeatedly called ... because person at front desk was not (at the front desk). Bed was comfortable. Good place to sleep, but don't expect much else.

My stay was terrible I didn’t even stay the two days I booked my toilet stopped working after using it one time. Never sent maintenance to fix it noise outside does not really look like it did in pictures

Terrible experiencia, me pidieron un depósito por 2,000 mxp al checkin para garantizar que no hubiera desperfectos a la salida, al tomar la habitación no servían las luces del lavabo, ya tenía desperfectos la habitación, intenté cambiarme de habitación pero no tenían otra. No le querían hacer válido el desayuno por lo que tuve que mostrar los detalles de la reservación en mi App de Expedia., no hay aire acondicionado en los pasillos para llegar a las habitaciones, la alberca es diminuta, en general me pareció una mala ecuación, demasiado caro para lo que ofrecen.

First off...our stay was great! We found Kabah to be a great find. Very well located for our needs of Dr appointments in Cancun. Easy access to Uber. Room was spacious and very clean and comfortable. Breakfast was good, served fresh and hot...not a self serve buffet. Didn't particularly like the coffee but adequate. Fresh OJ was great along with my omelet. Everyone was friendly and polite from start to finish! Thank you...will definitely stay again!

Lo rescatable de este hotel es el desayuno. El personal de recepción no es muy atento. Tuvimos que regresar a que nos activaran la tarjeta con todas las maletas. Primero nos dijeron que no teníamos desayuno porque Recepcion no avisó. Tuvimos que levantarnos de las mesas e ir a recepción para que nos dijeran que siempre si teníamos incluido el desayuno. El personal de cocina muy atento pero no es suficiente con una sola persona atendiendo. La habitación es cómoda pero no dan toallas de mano, ni tapete para salida de bañarse. El olor del agua es regularmente notable. Lo pensaría 2 veces antes de regresar.

El lugar es bonito y tranquilo las habitaciones son pequeñas pero para pasar la noche y descansar es buena opción, el personal es amable y lo que más me gusto es el horario flexible para el check in lo respetan a la hora que sea, ya que si llegas de noche no pierdes tu reservación como en otros hoteles. Te piden un depósito de $2,000 o tú INE para cualquier daño pero sin problema me lo regresaron a la hora del check out. Lo recomiendo.

I would say "Ok", you sometimes (just) get what you pay for. The room looked much better on the website. Some cracks in wall and paint. Room was pretty hot going in and took 15 minutes to cool down. We booked last minute because our flight got cancelled and so booked in late. Had to wait 10 minutes outside the hotel while we repeatedly called ... because person at front desk was not (at the front desk). Bed was comfortable. Good place to sleep, but don't expect much else.

Atende o necessário, quarto amplo, bem limpo e banheiro bem grande com bom chuveiro. Acredito que falte apenas uma revitalizacao no rooftop e em algumas partes do hotel. A localização nao é ruim, mas se quer ficar na zona hoteleira, fica um pouco distante.

Très bon hebergement je recommande supermarché à proximité sinon il faut la voiture ou prendre le bus ou faire appel à un taxi. A part cela rien à dire personnel très sympathique et serviable. Chambre correct avec clim et douche à l’italienne lit très confortable.

Me gustó que está en buen lugar , habitación muy cómoda , con varios lugares de estacionamiento tienes un WM y Sams a 5 min en auto a 15 min a pie..... Las únicas 2 cosas que no me gustaron fue que mi regadera estaba un poco tapada y se tardaba en irse el agua y la otra es que en la noche bloquean el elevador y escaleras por temas de seguridad lo que hay se hace engorroso ir a recepción a estar pidiendo apoyo para salir o entrar.

This is a good hotel. Fairly new and kept pretty clean. The gym is small but functional. Loved the location being across from a big city park and the local Costco. Breakfast was good and included in the cost. Major thoroughfare nearby is noisy at certain times. I wake up every two hours anyway, so it was fun to see this city at night.

The place was very nice. I've been staying at Kabah hotel each visit over the past 5 years. Excellent shower, comfy beds, Easy parking, great breakfast included. Hands down my fave hotel in Cancun. Very good area. Lots of shopping options and local restaurants.

The staff was friendly, but overall the experience could’ve been better. The hotel wasn’t very clean — while the sheets were clean, the walls, floor, and bathroom were not. The balcony door handle was broken and just taped over, which didn’t feel secure at all. The main door also didn’t seem very safe. The pool was out of service during our stay, and the breakfast was limited to just chilaquiles and eggs. The TV never worked, and the Wi-Fi signal was very weak. Definitely not what I expected.

El personal es amable, el alojamiento dispone de aparcamiento al aire libre sin costo, el desayuno incluido fue muy bueno (típico mexicano). En la habitación se oía algo el ruido del tráfico, pero yo dormí bien con los tapones y mi pareja sin ellos, depende de la sensibilidad al ruido de cada uno. Las camas eran cómodas y el espacio estaba limpio.

The man at the front desk, who also took our breakfast order is a real sweetheart! So helpful and accommodating. The beds are comfortable. If going to Kabah Park is on your to do list, and it should be, then this is the hotel to go to. Basic hotel, at an excellent price. Money well spent.

Very nice, clean hotel. The lift doesn’t always come but thankfully it did on the days we moved luggage. Breakfast was simple but very nice, made to order. It’s away from beach and downtown so be prepared to get taxis (uber or local). Otherwise very nice and staff were very friendly and helpful.
