We have been to Saratoga Springs before, but never to this bed-and-breakfast. It was highly rated, which is what I was looking for ,but you never know what to expect. My expectations were met by everything about it the room, the in the owners, the workers, the hospitality everything was there Parking was convenient and they went out of their way to accommodate any questions or recommendations you might want it’s located in a very quiet area, the Polaris run was large with a huge bathroom and a fireplace. It also had a little deck .

Lovely B&B in Saratoga Springs. Location is close to everything and the inn has lovely, comfortable rooms. We enjoyed the tavern on-site as well as the 5-star home-cooked breakfast of our choice. The staff was friendly and warm!! Would stay here again!

Charming Bed and Breakfast with wonderful Staff and decorated so beautifully. Such a cozy place to be on some cold wintry January nights. And the Brook Tavern (part of their property as well) is within easy walking distance and serves a great dinner!

The property consists of two buildings, both of the historic vintage. Dinner at the Inn and the included breakfasts at B&B were all enjoyable. The room was cozy, beautifully decorated with a shower that was sublime-spacious, hot water and great pressure! I wanted to move in!

We LOVED staying at The Springwater B&B, beautiful property, friendly owners & staff, amazing breakfast! Convenient parking on site & easily walkable to restaurants, bars, & downtown, but in a nice residential area with beautiful houses. You won’t regret staying here - we wished we could’ve stayed longer & hope to return again! Do yourself a favor & stay here!!!!!!

I had an amazing vacation staying here. Everything was top shelf to me. Breakfast was wonderful, my room was thoughtfully appointed, the dinner at the Brook Tavern was delightful. Overall- I would stay here every time I travelled to Saratoga!

From the moment I arrived I was greeted by Matt and Susan who were so welcoming and a delightful. They immediately informed me that my room was upgraded to a larger room with its own bathroom since It was a weekday stay and they had rooms available. I was delighted as I didn’t realize the room I originally booked was a shared bathroom which still looked lovely but this was exceptional. I stayed in the Blue Willow. The room and bathroom were both beautiful and perfectly decorated. The housekeeping was superb as both room, bedding and bathroom was immaculate. Breakfast was a delight and delicious, picking from their menu and the choices of dining all beautifully decorated and inviting. Staff was so unbelievably friendly, it felt like it was like I was with family. I have been raving to everyone and looking forward to my friends and family to stay when they come up to visit the area. Thank you again to Matthew, Lynn and Leslie. It was a most enjoyable stay and great job and best wishes. Lisa Heredia

What a lovely bed and breakfast/inn. We were in the alternate building (which is diagonally across the street), which was fine but I think next time we will book in the B&B itself. Breakfasts were amazing, room was spotless, and staff was extremely kind and helpful. We loved Abbey the corgi too! Such a pretty area to visit in the fall. We hope to be back!

We stayed in the suite the weekend before Christmas and had a fantastic time. The fireplace warmed up the whole suite in no time and offered lovely ambiance. The bathroom alone is worth it, with the deepest tub I've ever taken a long soak in. The breakfast was delicious and we opted to get it both mornings rather than trying for a table somewhere downtown. All together we had a cozier, more inclusive stay at half the price compared to a similar stay at The Adelphi on a previous holiday stay over. Highly recommended.

Staff was great and breakfast was excellent. Room was clean and comfortable. Coincidentally during our stay, there was a terrible storm that took out all electricity in the B&B. None of the rooms windows were able to open and without air conditioning and open windows. The room got very stuffy and still for several hours. Electricity was restored in the middle of the night sleeping a bit more comfortable. Great for walking to the racetrack and into town.

Comfortable room, very well appointed with multiple (thoughtfully placed) electrical outlets, lovely bathroom and great fireplace. The food and service was also excellent. Our room was on the first floor and so we could hear all the comings and goings and conversations in the dining room and hallway. If we go back we will make sure we book another room.

Breakfast was always good! Room was always comfortable although the heat wasn't controlled within the room, but AC is controlled in the room. Only a 15 min walk from boardwalk Ave and all the shops we didn't drive to get anywhere around the city

Beautiful room, amazing king bed, beautiful bathroom (loved the tub!), friendly staff. Great breakfast. Quiet and super clean. Adorable dog Abby is a highlight. Give her pets whenever possible. Perfect spot for a couple before a show at SPAC and to explore downtown the next day! Would love to come back for a longer stay.

The room was very nice and the bed comfortable. I rented a room with a separate bathroom which wasn’t ideal. Next time I would ensure the bathroom is inside the room. Also, I would have liked the bottled water replenished each day. The breakfast was wonderful and the food in the restaurant/pub downstairs was excellent. Overall, a very enjoyable stay.

The b&b was very nice and welcoming. Room was was clean and cozy. Breakfast was amazing, especially those muffins! My only complaint is the room we were in was next to the lobby. Had I realized we would have chosen a different room. The bed was also very firm, so not the comfiest if you don’t like a firm bed.

Staff very friendly and responsive. Breakfast best I’ve ever eaten! I arrived at 2:30 so no one to check me in.. didn’t get the code to the inn so was locked out but they very quickly answered my call and it was rectified . Only suggestion maybe they should print out codes and alternative address if not the main in. Great stay will stay again

Stop searching and book the Springwater B&B now, before someone else takes your room at this gem in Saratoga Springs. As a single, female, solo traveler and former hospitality industry exec, I can’t say enough about this property. The Springwater B&B was spotless, beyond comfortable, and the food was amazing! They truly care, and it shows. It’s rare when I don’t want to leave, and I was actually sad on departure day. I will return.

From the moment I arrived I was greeted by Matt and Susan who were so welcoming and a delightful. They immediately informed me that my room was upgraded to a larger room with its own bathroom since It was a weekday stay and they had rooms available. I was delighted as I didn’t realize the room I originally booked was a shared bathroom which still looked lovely but this was exceptional. I stayed in the Blue Willow. The room and bathroom were both beautiful and perfectly decorated. The housekeeping was superb as both room, bedding and bathroom was immaculate. Breakfast was a delight and delicious, picking from their menu and the choices of dining all beautifully decorated and inviting. Staff was so unbelievably friendly, it felt like it was like I was with family. I have been raving to everyone and looking forward to my friends and family to stay when they come up to visit the area. Thank you again to Matthew, Lynn and Leslie. A perfect weekend destination. Matt , Lynn and Linda were excellent hosts; kind and helpful. The room was clean comfortable and well appointed.The location suited our plan to attend events in downtown Saratoga Springs! I’m highly. My wife and I highly recommend this wonderful B&B! BTW , breakfasts were so tasty with great coffee and tea selections!

Visited Saratoga Springs for a conference. Decided to stay in a B&B rather than a big hotel. I was so happy to find the Saratoga Springs B&B. My spouse joined me so we could enjoy evenings together. I stayed in the Empire room. Our room was spacious. I appreciated the soaking tub after a day of standing. It was a relaxing retreat. Walking to most restaurants took about 15 minutes. The tavern was also great for drinks. I had to be out most mornings so didn’t get to eat breakfast but they packed the most delicious muffins for us to take.

We thoroughly enjoyed our visit, the hosts are lovely, the room we stayed in was charming, and the location is great, just a block from the horse racing museum and horse practice track. The victorian homes up the street are beatiful to walk by. Breakfast was excellent. We will be staying here again when we venture up this way.

Beautiful room, amazing king bed, beautiful bathroom (loved the tub!), friendly staff. Great breakfast. Quiet and super clean. Adorable dog Abby is a highlight. Give her pets whenever possible. Perfect spot for a couple before a show at SPAC and to explore downtown the next day! Would love to come back for a longer stay.

The Springwater B&B was great, very clean, cozy and close to everything. The racetrack is across the street and so is the National Museum of Racing and Hall of Fame. Congress Park is a 7-10 minute walk and so are the nice restaurants. The breakfast was delicious, and I highly recommend.

Had such a wonderful stay at the Springwater B&B. Short walk to downtown with lots of museums, shops, and restaurants. The B&B is right across from the race track (we went out of season). The rooms and shared spaces were super cozy and the staff was friendly and helpful. Breakfast was an amazing home cooked meal each morning with fresh eggs and homemade muffins. Great experience for the price, 10/10 would recommend

We stayed in the suite the weekend before Christmas and had a fantastic time. The fireplace warmed up the whole suite in no time and offered lovely ambiance. The bathroom alone is worth it, with the deepest tub I've ever taken a long soak in. The breakfast was delicious and we opted to get it both mornings rather than trying for a table somewhere downtown. All together we had a cozier, more inclusive stay at half the price compared to a similar stay at The Adelphi on a previous holiday stay over. Highly recommended.

Lovely B&B in Saratoga Springs. Location is close to everything and the inn has lovely, comfortable rooms. We enjoyed the tavern on-site as well as the 5-star home-cooked breakfast of our choice. The staff was friendly and warm!! Would stay here again!

Charming Bed and Breakfast with wonderful Staff and decorated so beautifully. Such a cozy place to be on some cold wintry January nights. And the Brook Tavern (part of their property as well) is within easy walking distance and serves a great dinner!

The Springwater B&B is a notch above the rest. We stayed in the State Seal room and it was beautiful and well appointed - porch, gas fireplace, huge shower and jacuzzi tub, refrigerator and couch. The decorator details from the tiled bathroom to the black-out curtains to the lovely wood wainscoating and furniture made everything feel luxurious yet warm and comfortable. The breakfasts were delicious -- enough options to satisfy different tastes and care taken with every dish and presentation. I especially loved the homemade muffins with fresdh local tarragon garnish and the steelcut oats with a sugar crusted shell and berries, which I enjoyed seated on the porch both mornings. We mostly interacted with Leslie who was a delight. We highly recommend this B&B for anyone staying in or near Saratoga Springs.

I had an amazing vacation staying here. Everything was top shelf to me. Breakfast was wonderful, my room was thoughtfully appointed, the dinner at the Brook Tavern was delightful. Overall- I would stay here every time I travelled to Saratoga!
